4 D e v e l o p m e n t N o t e s Current BUS zoning allows up to 5 stories of retail and office, but not multifamily. Three additional stories are possible with bonus points. BUS zoning requires parking to follow the city s general building code - 1/250 SF. A hotel is permitted. Zoning can likely be changed to Urban 9, which allows multifamily as well as commercial development up to 6 stories by right with 2 additional possible. Urban 9 has no specific parking requirements. (A zoning change will take roughly 6 months but cannot be started without site plan approval). Drive-thru lanes are permitted in either zoning and do not have to be attached to the main building. Existing access and signage should not be impacted. The property drains to the existing Butler retention so no on-site retention is required unless additional impervious surface is created. The property comes with substantial utility credits so there will likely be little if any impact fees for water or power. The only trees of concern are on the perimeter of the property.
