2 GUIDELINES FOR VISITORS Welcome to the 2nd Open Vancouver Heritage House Tour. Your ticket/guidebook allows a one-time entry to each home. There are more houses on tour then are possible to visit in one day. This guidebook will help you to select your favourites and plan your own itinerary for an enjoyable, personalized tour. We know that by choosing to participate in this event, you are someone who respects and values heritage homes. In order to ensure that the tour is successful and problem free, we ask you to adhere to the following guidelines: This guidebook is your ticket. For security reasons you will be asked to present this numbered guidebook as identification at the entrance to each house. Only ticket holders will be admitted. The houses are open for visiting from 10 a.m. to 4 p.m. only. Early birds and latecomers will not be admitted. Expect a line up outside some of the homes. A good Vancouver street map and careful route planning will greatly facilitate your day. A bicycle tour of selected houses led by former City Councillor Gordon Price will leave 1537 Matthews at 10:00. RSVP to the VHF at (604) Interior photography is prohibited. We regret the lack of handicap access. We suggest that young children are not suitable visitors and no strollers will be permitted. Please leave your pets at home. When parking, please be aware of the needs of neighbours and other tour participants. Do not block driveways or streets. If possible, arrange to car-pool with friends, as parking is limited. We suggest that you leave any parcels or big bags in your car or at home. No food, drink or smoking will be allowed on tour properties. When viewing gardens, please stay on pathways and do not pick flowers or take plant samples. You may be requested to remove your shoes or to don booties before entering the houses. Please keep the booties provided to you as your personal pair for the remainder of the tour. In the event of rain, please leave your umbrellas at the front door. Do not enter any rooms which have been roped off or which have closed doors. Avoid touching any furniture, art and household items. Note that washroom facilities are not provided in the houses. Please plan to make washroom stops in public facilities in the area. The organizers maintain the right to remove or refuse entry to any visitor who, in the unlikely event, refuses to adhere to these guidelines. Greetings from the Chair of the Vancouver Heritage Foundation The past year has been one of tremendous growth for the Vancouver Heritage Foundation. What a terrific way to begin my first year as chair of this very hard working and successful organization. With last June s Open Vancouver Heritage House Tour, the VHF organized the first heritage house tour in Vancouver. This year the Open Vancouver committee under the direction of Margot Keate-West has assembled a terrific range of houses for you to explore, inside and out. The volunteer support for this event is tremendous. Each of the docents and guides has given their time to help with this event. The homeowners have been so generous in opening their homes and showing us the fruits of their labours in restoring some of the city s most interesting heritage houses. For the first time, Open Vancouver goes modern with two important examples of the Vancouver s modern architectural legacy. Open Vancouver is just one of the programs the VHF offers. Our best known program, True Colours, is in its 6th season and we continue to benefit from the great collaboration with Benjamin Moore on Vancouver s historical colours. And the Restore It program has come into its own with many worthwhile building restoration projects ranging from roof repairs to the restoration of the concrete balustrades at Hycroft. Thinking of the long term sustainability of the Foundation, the board last year initiated an endowment campaign. By the end of 2003 the Founding Pillars campaign had exceeded our initial goal of $100,000 and with matching funds from the City of Vancouver we were able to make an initial deposit of $270,000 into our fund held at Vancouver Foundation. The VHF is well on its way to make the target of a $2 million endowment to assure the long range sustainability of the Foundation. Special thanks to Sally Warren for overseeing this campaign. Things are looking good for the upcoming year. Most of the credit for the success of the VHF goes to our executive director Diane Switzer and her assistant Elana Zysblat. Without them the Vancouver Heritage Foundation wouldn t be able to do so many rewarding things to support the conservation of Vancouver s built heritage. 