4 Mahindra Luminaire, Gurgaon Client: Mahindra Lifespaces Status: Under Construction Size: 14,00,000 sq ft 8 acres Luxury Residential development in NCR: The project is a premium segment upmarket development of residential apartments in Sector 59, Gurgaon with all elements echoing evolved lifestyles and tastes. The design was set up based on a) climate and b) surrounding views. With Gurgaon sitting in a composite climate, the idea was to create a controlled environment that would maximize opportunity to interact with the outside. Planning and Morphology: Units are a mix of 3 bhk, 4 bhk and penthouses, all being corner apartments with a wraparound verandah that is free of FAR, ensuring views in two directions. Each apartment is accessed by a unique private lobby, with its own courtyard security, redefining luxury in India. Besides providing shading and rain protection, the verandahs magnify the living space and really bring the outdoors in. By doing a 30 storey tower, the entire site is liberated, thereby broadening access to a tremendous amount of landscape in which the club is set. Passive Strategy: The prominent wind direction is from West - North West. During the monsoons, high humidity winds blow from the south-east. Natural ventilation due to the dual-aspect windows mitigates the effect of these winds. A microclimate is created on site with shaded areas to encourage outdoor activities. 8 Mahindra Windchimes, Bengaluru Client: Mahindra Lifespaces Status: Under Construction Size: 14,00,000 sq ft 6 acres Vastu Compliant Apartments in Bengaluru: Bengaluru as a city and its people are extremely conscious about Vastu, ancient science of architecture and construction in India. Within last years, India especially Bengaluru has seen an unprecedented popularity of Vastu. So we realized while doing his project, that come what may, one will have to follow these vastu regulations. It s easy when it s done on a house that has all four sides open but in a project like this, following vastu in apartment buildings which are mirroring and doing all sort of things, is a tremendous challenge. Series of Open Spaces: One thing that we did do was to treat the entire space as a recreational space. So at the base of the site, we wanted it to not feel like buildings on site but more like series of open spaces, courtyard conducive to recreational activities so we used the entire 5 acres to do that. We began looking at the landscape design of our project. We used the green cover trees lines to cut off the views to the residential development on the top. And within the 5 meters distance at the base, all one really sees is the landscape. Using a series of courtyards we made sure that no one sees this as condo complex. Though we have a typical condo apartment, we created a very large outdoor deck which acts as the multifunctional outdoor space, which can be used as an outdoor bedroom, as an outdoor bar, outdoor study and hanging out place. morphogenesis. residential

10 Residential Complex in ITC Mixed-Use Complex, Kolkata Client: ITC Status: Under Construction Size: 3,50,000 sq ft 3.5 acres Location, Context and Brief: This project site sits on the periphery of Kolkata in an area which is being developed to deal with the pressures of the highly dense and urbanized city. The Campus includes various components- Hotel and Convention Centre, Residential, Offices, IT Park & Knowledge Centre. Design inspiration: Kolkata has a very strong cultural heritage: the Bengali script is very rich, art, tradition of sculpture to date remain vibrant components of Bengali culture. One of the primary decisions taken very early on was to use the Bengali cultural context as the primary guiding principle of design. Environmental Analysis: The extremely warm and humid climate is the key issue in Kolkata. A thorough climate analysis, particularly around wind-flows, defined the generation of our own microclimate on the site using passive mechanisms. With the predominant wind direction being northsouth, it defined the location of the pedestrian spine running through the middle of the 17 acre mixed-use site. This central spine is the primary source of interaction between various components of this highly permeable site. 12 The Arthah, Ghaziabad Client: Thapar Builders Status: Under Construction Size: 2,50,000 sq ft 1 acre Optimum Built Area: The client brief as provided, clearly stated the maximum built-up allowed to be constructed on site. A single tower rising upto 103 mts. with individual lobbies on ground floor serves 21 storeys of housing apartments, whilst 4 storeys of Studio apartments separately stand in the middle of the landscape on a thin linear site. Internal roads on both sides of the tower provides entry and exit to two basements which are dedicated to parking and part stack parking and services. Natural Light and Ventilation as determinants for Unit Design: Residential apartments have been designed with large fenestration for light and ventilation. The vertical fins on the tower act as a shading device for controlling direct sun into the rooms. Four 3 BHK units to a core as residential apartments with servant room and toilet is designed from a functional aspect. The Top four storeys have been provided with a function of studio apartments - 12 to a floor accessed by separate lobby. morphogenesis. residential

