Provide the best homes and the best service Page 1 of 11 Our business operates a full service property management team and we sometimes function as a teaching center and maintenance concierge service. Many of our residents (you) have never lived in your own home before. Our desire is to make this transition a smooth one. We understand learning to take care of a home is hard work (and sometimes it will cost you time and money to learn from your mistakes) but we will be here for you, every step of the way! This is why we provide just about everything you need. For example, we provide your ac filters. If you have a clogged toilet, we will fix it so you don't have to. We will provide refrigerator water filters, fix broken blinds, pick up your trash, pick up your pet/animal waste, return your trash receptacles behind the Home, and help you keep the home looking great by removing clutter and teaching you to not park/drive on the grass. (We will also do periodic inspections to offer any assistance and make sure regular cleaning and maintenance is being done. In fact, many of our residents choose to hire our cleaners to come every month because a clean house feels welcoming, comfortable, and safe not to mention it smells great too! We would be happy to arrange this for you. We will even do the laundry! Just ask!) Now, all of these services come with fees to cover our costs as you will see in the Lease documents, including the Rules and Regulations, but they are not designed to discourage you from asking for help. We love to help! We really do! We want you to feel like this home is your home away from home! Our desire is that all of your friends and family are impressed with our dedication; to provide you with the best homes and the best service. In that light, we promise to: 1. Return all phone calls within 2 business days. 2. Complete all maintenance issues and repairs efficiently, quickly, and courteously. 3. Consistently improve the appeal of your home. 4. Provide consistent clarity in our service and support to you. Instructions for Future Resident(s): In order to provide you with consistent clarity throughout the Lease signing process, we have provided all the Lease documents on our website. This includes the Lease Agreement, all Addendums and Agreements, and the Rules and Regulations (they are online under the Forms tab). Please take some time to seek counsel/review these documents. After we receive your Parent(s)/Guarantor(s) forms (described below), we will prepare your Lease documents and send you an invitation to sign everything. Lastly, if you have any questions please us at info@ecleases.com. We are happy to help. Please note that you will also need to pay a few items when you sign your Lease: 1- Your Security Deposit 2- Your Nonrefundable Reservation Fee 3- Your Pet Fee(s)* if applicable Instructions for Parent(s)/Guarantor(s): One of the ways we try to serve our Parent(s)/Guarantor(s) is by having everything upfront and clear. We don't want you to feel like you are hit with surprises mid way through the Lease. That is why we provide our Lease Agreement and all of the possible Addendums and Agreements (which may or may

2 not be applicable for every resident) online. Parent(s)/Guarantor(s) do not need to sign all of those documents, we only need you to sign two (2) of the them: Page 2 of The PERSONAL/PARENTAL GUARANTY AND ADDENDUM. Both of these forms will have spaces for Parent(s)/Guarantor(s) to initial and places to sign. 3 Page 3 of 11 RULES AND REGULATIONS 1. ADDENDUM. For mutual and proper consideration, the receipt of which is acknowledged by all of the undersigned parties to this document, this document shall serve as an addendum ( the Addendum ) to the residential lease contract ( the Lease") between as Lessor (hereinafter to as We or Us or in similar possessive forms) and as Lessee(s) (include all names) (hereinafter referred to as You or in similar possessive forms) and as Parent(s)/Guarantor(s) (hereinafter referred to as You or in similar possessive forms) for the rental of real property located at a street address: (said real property hereinafter referred to as the Home ). A. Occupancy: Occupancy is limited to those listed on the Lease Agreement. No other occupants are allowed to stay or reside in the Home. B. Contact Information: In the event your contact information changes please provide Us with Your new contact information, including cell numbers, s, and emergency contacts. C. Move In the Big Day! Please schedule Your Move In Orientation with Us at least 7 business days before Your desired arrival. Here is a brief overview of Our move in process: a. Utilities: Because Our move in dates are in the summer, when the NC heat is high and the humidity is thick, You will want the lights come on and the Home to be cold! When scheduling Your Move in Orientation with Our office, please Us a copy of Your Utility Verification from Greenville Utility Company (GUC). Unfortunately, We will not be able grant You access or keys to the Home until all of the utilities are turned on and You provide Us with a Utility Verification Form from GUC. i. Notice: All utilities (gas, water, electric) should remain on from the first day of the Lease Term until the last day of the Lease Term or when the final inspection has been performed (not to occur more than 7 days after the last day of the Lease Term), whichever occurs later. ii. Cold Weather: You agree to leave one cold-water spigot on, with the smallest stream of water possible running, whenever the temperature is 32 degrees Fahrenheit or lower to avoid freezing pipes. You also agree to open the cabinet door(s) directly below the sink(s) to insure adequate heat to pipes. You agree not to use any form of kerosene, propane, or any other type of space