3 ABOUT THE VANCOUVER HERITAGE FOUNDATION We all benefit when heritage buildings in our city are preserved. Old buildings pay tribute to our city s colourful history by telling the stories of the people and enterprises that built Vancouver. Our distinctive history as the outfitting centre for the Cariboo Gold Rush and the terminus of the CPR helps to set our beautiful city apart from other thriving west coast cities. The Vancouver Heritage Foundation is a young and exciting organization committed to preserving the city s heritage buildings because of the cultural, economic and tourist benefits that they bring to Vancouver. Over the last five years the Foundation has launched a series of new and innovative education, public awareness, fundraising and granting activities. Colour is a wonderful way to draw attention to heritage buildings which is why our flagship granting program, True Colours, has drawn international recognition. The unique program has painted the exterior of over 30 homes in their original and authentic Vancouver colour schemes and influenced the colour choices of hundreds of other homeowners. With a rising demand from Vancouver heritage homeowners for access to the distinctly Vancouver colour palette, the Foundation along with our corporate partner Benjamin Moore Co. & Limited, published the Historical Vancouver True Colours card of 35 brand new, born in Vancouver colours. The first of its kind in Canada, the paint colours bear names such as Pendrell Green, Strathcona Mahogany, Kitsilano Gold and Harris Cream, named after one of the original Grandview-Woodlands residents. The card is available in Benjamin Moore retailers at a cost of $1 with proceeds to benefit the Vancouver Heritage Foundation. Two years ago the Foundation introduced a second granting program, Restore It!, which helps homeowners fix up the exterior fabric of their houses through the repair of roofs, siding, windows, masonry and front porches. To date ten maintenance and restoration projects have benefited from this program. The newly restored Leslie Lane House sits nestled in the lane of the historic Mole Hill neighbourhood in Vancouver s West End. Once a turn of the century cottage in the alley behind Umberto s yellow house restaurant on Hornby Street, this house was donated to the Foundation, who then moved and restored the house into two strata units, which were sold as market housing. The project was a demonstration and fundraising project for the VHF. The Leslie Lane House once again sits in the lane in the shadow of larger Victorian house. These are just a few of the projects that the Foundation has undertaken in the last few years. To ensure the ongoing success of the programs of the VHF, the Foundation has embarked on an ambitious fundraising program to build up an endowment fund that will provide funding for heritage preservation projects into the future. In 2003 the following individuals launched the Heritage Conservation Endowment Fund held at the Vancouver Foundation. 4 Get to know your neighbourhood: STRATHCONA Get to know your neighbourhood: SHAUGHNESSY The neighbourhood of the lumberman and the mechanic, as the 1891 Williams Directory described it, took its name from the school named for Lord Strathcona, the president of the Canadian Pacific Railway. Ironically, this oldest of Vancouver s neighbourhoods was developed on land owned by the CPR s biggest competitor: the Vancouver Improvement Company, controlled by David and Isaac Oppenheimer. Houses began to appear soon after Vancouver s Great Fire of A typical lot cost $500. In 1891, the East End School opened at the corner of Jackson and Pender, the highest point of land in the neighbourhood, adding to the city s Central, West End and Mount Pleasant schools. On the surrounding streets, individual property owners, without the benefits of modern planning or zoning ideas, built a neighbourhood of homes, rooming houses, apartment buildings and grocery stores--sometimes two or more buildings to a 25 by 80 foot lot. This hodge-podge of buildings, occupied by a United Nations of races and cultures, came to be thought of as a slum that could be improved by rational planning. Visible in the neighbourhood today are the city s only examples of 1950s and 1960s urban renewal, in the Maclean Park and Raymur Park housing projects. In the late 1960s, the neighbourhood mobilized under the banner of SPOTA (the Strathcona Property Owners and Tenants Association) to fight further redevelopment which included a plan for a Vancouver freeway system, linking the TransCanada highway with a proposed tunnel under Burrard Inlet. Not only Strathcona, but Gastown and Chinatown, were to be largely demolished and renewed, but opposition from a broad-based coalition of citizens eventually convinced the federal government to withdraw its support. Subsequently, in 1972, the conservative city and provincial governments were defeated, ushering in Vancouver s modern era of relatively sensitive planning. John Atkin, Vancouver Walks, Steller Press In 1907, the CPR announced their intentions to develop the area to the south of 16th Ave. into an exclusive residential area for its directors and Vancouver s