16 Mahindra Vivante, Mumbai Client: Mahindra Lifespaces Status: Under Construction Size: 4,50,000 sq ft 2.9 acres Building in a tight urban context: Situated in the crowded surrounding of Andheri East, the proposed high end apartment tower complex posed unique challenges of response to the local environmental conditions and to achieve efficiency, while restricting the irregularity of the site. The site is flanked by the Andheri Kurla road to the south and the Western Express highway on the west. Morphology within an irregular Site: The project brief requirements were to be fulfilled on the available site by dividing into two irregular plots through the proposed road. The built spaces within the two plots that were thus formed were further divided and optimized as per the land available. 4 residential towers were distributed with two each on the western and eastern plots. Optimising Climatic conditions: The climatic conditions, that are prevailing, also influenced the morphology of the project; the wind direction of South-West to North-East was instrumental in carving off niches or buffer spaces in the building block to form wind catching fins which increase the level of natural ventilation within the structure. Also, as these fins face south, they are kept intentionally blank to prevent solar infiltration and in doing so, they also provide a unique identity to the built form by creating a distinctive Jaali façade devoid of any fenestrations. 17 Adani Elysium, Shantigram, Ahmedabad Client: Adani Group Status: Under Construction Size: 33,00,000 sq ft 18.2 acres Part of a Large Intgerated Township in Ahmedabad: Proposed on 614 acres of land with residential, commercial, office, hospitality and recreational facilities, the Shantigram Township aims to develop as one of the largest integrated township developments of Ahmedabad. The designed master-plan proposal for high-rise group housing in Pocket R1, Shantigram is one of the components of this scheme. The eastern length is abutted by affordable housing structures and an electric substation. Morphology to encourage Community living: The residential towers are designed as interconnected T-shaped modules on the site. These T-shaped tower units are combined to create various horizontal and vertical tower configurations in plan. The same tower block is used repeatedly across the site to economize construction costs. Every tower has designated drop-off and pick-up areas with individual entrance lobbies that also act as communal spaces. Phased Construction to optimize costs: The building clusters on site are organized in a manner that allows the construction on site to be realized in three phases. The basement similarly is designed accordingly with phase gaps to enable this three-phase construction. Link roads would be accommodated between basements to connect them. 20 Aanandvilas, Faridabad Client: Puri Construction Status: Under construction Size: 15,07,000 sq ft 12 acres Redefining Urban Residential Developments: An upcoming development in the National Capital Region, Aanandvilas presents a distinctive array of apartments that respond well to the environment. Landscape as a determinant of design morphology: Unlike a typical residential perimeter that lays emphasis on one centralized green space with the building blocks surrounding it, the intent here was based on providing easy access to the landscape from every apartment floor, so that no occupant is more than 4-5 floors away from a green space. The design is customized to create a more usable landscape, even if is in small parts, so that the land does not transpire to be unutilized. Planning as per Environmental Strategy: The buildings are arranged on linear strips of land oriented towards the North-West in order to reduce the solar heat gain, and are separated by large green spaces that have been employed with social activities such as Yoga Gardens, Swimming Pool, Tot Lots, and Play Areas, etc. The two tall blocks are linked via a central core at the terrace level of the lower block with a planted roof landscape that provides an additional green terrace area for the building inhabitants. morphogenesis. residential

23 Winter Hills, Gurgaon Client: Umang Group Status: Under construction Size: 18,60,000 sq ft 16.5 acres Redefining Urban Housing Typology: Situated within the context of an upcoming suburb of Delhi, in the vicinity of many other residential developments, the project seeks to redefine the urban housing typology in contemporary suburbia. The 16.5 Acre site is located just off the main National Highway NH8, connects NCR to other states and hence offers high visibility. Prime views are hence created along this segment of the site with premium 4 bedroom apartments and condominiums. Spatial Planning determined by Site Form: Being portioned in three unequal parts, the site form dictated the spatial planning of the residential components. The three parts contain iconic, premium condominiums/4bedroom apartments, 2-3 bedroom apartment towers and an EWS component as well. The key underlying feature of the development is the green terrace gardens that are created at intermediate levels with common access from the towers. These serve as breakout spaces as well as provide the towers with visual connectivity. Common Greens and Breakout Spaces: The central tower is lowered down to create a common landscaped green terrace in the tower with 3 bed room apartments where as in the other tower, a triple height common landscaped terrace is created at the G+10 level. morphogenesis. residential