heater in the Home or on the property. b. Parking Passes: Don t forget to get Your City Parking Pass from the city of Greenville Public Works. It allows you to park on the street in front of Your Home. c. Move in Orientation and Keys: We want to help You feel comfortable with Your Home, answer any questions You might have, and review some of the Rules and Regulations for Your Home. The Move in Orientation will be conducted at the Home and take about 30 minutes (the MOVE IN ORIENTATION form is available online). All Lessee(s) are responsible for the information presented in the Orientation. After the Orientation, You will receive Your set of original keys and You will receive a Move in Inspection Form. d. Move in Inspection Form: Please inspect the Home, fill out this Form, sign it, and then return it to Us within 3 days of moving in. (This Form is not used as a request for maintenance; it is used to document the condition of the Home before You moved in). D. Decks/Balconies/Patios/Lawns/Walkways: Decks, balconies, patios, lawns, and walkways must remain clear of debris, garbage, upholstered furniture, indoor furniture, and other clutter at all times. Grills, bicycles, and lawn furniture are acceptable on decks and balconies as long as they are not

4 Page 4 of 11 visible from the street. Grills and other combustible material may not be used or stored within ten (10) feet of the Home. You agree that debris, garbage, upholstered furniture, indoor furniture, clothes and shoes, toys and other clutter around the Home exterior will be Your responsibility and will be subject to a $25.00 fee (per occurrence) in addition to any of Our costs if further damages are determined. You understand and agree that it is unreasonable for You to demand that We ascertain who created the debris, garbage, upholstered furniture, indoor furniture, clothes and shoes, toys and other clutter and You agree that You shall be responsible. E. Waterbeds: It might be tempting but unfortunately, waterbeds and water furniture is not allowed. F. Window Coverings: Do not use bed sheets, tapestries, flags or other similar materials for window coverings. If the blinds are broken during Your Lease Term, We will ask you to replace them and if you delay beyond the allotted time, You hereby agree to pay Us the Replace Window Blinds Fee. G. Satellite Dishes/Antennas/Signs: All satellite dishes, antennas, TV and CB antennas, projections, clotheslines, signs, advertisements, or notices or devices of any kind shall not be attached or erected on the Home without Our prior written approval. Approved satellite dishes and antennas must be freestanding and must not be visible from the street. (See Lease Agreement including 14(F)). H. Noise: Help Us create a safe and peaceful neighborhood for everyone to enjoy! Respect Your neighbor s rights to peace and quiet and keep all noise to a minimum, including voices, music, stereos, vehicles, and television levels. You shall not slam doors, knock on walls, stomp on floors, honk horns, rev engines, or in any way be disruptive in accordance with the City Noise Ordinance. For more details please consult the Lease Agreement including 15, 16, 18, 19. I. NO Smoking: Your application was approved because You do not smoke. The term smoking means inhaling, exhaling, breathing, or carrying any lighted cigar, cigarette, other tobacco product, electronic cigarettes, or similar lighted product in any manner or in any form; the term smoking shall also include the act or omission of permitting others to perform any of the aforementioned acts. For more details please consult the Lease Agreement including 15(C). J. Housekeeping: You agree to keep the Home clean, sanitary, and neat by performing routine housekeeping at regular intervals, including but not limited to keeping clutter to a minimum, disposing of trash and garbage in a proper manner, sweeping, vacuuming, cleaning bathrooms and kitchens, and wiping down all surfaces. You may not make any permanent changes to the dwelling (including painting) without Our written permission. You are responsible for replacing light bulbs. K. Bugs/Insects: Do not do anything that would cause, permit, or allow any insect infestation in the Home. For more details please consult the Lease Agreement and the Bed Bug Addendum. L. Trash and Garbage: All trash and garbage must be in tied plastic bags and placed inside the proper receptacles. You are responsible to provide Your own receptacles. Per city ordinance, trash, furniture, and garbage cannot be placed around the receptacles. Also, all trash and recycling receptacles must be stored behind the Home so as to not be visible from the street. Trash receptacles must be returned behind the Home by sundown after refuse collection. M. Parking and Driving: Parking spaces are for authorized occupants only. You are limited to three (3) total vehicles parked, stored, or maintained anywhere at the Home. Also, Parking and Driving is reserved for improved surfaces only (i.e. no parking or driving on the grass). For more complete rules and regulations please see the Parking and Driving Addendum and the Lease Agreement 18. N. Lockout/Lost Key: Lockout service may be requested during normal business hours. After-hours lockouts may require the use of an independent locksmith (some are listed on the website). a. Help Us help You! Breaking doors and busting windows are not suitable methods of unlocking a Home. It is much more expensive to make repairs than to pay a locksmith. O. Animal(s): We love animals! But not everyone does. In fact, Your roommate might be allergic. You agree that no animal(s) shall be permitted inside the Home or on the property at any time unless You have Our prior written permission in a Pet Addendum and the appropriate fees have been paid.