elite. Montreal Landscape Architect Frederick Todd was hired to lead the $2 million dollar project to lay out the streets along contour lines (contrary to the grid system imposed elsewhere in the city) and plant tree lined boulevards. Before lots went up for sale in the first development (defined by 16th, King Edward, Oak and Arbutus) roads were macadamized, and concrete sewers, sidewalks, and curbs were installed. When lots were released for purchase in 1909, hundreds of eager purchasers lined up along Hastings St. waiting for the opportunity to buy. The lots were large, and a covenant requiring owners to build a house in excess of $6000 was attached to the title (roughly six times the cost of the average house at the time). By 1914 nearly 250 households had been established in the area, which housed the majority of Vancouver s elite, most of who had come from the West End. In these early years, 80% of the area s residents were listed in the social register, and foreign nobility, musicians, writers and dignitaries were sought-after guests. A variety of architectural styles were built in these first few years; Tudor Revival, California Bungalows, Federal Colonial, Georgian, Spanish Revival, and Arts & Crafts homes were all built surrounded by gracious landscaping. The depression hit hard in the area where many homes were lost to the Bank or sold for a fraction of their previous value. Nicknames for the area at this time included Mortgage Heights and Poverty Hill. Lost fortunes and the added pressure of wartime housing shortages meant that many of the largest houses were divided into rooming houses towards the end of WWII. Large properties were subdivided and smaller infill buildings added. Residents were quick to encourage the conversion of these homes back to single-family use, and concern for the future of First Shaughnessy led to the creation of an Advisory Design Panel that adjudicates proposals for alterations or new construction. First Shaughnessy now operates under its own zoning. It is the only residential Heritage Character Area identified by the City of Vancouver and thus an Official Development Plan and Design Guidelines were enacted in 1982 in order to preserve the area s pre-1940 character. With the success of First Shaughnessy behind them, the CPR continued its expansion southward toward 37th where Second Shaughnessy was completed in Lifestyles and social norms had changed with the war and the depression, and the houses in this area were more modest. Suffrage, education and opportunities for women outside of the home had a considerable impact on household structure and architecture accordingly. House sizes and configurations changed considerably during this period, as wealthy families learned to live without the domestic help that they had enjoyed in previous years. The CPR s involvement in the neighbourhood was completed when Third Shaughnessy bound by 37th, 41st, Oak and Maple was established beginning in 1926.

5 Get to know your neighbourhood: SOUTHLANDS & POINT GREY Get to Know your architecture: THE MODERNIST ERA The flats at the mouth of the Fraser River, long home to the X muzk i um (Musqueam) band of the Salishan First Nation, attracted new settlers in the aftermath of BC s Cariboo gold rush in the early 1860s. They were farmers, their market being upriver at the colonial capital, New Westminster; Vancouver, child of the railway, did not exist until two decades later. Southlands, the name now applied to the area, was W.H. Malkin s rural estate between Marine Drive and 43rd Avenue west of Balaclava Street. The early farmers included brothers Fitzgerald and Samuel McCleery, whose properties became McCleery and Marine Drive golf courses, and Henry Mole, whose farm became Point Grey golf course. Between these properties, on the old Hugh Magee farm, a landscape of small orchards, nurseries and truck gardens developed in the 1920s as the larger farms were taxed out of existence by the City. The old apple orchard underplanted with daffodils at 51st and Balaclava is a last remnant of those years; the Irwin family in the 1920s sold flowers in the spring and fruit in the fall to local greengrocers. Although long considered a dank and foggy place, Southlands began to become fashionable in the 1970s, its agricultural zoning allowing riding stables and equestrian facilities at a time when rural land elsewhere in the Lower Mainland had become suburban. Expensive estate houses soon followed. By comparison with Southlands, West Point Grey has little rural past and developed due to the extension of streetcar lines from Kitsilano in However, its grand estates from the early years have survived: Cecil Green Park at UBC, Aberthau at 2nd and Trimble, and Brock House at Jericho Beach. Early suburban houses were mostly in the Craftsman style on 50-foot lots. VANCOUVER S MODERNIST LEGACY Vancouver and the lower mainland is rich with