3 CITY OF PLANT CITY PLANNING ZONING DIVISION PO BOX C PLANT CITY FL Telephone ext 4125 Fax planning@plantcitygov com PLANNING CASE SUBJECT OWNER OWNERS AGENT REQUEST TYPE ZONING DIVISION STAFF REPORT PB Area Requirement Text Amendment A text amendment to the Plant City Zoning Code Chapter 102 Article IV Division 2367 NA NA Land Development Regulation Amendment PB MEETING DATE 13 NOV 08 STAFF RECOMMENDATION PLANNING BOARD RECOMMENDATION APPROVAL APPROVAL 70on November 13 PROPOSED AMENDMENT An amendment to the Plant City Zoning Code Chapter 102 Article IV Districts Divisions and 7 is proposed to remove the lot percentage building area standards for the residential zoning districts R1 R1A R2 and R3 respectively Currently each residential district contains a maximum building area as a percentage of the lot For example Section Height and Area Requirements of the R1 district states Not more than 25 percent ofthe area ofan interior lot and no more than 30 percent of the area of a corner lot shall be occupied by the main structure and its accessory buildings The removal of the building area percentage limitation is proposed because the building area of a residential lot is ultimately determined by building yard setback standards For example within the R1 district the typical lot is 60 wide with a depth of x 110 or 600 sq ft Based on the building yard setback envelope the area of the lot remaining after setbacks are applied the maximum building area is 2400 square feet which is approximately 36 of the lot area Instead of increasing the building area removing this requirement from each residential zoning district and allowing each district building yard setback envelope determine the maximum building proposed area is Page 1 of2