25 Marble Arch, Chandigarh Client: Uppal Housing Status: Built Size: 4,30,000 sq ft 5.4 acres Context: A housing development located in Chandigarh on a 5.4 acre site along the periphery of the city. The project s objective is to develop a new prototype for housing in Chandigarh as an entity to address issues of liveability, spatial configuration, environmental and social issues, while shifting away from the archetypal morphology of high specification residential modules and equipment crammed into an undersized apartment. Redefining the model for Urban Residential Developments: The client brief called for the generation of maximum built-up area for residential accommodation within the imposed controls of 1.5 FAR with 40% ground coverage and most importantly to be able to stay within the height limit of 50 feet. The challenge was to be able to establish a model which would achieve the high FAR requirements and yet construct an environment that is crucial for a residential development within the development controls of ground coverage and height. 29 Presidential Towers, Lucknow Client: Rohtas Status: Built Size: 7,00,000 sq ft 5 acres Integrated Commercial & Residential Development: The main determinant of the morphology of this project was this very site condition; it helped provide an opportunity for the building to be placed centrally instead of a perimeter block. This also resulted in the creation of four large quadrants which further provided the opportunity for defining different uses in these areas. Solar Analysis as a Determinant of Spatial Organization: One of the other determinants was the incorporation of a commercial block which required the residential/commercial movement to be segregated. The detailed solar study analysis helped in the formulation of usage of these quadrants; the one in shade during afternoons was selected for the children s play areas and the one that received winter evening sun was chosen for the swimming pool. Another quadrant was chosen for the main recreational garden and the fourth for an elevated activity area. Expression of Morphology on Facade: A playful, random placement of these on the elevation results in a unique apartment block which allows for the expression of the small individual components of housing but controlled in a larger urban framework. 31 The Residency- Affordable Housing, Siliguri Client: Ambuja Neotia & Luxmi Township Status: Built Size: 5,27,000 sq ft 10.5 acres Community Residential Development: The Residency is group housing located at the entrance to the township, straddling the southeast plateau edge of the site. It is developed on a site of approximately 10.5 acres with a total of about 450 units housing over 2000 people. Innovating the typology to build community character: The housing developed is of two types; a medium-rise strip that sits on the edge of the plateau and a low-rise court-cluster formation covering the rest of the site. This offers multiple choices for the design of the apartments, to optimize the views available, and create through design multiplicity in community character, relationship with ground and apartment sizing. Both types of apartments have possibilities of single bedroom, two bedrooms, three bedrooms and four bedrooms units (single floor and duplex variations) ranging in area from 750 sqft to 3000 sqft. Landscaped Areas to connect the Inhabitants to Nature: A series of landscaped green reserves weave through the housing culminating in a large open green area situated at the eastern edge of the site. A small club with recreational facilities is proposed at this end. The access to the housing blocks has been kept extremely simple to achieve easy identification. morphogenesis. residential

33 Aurora Vista Heights, Coimbatore Client: True Value Homes Status: Phase I- Built Phase-II- Under Construction Size: 24,75,000 sq ft 17.5 acres Tower Development in Consolidated Green: The proposed residential development is a part of the TVH Kovai centre consisting of high-rise residential towers, a shopping mall and villas. The site planning strategy leads to the placement of towers in a manner that creates green pockets in lieu of a consolidated green which helps in avoiding the towers overlooking into each other. Cluster Units defined by Central core: Each cluster is defined by a central core around which the four units are located, each of which has an individual balcony. Environmental analysis help to define the placement of the parks, play areas and recreational areas is done as per time of use, function and shade requirements. Environmental Analysis to provide optimum daylight: Openable windows and jaalis take care of natural ventilation whereas larger fenestrations and a glazed façade optimize natural light. Structural Design as a determinant of the Facade: Façade design was informed by factors such as natural lighting, sun shading, natural ventilation and rain protection. A basic frame in concrete was devised to highlight the balconies and a parapet in wood/steel was then formed around the balcony. These two layers were then combined to form a single entity. A third layer was added in the form of coloured walls to add drama to the façade and highlight the sub frame. morphogenesis. residential

36 Gran Carmen, Bengaluru Client: Piramal Fund Management Status: Under construction Size: 6,00,000 sq ft 14 acres Built form as a result of climatic concerns: The Gran Carmen, Bengaluru, is a villa development located in Bengaluru on a 14 acre site in the outskirts of the city. The project s objective is to develop a new prototype for villas in Bengaluru as an entity to address issues of liveability, spatial configuration, environmental and social issues. The built form and morphology has been derived as a result of climatic studies, which have helped in the detailing of the building skin and the landscape, which is a crucial part of the development. Optimizing for pedestrian and green spaces: The spatial planning is generated by creating a pedestrian field for villas in the centre of the site by isolating all vehicular movement to the basement. The pedestrian field is then laid out with recreational areas and green spaces which become community areas for the residents. The villa designs have evolved to the best of functionality of spaces with a segregation of public and personal areas. As per the development control norms, basement parking is contained within the building periphery, dictating the configuration of the basement development in the form of interconnected linear strips which helps in keeping the parking in a personal parking format.