houses of the modernist era. The Modern Movement in architecture started in Europe in the late 1920 s and was made popular in North America with the International Style show at the Museum of Modern Art in New York City in Variations on this new modern architecture, clean lines, flat roofs, strip windows, lack of decoration, was the focus of the work of the Bauhaus in Germany until the beginning of World War Two when many of its chief exponents among them, Marcel Breuer and Mies Van der Rohe fled to the United States. Meanwhile the Nordic Countries quietly developed a modernist sensibility through the work of Arne Jacobsen and Alvar Aalto, whose buildings and especially furniture remain classic of 20th century design to this day. In Canada, the West Coast was fertile ground for the European influences - much brought back by architects from post war Europe, but also from south of the border in the works of Frank Lloyd Wright, Rudolph Schindler, Richard Neutra as ones in Portland and Seattle. The West Coast style of modernism as it became know in BC also had strong Japanese influences. Indoor-outdoor living, large expanses of glass, response to the site s terrain, natural materials and clean simple forms were hallmarks of the new kind of residential form, made popular in publications like Western Homes and Living. In the late 1980 s with the loss of the several important works of the mid- 20th century, the City of Vancouver established a list of Recent Landmarks - buildings of the post WWII era - as part of the Heritage Register. Several of them are residential buildings. West Vancouver and North Vancouver also have comprehensive inventories of modernist buildings. In 1997, a local working party of DOCOMOMO International, the NGO based in Paris which oversees conservation and documentation of modernist sites around the word, was established. With the assistance of the BC Millennium Fund and the Vancouver Heritage Foundation, DOCOMOMO.BC created a heritage-award winning CD-ROM, BC.MOMO which includes a representative survey of modernist building and sites in the province, including the Gardner Residence, which is on the Open Vancouver Heritage House Tour this year.

STRATHCONA no. 1 2 Simple Row House, 1909 Architect, Unknown Vancouver Heritage Register; C 742 JACKSON AVENUE This is a simple 3-storey unit in a row house typical of turn of the century workers rental accommodation. Although rare in other parts of the city, row houses of this style were common to Vancouver s earliest neighbourhoods and various examples can be found throughout Strathcona. The existing structure was originally built around 1908 and housed tenants of British origin who over time were replaced by Jewish, Sicilian, Russian, Japanese and then Chinese immigrants. Interestingly, although Jackson Avenue features a dense and wide-ranging collection of significant heritage buildings (18 listed heritage buildings in just 8 blocks), it borders to the East with a very different example of unflattering urban renewal, McLean Park, an area of small-scale apartment blocks developed in the 1960 s. This development was originally the site of a city park named after the City s first mayor and was mentioned several times in Wayson Choy s novels The Jade Peony and Paper Shadows. McLean Park was re-located within the neighbourhood, now fitting between the 700 blocks of East Georgia and Keefer. During the recent restoration of the 5 independent units many original features were maintained, such as the fir flooring, wood windows and a large part of the interior mouldings (crowns, baseboards and plinths). Early wear-lines can still be observed on original portions of the stair treads. Other original features found in the units during the restoration project were unsuitable for preservation, such as the single light fixture at the centre of each room s ceiling, operated by a red pull cord that extended conveniently across and down the wall to be accessible from the tenant s bed. Additionally, the original shared basement, which was a low, long hall stretching from one side of the row house to the other at only 4.5 feet high, was raised and divided into separate and liveable rooms. 