Could I please have a response by the end of the day, so that I can finish my staff report first thing tomorrow morning. Thanks. 1. Has the unit mix for the residential building changed? Is it still 70% one-bedroom and 30% 2-bedroom? Yes, the unit mix is still the same. However, we added some 1 bed/one bath/den units that are 1,116 sf to bridge the gap between the largest one-bedroom units at 942 sf and the smallest two-bedroom unit at 1,274 sf, which was raised by one commissioner who was concerned about the unit mix. 2. Given the reduced footprint for the residential building, it appears that the residential building may no longer comply with the foundation landscaping requirement, which requires a 10 -wide landscaped area immediately 1

2 adjacent to and around 50% of the building foundation. Have you measured for the building s compliance? If it does comply, please provide an exhibit demonstrating how it complies? Attached is a foundation landscaping exhibit that shows the dimensions of the landscaping around the residential building. We are showing approximately 19,040 SF of foundation plantings area and the required area is 15,181 SF, but the areas are not all 10 wide. We approached it this way so that we could place plantings along most of the building instead of just on 50% of the building. However, we can widen the foundation plantings along the south side of the building so that we are providing exactly 10 wide foundation plantings for 50% of the building if necessary to meet the requirement. 3. A few commission members felt that the top level of the residential parking garage should be covered. I cannot tell from the submittal whether or not it will be covered? Yes, it will be covered. 4. It appears that when revising the site plan sheet, that a few of the numbers were missed and not revised to reflect the changes to the plans. The following is what I have noted. a. The site plan still labels the residential building as 4-stories and 108,250 sf, but the narrative states and elevations show that the residential building will be five stories and the Building Data table states that the Apartment Building will be 87,600 sf/story and five stories. I assume the Building Data table figures are the correct figures. Yes, the building data tables are correct. b. In the Floor Area Ratio table, the Overall Total should be 574,000 s.f. (not 569,000) and the FAR should be 0.73 (not 0.72). You are correct, this has been revised. c. In the Code Required Parking table, what is Apartment Building Area of 147,740 sf measuring? This number can be ignored and has been removed. This should be listing the 338 units to show the math of the required parking. d. The provided parking numbers on the LifeTime Fitness building footprint (338) and on the Children s Learning Adventure building footprint (71) appear not to have been updated as they do not correspond with the numbers in Village Parking Data table. Correct; the Village Parking Data table is correct. 5. Based upon my calculations, you would be required to provide 13 accessible parking spaces for the residential building (2% of 611 is 12.22, which would be 13 spaces). I assume this would be accommodated by replacing two surface parking sapces with on accessible parking space bringing your total residential building parking count to 610. The calculation before was wrong There are 563 standard spaces, 12 HC spaces, and 24 surface spaces for a total of 599 residential parking spaces. This total requires 12 HC spaces which are all within the parking structure. Please see the attached revised parking exhibit. 6. Just a note, given the configuration of the additional surface parking spaces for the residential building, I assume that you will be adjusting the lot lines on the tentative plat to accommodate this.