39 Villas in Siolim, Goa Client: Jagatjit Industries Status: In progress Size: 17 acres Conserving the existing natural features: The project is based in Siolim, a village in Goa, situated around the Chapora River. Being located around the river makes this an extremely challenging project and a great location for the design of residential villas. Environmental considerations & outdoor living: These were the key determinants of the master plan and villa design. To enhance and optimally utilise the vegetation on site, certain significant axes are formed to optimize and achieve the best views throughout the site. The site has been divided into 14 plots each of which has a unique design and layout, to ensure best views from each plot. Villa locations and re-contouring is maintained in order to retain the maximum number of existing trees and ensure that the landscape merges between the plots. Each villa is a sculptural object: Due to the large expanse of land, immense foreground on site and a relatively low built volume, the design approach is to create each villa as a single sculptural object using horizontal planes to climatically screen and shade the built volume. The planes are offset from the building to create wind scoops that help channelize the wind into the building. The roof plane and the building skin are significant design features that respond to the climate and enhance the house as a sculptural object.

43 Umaid Bhawan Palace Foothills, Jodhpur Client: Piramal Fund Management Status: In progress Size: 19 acres A Luxury residential development: The 19 acre site for these luxury villas belongs to the royal family. The proposal intends to maximize the potential value of the site and intends to provide each villa with an unobstructed view of the Palace. Although designed to target the elite group, the intent was to also connect to the local community to preserve the traditional Rajasthani character, while advocating contemporary design concepts. Imbibing the rich cutural heritage within the built form: The master plan is designed to reflect the Rajasthani cultural heritage in the courtyards and the external finishes are an amalgamation of local art and intricate carvings on stone, with straight-line formation of the architecture. The built mass of the villas have been designed on basis of three volumes to create variations in functions, materials, and spaces where the living spaces are segregated from the circulation areas. Integrating traditional features with contemporary architecture: The integration of the traditional Jaali in the design acts as a double skin and a thermal buffer, allowing diffused light to enter the villas through the perforations. Hence, the Jaali not only protects the built volumes from the harsh environment, but also serves as a traditional design element blending into the contemporary built form.

45 Development in Noida Client: Undisclosed Status: In progress Size: 1,29,54,000 sq ft 75 acres A mini-city: The development is a mini-city that attempts to create residential developments in a high-end, luxury setting, with ample communal spaces. This project will redefine and revitalize suburban Noida. The villas are designed as 2-storeyed structures with a designated entry from the main internal roads, surrounded by landscaped courtyards, paved shaded outdoor seating areas, a plunge pool and two Lily ponds. The Villas are located on the site in a manner that ensures privacy for the individual pool areas by avoiding overlooking views to the adjacent Villa. Two types of villas are planned, with 1000 yards (total built-up area: 8913 sq. ft. / 828 sq. m) and 600 yards (total built-up area: 6797 sq. ft. /631.5 sq. m) with Bedrooms, kitchen, dining and living spaces. The bedrooms are designed so that one bedroom, either the ground floor or the first floor, can be converted to a Lounge. The entrance lobby is a double height space. The ground floor of the villa has bedrooms with toilets, a kitchen with a dining area, a living room and a Puja room. The first floor has bedrooms with toilets and dressers and a lounge terrace. Every villa is provided with a paved driveway and a parking porch. Target IGBC LEED Gold Rating

47 The Woodside, Kasauli Client: Woodside Developments Pvt. Ltd. Status: Under construction Size: 1,25,000 sq ft 12 acres A resort in the hills: The site is a highly contoured land with level differences of about 100 m within the site. The neighbourhood is predominantly used for agriculture and vegetation, hence the site exists within a vast green, mountainous landscape. The project brief called for the construction of an exclusive, high-end residential development comprising of 37 cottages of four types based on design, size and location within the site, and other integrated common facilities at varying heights. Integration of site planning with natural landscape: Layering of the base principles of circulation (existing and proposed), public amenities and the slope, led to the development of the site plan. The cottages and the internal road networks have been strategically placed in order to minimize the intervention through cutting and filling of the natural terrain of the region, whilst retaining the maximum of the existing vegetation and contours as undisturbed. Orientation of cottages as per views and climate: Cottages are positioned on the slope in a manner that ensures unobstructed panoramic views of the scenic hills of the Shimla valley; the largest ones enjoy the farthest view. This is achieved by maintaining a minimum height difference between the roof level of each cottage and the ground level of the preceding cottage uphill.

50 Casa Mosson, Goa Client: NRN Infotech Status: In progress Size: 14,000 sq ft 0.36 acres A Villa Development within a Common Landcape: Located in the lush green environment of Calangute, a landmark area of Goa, the project is an assemblage of three separate villas, each being a three-bedroom residence with individual swimming pool and courtyards. The design scheme follows a structure with the third villa/ penthouse made to rest on top of the other two on the ground floor in a manner that provides for ample open spaces for each villa owner. Creating volumes aroung Natural Light and Green Spaces: The spatial arrangement of the villas is fashioned out of the interplay of volumes and voids; governed by comfort achieved through ideal solar orientation whilst capitalizing the view of the paddy fields beyond.