728 JACKSON AVENUE Pioneer Style, 1895 Architect, Unknown Vancouver Heritage Register; B Built in 1895 in the Pioneer Style, this small detached house was recently restored along with its neighbouring row house, (see 742 Jackson also open on the tour). The house was first occupied by Arthur Hortin, an engineer with the first of three CPR Hotel Vancouver buildings that have been built in the city. Following Mr. Hortin, John Cairns, a shingle weaver, moved in in 1906 followed by various immigrant families beginning in 1917 with an Italian family followed by numerous Asian families who lived in the house right up until The house is an example of balloon frame construction, a system developed in America in the 1830s where all vertical structural elements of the load bearing walls consist of studs that extend the full height of the building. This system of framing contrasts with platform framing, common in Europe, in which each floor is framed separately. Balloon frame construction, together with commercially available lumber in uniform sizes and mass-produced nails, made possible the construction of inexpensive homes in shapes not previously possible. The newly restored house retains its original cedar doors and moldings and fir floors. Noteworthy are the corner, decorative baseboard moldings. McGillivray, Builder Vancouver Heritage Register; C It takes courage for a young couple to buy a 96-year-old house in an old part of town and in need of lots of TLC. Painting over red and dark brown walls and flakey metallic gold ceilings, or hammering apart, prying up and grinding down layers of flooring materials, especially when sanding the tar-like mastik floor glue in the all black kitchen causes melting and a frightening stink, has to have been a labour of love. But love it was and it shows! The genetic simplicity of this Edwardian home has been captured in the present tense. Dark corners have been lit up by sunshine yellows, and a minimalist approach to finishes and furnishings reveals the excellent bone structure of this charming house. The curved woodwork surrounding interior doors and windows suggest that the builder, a lumber contractor named Cyrus W. McGillivray, put his personal stamp on the house even though, from the exterior, it appears to have siblings elsewhere in the neighbourhood. For some years prior to last summer, when it fell afoul of City Hall, 623 East Pender had been a 9-bed hotel. The hoteliers had made a superficial effort to restore certain exterior elements of the house, and had added a gas fireplace to the living room - strangely enough, McGillivray had not installed a fireplace. Nor had he put more than one electrical plug in the main rooms, so that the present owners TV and sound equipment are plugged into the nearby bathroom. But, fortunately for heritage and the present owners, many original Edwardian details have survived the nearly ten decades the house has been standing, including ceiling light fixtures, copper curtainrail brackets, window headings, leaded glass interior doors, original fir floors, and a handsome front door with side panels. As you climb the stairs, look out the landing window and you may be able to see the very large resident eagle perched atop the cross on the steeple of nearby. And watch for small lions and tigers - this house has five of them! 623 EAST PENDER AVENUE 817 EAST GEORGIA STREET Victorian, 1900 Architect, Unknown Isaac Churchill, carpenter, First Owner In this fin-de-siècle dwelling, the exterior s bold primary colours hint at the boldly creative renovation inside. The owners, veterans of nine previous renovation projects, gave new life to the original elements of the house by repairing, restoring, and re-inventing. The new kitchen set off by red cabinets and yellowlinoleum, chrome-edged countertops marks this as a contemporary dwelling. They recycled the original bead-board interior wall panelling into the ceilings of both the existing front porch and newly installed covered rear porch; and the original kitchen cabinets into a custom bedroom stereo-system cabinet. Here and there, personal touches link the eras together, such as the vintage 1950 s Coca-Cola posters salvaged from one of the owners previous renovation. Throughout the house, the owners retained, enhanced or replaced the original architectural details. The exterior lotus-leaf brackets are the original fixtures; the interior rosette mouldings and plinths are a mixture of original and brand-new handcast ones to match; the front-porch balustrades were resurrected from under the house, where they had been languishing for years. The house was likely designed and constructed by Isaac Churchill, a carpenter and the home s first owner and resident. Since then, it has been owned and occupied by a succession of immigrant labourers reflecting Vancouver s expanding ethnic demographic: mariner James Baker, baker Thomas Baxter, an unidentified Chinese labourer, barber Alfred Ellis, music teacher Charles Spatari, janitor Dominic Graziano and others. Today s new owners overhauled the mechanical, plumbing and electrical systems. Also new is a vaulted ceiling and an eight-foot basement generated by digging down four feet and also raising the house by three feet. On the outside, original and contemporary are clearly demarcated by colour, with the original house portion painted yellow and the new four-foot lower portion painted green. The rear garden evokes a tropical oasis, with its palm trees, ferns, an open cabana-style garage and terraced pond inspired by Balinese rice paddies. The patio surfacing is made of acid etched concrete