1 Development Tracking Report First Quarter 215 Community Planning, Housing & Development January 1, 215 March 31, 215 Purpose The Development Tracking Report provides a summary of countywide residential and commercial development activity for the First Quarter of 215 (January 1, 215 March 31, 215). This report details development activity on a quarterly basis to examine trends that occur during the current quarter and compares these trends to previous quarters. Highlights 1,26 residential units were completed. This is the highest number of residential unit completions since the third quarter of 27 (1,45 units) and the fourth highest quarter since development tracking was initiated in 2. Of the total residential units completed, 97% were multifamily units and 89% were completed in the RosslynBallston Corridor. 1,164 residential units were approved by the County Board, the highest number since the second quarter of 27 (1,67 units). 74% of these were from two site plan projects: the Altaire and Gables. Rolfe St. 58 singlefamily homes were demolished. Measured by quarter, this is the highest number of singlefamily demolitions since development tracking was initiated in 2. 4 Development Tracking Report Third First Quarter Methodology Quarterly development tracking reports are generated from County staff reports, County Board minutes, and data on Certificate of Occupancy (CO) permits, building permits, and demolitions permits. The approval date is the date the project was approved by the County Board (byright projects will not have an approval date). The construction start date is based on the date the first building permit was approved for the project, and projects are classified as under construction when construction activity commences above grade. Completed projects are those where a CO has been issued. In general, a project is determined to be complete if a Master CO has been issued or if partial certificates of occupancy have been issued for at least 5% of the GFA or units in the project. In some cases, projects were determined to be complete or under construction based on site visits by Planning Division staff. Demolished projects are those where a Demolition permit has been issued. The projects contained in this report are only those that add or subtract new density (i.e., residential units, hotel rooms, or gross floor area) to current residential, hotel, office, retail and other space inventories in the County. Data Table Overview In addition to this summary, detailed tables showing completions, construction starts, approvals, and demolitions for residential units, office space, retail space, hotel rooms, and other space for the First Quarter 215 accompany this document. The attached tables are divided into four sections: and other Approved Projects Completed Projects Projects Under Construction Demolitions Each section separately reports Major Projects and Single Family Houses. Data are reported for each of Arlington s Major Planning Areas, Other Planning Areas, and other geographic areas. Major Planning Areas include Rosslyn, Courthouse, Clarendon, Virginia Square, Ballston, Crystal City, Pentagon City, and Columbia Pike. Other Planning Areas and other geographic areas include auck, Shirlington, East Falls Church, Lee Highway, and Four Mile Run.
