23 701 Walnut is located on the site of the former Younkers Department Store at the northwest corner of 7 th and Walnut Streets. It is designed as an upscale multi-use project. The 294,046 square-foot project includes both commercial retail space and rental residential uses. 701 Walnut will be 26 stories tall when complete capping out at 294 feet above street level. It features underground and off-site ramp parking. The $80.2M project is planned to begin construction in November 2016 and be completed by July Walnut is shaped by the parameters of its program. The layout of the commercial levels create an open courtyard space to the west of the building. The tower s position on the site allows for maximum use of exterior glass. Each residential floor consists of 12 residential units of various configurations. The highly efficient floorplates maximize living area along the glazed perimeter of the building. Tightly arranging building services around the structure s core allows for a bright and open living arrangement. Resident amenities are located at floors 1, 2, and 26. Floor one holds the resident lobby, bike storage, and dog run. It also houses an electric vehicle garage providing car-sharing for residents. Floor two houses a shared workspace, an available conference room, and a skywalk level park overlooking Walnut street and the courtyard area. The park is accessible to building residents as well as the public. It provides public restrooms and features an available kitchen. The top floor amenity level provides a resident entertainment lounge, fitness center, yoga studio, and an exterior roof deck and pool. The tower utilizes a glass and aluminum curtainwall system that maximizes available light and features operable windows. The aluminum component winds its way up the tower terminating in a halo above the top floor amenity level providing the project with a strong architectural presence. Recessed balconies on select units feature panoramic views. The courtyard, skywalk park, and street level use glass and light to activate public engagement with, in, and throughout the building. The project team is led by Blackbird Investments and Chicago-based CA Ventures. The project s design direction has been developed by Neumann Monson Architects in concert with Raker Rhodes Engineering, MODUS Engineering, and Confluence Landscape Architecture. Beal Derkenne Construction is the general contractor for the project. PROJECT NARRATIVE 23

24 Public/Private Partnership Proposed $80,200,000 project will set a high standard for residential construction in Iowa. Blackbird Investments has identified additional strategies to partner with the City of Des Moines to further enhance this redevelopment opportunity. Build Skywalk Park Provide an engaging outdoor public space overlooking the new Walnut Streetscape. Access from the skywalk to this park will be available and free to the public from early in the morning to late at night, but managed by Blackbird Investments. Public restrooms will be provided to increase the utilization of the space. A small kitchenette will assist public events needing basic refrigeration, dishwashing, and food preparation. Exterior Lighting/Light Art/Walnut Street Architectural Enhancement Building facades shall be made predominately of glass, including large architectural window systems along street levels. Exterior lighting scheme shall provide a focal point of interest visible by much of downtown Des Moines. New building will contribute greatly to the Walnut Street experience Electric Vehicle Garage Provision of six Tesla electric vehicles (with space to expand) in garage on 7th Street shared among residents to support lifestyle of downtown living without vehicles. Residents can sign-out cars as needed to minimize impact of parking downtown, while using no fossil fuels. Skywalk, Tight Construction, and Sub-grade Build and connect three entries to the skywalk system. To construct a high-rise in such a confined space there are exceptional needs for construction staging, high-rise crane, and sub-surface structural work below the building and around the adjacent streets.