and the yard is fittingly surrounded by bamboo fencing. Cotton, First Owner Vancouver Heritage Register; B Miles P.Cotton Esq., owner of the firm that had cleared and developed First Shaughnessy for the CPR, built this house for himself in The house stands across the street from the South West corner of Granville and Matthews where the rock and gravel bunkers that were the center of Cotton & Co. s Shaughnessy operations once stood. Upon close inspection, it is possible to see that the main floor of 1537 Matthews is comprised of a variety of different rocks, some local, others from afar. It is thought that the CPR loaded the rubble created by blasting in the Rockies and carried it on to Vancouver for use in project centers such as The Bunkers. It is more than likely that this accounts for the geological mix present on the house, and is a testament to the level of influence that the CPR had on the development of this neighbourhood. While the house has not been attributed to any specific architect, it is interesting to note that the magnificent front hall bears a striking resemblance to two of Samuel Maclure s designs in Victoria. It is believed that sometime shortly before WWII the home was sold and converted into a rooming house. Having recently fled from the threat of war in Austria, John G. Prentice and his brother in law Poldi Bentley rented rooms, and gradually took over the whole house, as their growing business Pacific Veneer Products (later known as Canadian Forest Products) would allow. In 1939 Prentice purchased the house outright, and in the 1950 s the basement rec room was finished in an incredible showcase of Canfor s products. The house has seen minor changes since it was built, the largest renovation being the replacement on the west façade of a single storey, open granite porch (which originally balanced the porte cochere on the east side) with an indoor swimming pool addition by Arthur Erickson in The house has been lovingly cared for since this time, but the bedroom floors remain concealed under carpet as they bear evidence of the damage sustained when the house was suite-ed in the 1930 s. It is sad to note that the house was originally one of a pair; an exact match once stood across the street at 1538 Matthews. Unfortunately, 1538 Matthews was demolished in the 1960 s to facilitate subdivision of the property WEST 33rd. AVENUE Tudor Revival, 1930 Elvin family, First Owner By 1930, when this house was built, the Shaughnessy area was established as an enclave for the rich and prosperous. The quiet tree-lined streets, away from the mercantile bustle of the city, harboured houses set in large gardens, all designed to reflect the affluence of their owners West 33rd. Avenue was built for the Elvin family. Mrs Elvin was a member of the Foster family that ran a successful furrier business in Vancouver. Designed in the Tudor Revival style, the house was by both architectural design and location, evocative of the Garden City Suburbs that had been developed in England at the beginning of the century by architects such as Webb and Shaw. The Tudor Revival style, seen on many other contemporary houses in the area, was loosely based on the domestic English Tudor style of architecture. Typical elements evident on the house included asymmetrical massing, steeply pitched and gable roofs with narrow eaves and bargeboards, false half-timbering on the upper exterior walls and stucco cladding. Windows were leaded, and doorway entrances were set within a Tudor-type arch. Mrs Elvin lived in the house until Luckily, the current owners have protected its architectural integrity, hence much of the interior remains original, including the dark-stained oak woodwork, fittings, bathroom fixtures and some original furniture. The impressive double-height drawing room boasts an oak hammer beam roof, massive leaded window and huge brick fireplace. On the walls of the dining room and the drawing room still hang an array of taxidermy birds. The work of Dr Elvin, they stand against painted backdrops, protected by convex glass especially blown in Vienna. In the basement, is a secret room in which walls, floor and ceiling are made of concrete. It was accessed only by removing two of the basement stairs. A safe built into the concrete foundation remains. Apparently, it was intended that furs and valuables were to be safely stored in this secret space. The reception rooms suggest it was a house built for entertaining, but it was also a house built for family enjoyment. Today, the present occupants, only the second family to live in the house, do just that! Tucker, First Owner Vancouver Heritage Register; A The imposing home at the corner of Angus Dr. and Matthews Ave. was the first commission in the newly developed Shaughnessy Heights for renowned local architects Samuel Maclure and Cecil Crocker Fox. Maclure, who held the distinction of being the first Caucasian baby born in British Columbia, was selftrained as an architect. In his Vancouver office, Maclure was joined by Fox, who had been formally trained in England, and had apprenticed with renowned Arts and Crafts architect C.F.A. Voysey. This house is an excellent example of the way in which the two men complimented each other, and is one of the finest examples of the Tudor Revival style in Vancouver. J. E. Tucker, a Texan by birth and the president of Vancouver Lumber Co. was the original owner of the home, which was completed in By this time however, Tucker had begun construction of an Arts & Crafts mansion on Millionaire s Row at 2280 Southwest Marine Dr. Whether it was land speculation or just preference, we do not know, but in 1914 Tucker sold the house on Angus to John Hendry, the president of BC s first large lumber conglomerate. Although he only lived here for one year before his death, the house is still known by Hendry s name, as he was the most prominent of the early owners. Shortly after purchasing the house, Hendry commissioned Maclure & Fox to make some alterations or repairs. Aside from redecorating schemes, the major alterations since that time have been the removal of a service elevator and chimney adjacent to the kitchen, and reconfiguration of the kitchen walls. A climb to the top floor reveals the workings of the original elevator and a descent to the basement will find the original elevator car intact. The coach house, which survives to the west, was originally built to house carriages, automobiles and staff but was large enough to permit conversion into a single-family property in the 1970 s. At this time, the driveway that had continued under the porte-cochere and westward across the property was re-routed and a secondary garage was built in the southeast corner of the lot, which explains the unusual clustering of the buildings. Lodge Style/Craftsman, 1913 Richard Perry & Charles Fowler, Architect Mr. J. F. J. Cashman, First Owner Vancouver Heritage Register; A Built in 1913 by an American contractor, Mr. J.F.J. Cashman for his bride, from logs cut in Half Moon Bay, barged to the beach at Spanish Banks and then dragged by horse up to 2nd Avenue, this Craftsman house is a rare Vancouver example of log construction. Lumberman Tom Murphy, sold the logs, which were originally intended to be telephone poles, to Mr. Cashman. Mr. Murphy then moved to Vancouver to become the contractor for the project designed by architects, Richard Perry and Charles Fowler. The hand-carved mahogany four-poster bed and oak dining room suite brought from Boston by the bride are still in use by the current owner who has lived in the house for 54 years after buying the house from an aging Mr. Cashman for $16,000. The chimneys and the facing of the foundation are built of rounded river stones brought by boat and sled from North Vancouver s Capilano River, and the river stones as well as the original hot water heating system, the rusting iron entrance gate and the garden full of rhododendrons, wisteria and Gravenstein apple trees for pies and wine, remain as enchanting as ever Sitting on a large property overlooking Burrard Inlet, the beautiful garden which has been immortalized in Cornelia Oberlander s Old Garden s of Canada, includes reputably the oldest Wisteria in the city. The sensitively built garage in the back garden was designed by well known Vancouver architect, Fred Hollingsworth. Exploring the interior of this unique residence offers a glimpse into the extraordinary world of the homeowner and artist, whose journeys are memorialized throughout the house in the form of surprising objects, exotic treasures and a personal art collection. The eccentric rooms give shelter to a significant compilation of ceramic vessels varying from works by local artists such as Wayne Ngan and Don Hutchison to 2nd millennium BC archeological samples. Throughout the hallways and in unexpected corners, one may encounter prints by Bill Reid personally dedicated to the homeowner s family, antique Asian tapestries, batiks, woodcarvings and other rare treats, which all add to the rich and colourful story of this log home. Gardner, First Owner Vancouver Heritage Register; A 3152 WEST 49th AVENUE KENNETH GARDNER RESIDENCE Not only is the Gardner residence a landmark of modern residential architecture, it has the distinction of being the first heritage-designated residential recent landmark in Vancouver. Because of the flood plain conditions of Southlands, the semi-rural lands near the Fraser River, Gardner designed his own house to have the living level raised up - literally - to the second floor; there is no basement. He specified a type of concrete construction called lift-slab where the main floor, second floor and roof, all of slabs of concrete were poured one atop the other, then hoisted in place with hydraulic motors at each of the eight steel support columns. Blank brick walls give privacy to the north and west street facades, while the south and east wall open to the views and sun. It is probably the only lift slab residence in Canada. The Gardner residence won an AIBC honour award for architecture in 1960 and was featured on the cover of Western Homes and Living in June Gardner s wife Cynthia was an artist - a student of Jack Shadbolt - who used the main floor room as her studio. In 1962 Gardner, of South African origin, moved to the Barbados 3178 WEST 49th AVENUE BELNEY BARN Norman Barn with Anglo influences Built originally in 1640 in England Most old buildings in Britain are now heritage-listed. They cannot be altered, let alone dismantled and shipped to Canada. But because of bomb damage in the Second World War, the massive hay barn from the back basin of Portsmouth that became this Vancouver home was taken down in the 1950 s and sold to an shopping centre developer from Iowa. When the deal fell through, it went into storage and there it stayed until Larry Killam found it in Felixstone, near the mouth of the Thames. The natural contours of the enormous first-growth oak trunks and boughs from which it was made in 1640 draw one back to a slower time when everything was made by hand. Originally the barn would have been erected near huge standing oaks, which would have served as cranes. Though it stood in southern England, the barn s Norman heritage is revealed in the steeply pitched, double-hipped roof and its rare, double-aisled construction that affords many more design possibilities than the more common single aisle. In Vancouver the barn s new home was the flood plain of Southlands. The original sawdust fill had to be dug out of the future site and replaced with Fraser River sand. While the sand settled, the dismantled barn cured in a bath of lime. Then over a period of several months the old wormwood was scraped off in order to preserve the ancient oak timbers. no. 10 SOUTHLANDS The Killam residence, with its reconstructed timber frame barn, sits to the south of the original Gardner property. The barn is also on this year s tour. Finally, with the help of a giant modern crane and a diagram showing which numbered timber went where, concrete footings were poured and the barn was nerve-wrackingly re-erected using the original mortise and tenons and pegs. A French limestone floor, 200-year-old terra-cotta tiles, antique stone fireplaces, ancient Provencal doors, and an Elizabethan staircase from Cornwall complete the cathedrallike setting. Since the site itself was an old nursery, mature specimen trees anchor the garden and the moat-like pond, in which the house seems to float, connecting to the heritage of another world. 12 no. 11 MODERN Modern, 1956 Arthur S. Read, Architect Zlotnik family, First Owner 2664 EDGAR CRESCENT This is a remarkable house! Built in 1956, its architectural design was unconventional for the time. Now, almost fifty years later, this house continues to make an architectural statement. At the time the house was built, the area was being opened up for development by the city of Vancouver. The design by Arthur S. Read, a city planner and architect, articulated the principles being applied to architectural design in this post World War II period. It was considered to be a time of new beginnings and progressive attitudes that not only reflected a modern and fresh approach to life, but that also incorporated the latest in structural techniques and materials. BENWELL AD Designed for the Zlotnik family, the house took advantage of both the sloping lot and the spectacular city and mountain views. With its flat plane surfaces and horizontal bands of windows, the exterior rejected traditional dense brick constructions but, instead, reflected the prime architectural symbol of modern architecture - the geometric open box. It was modernism translated into middle-class convention, designed for a harmonious family life. Through large window areas, the outdoor space was integrated into the interior. Inside, the L-shaped open plan of the main floor provided a comfortable background for family life. Bedrooms for the six Zlotnik children were on the floor above, with space for recreation on the lower entry level. A wing extending into the garden area was the private space for the parents. Designed for efficiency, order and ease of family life, the interiors were clean and simple, with built-in cabinets and cupboards to avoid clutter, in order to create an environment that was one of both economic efficiency and domestic sensibility. The current owners are the fourth family to live in the house. They have sympathetically restored the interior and the gardens so that this twenty-first century family enjoys a home that is comfortable and timeless, a house that continues to reflect so many of the principles that remain part of architectural designs for the present day.