5 Page 5 of 11 For more details please consult the Lease Agreement including 6 and the Pet Agreement and Animal Agreement. a. For All Animals and Pets i. You must promptly remove and properly dispose of all waste created by Your animal/pet. Violations will be subject to a $25.00 fee (per occurrence) in addition to any of Our costs to repair damages. You will be responsible for all damages and destruction caused by animal/pet waste including but not limited to the destruction of turf, shrubs, trees, and landscape flower and plant beds (urine kills vegetation). You understand and agree that it is unreasonable for You to demand that We ascertain whose animal/pet created the waste. You shall bear the burden of proof to prove it is not Your animal/pet. b. Unapproved Animals and Pets: i. Should We discover that You have or had an unauthorized animal/pet in the Home during Your tenancy (whether or not Our discovery of the unauthorized animal/pet occurs during Your tenancy or thereafter), You agree that any such animal/pet shall be treated as a pet and subject to the Lease Agreement and Pet Agreement terms. P. Maintenance: We want to make sure You love Your Home. Making sure everything works properly is a big part of that, and We need Your help! It is 100% Your responsibility to report maintenance issues. Maintenance requests should be made online. You will be liable for all expenses incurred that are a result of Your damage, misuse, or neglect, including that done by guests and visitors. A minimum fee will be charged to do a service call on Your behalf (e.g. changing a light bulb, tripping a GFI outlet, properly operating a thermostat, fixing damages, fixing hair clogs in tubs, removing food clogs in sinks, unclogging a toilet). In the event of any such damages, You agree to pay the cost of all repairs and to do so within seven (7) days after receipt of Our demand for the repair charges. For more details please consult the Lease Agreement. a. Emergencies: An emergency maintenance problem is something that if not taken care of immediately will cause significant damage. Emergencies usually involve water or fire. If it involves fire, call 911. If it involves water please call Us immediately and call Greenville Utility Company to shut off the water. b. Plumbing: Running water is a big convenience but it can also cause big problems. Help Us find and fix any problem quickly! Report all drips and leaks immediately to Us. You will be liable for all expenses and/or repairs resulting from Your clogging drain pipes and/or overflow from sinks, tubs, toilets, showers, washbasins or containers caused by misuse or neglect. Never put food, hair, grease or other damaging objects down toilets, sinks, or drains. i. Toilets: You agree that You shall be responsible for all expenses to unclog a toilet (except if roots have penetrated a main drain line to create the clog, or a drain line has rusted shut and/or collapsed and has created a backed up drain line, in such cases You will not be responsible). You and We agree that under no circumstances should a toilet clog be considered normal wear and tear, regardless if the clog is from human waste or any other foreign object. You agree that We shall not be required to provide proof of what particular item caused the clog and You release Us from any obligations, objections, or demands thereof. ii. Tubs: You agree that You shall be responsible for all expenses to unclog a tub or shower drain. These clogs typically occur from hair accumulation and You and We agree that under no circumstances should a tub or shower drain clog be considered normal wear and tear. You agree it is preventable and You agree to use a hair drain catcher for the tub or shower drain to protect the pipes from hair clogs. You agree that We shall not be required to provide proof of what particular item caused the clog and You release Us from any obligations, objections, or demands thereof.

6 Page 6 of 11 iii. Sinks: You agree that You shall be responsible for all expenses to unclog a sink drain. Bathroom sinks may clog from hair and kitchen sinks drain slow and clog because food, grease, and other damaging/obstructing objects are put down the drain. You and We agree that under no circumstances should a sink drain clog be considered normal wear and tear. You agree it is preventable and You agree to use strainers in all sink basins to protect the drains from clogs. You agree that We shall not be required to provide proof of what particular item caused the clog and You release Us from any obligations, objections, or demands thereof. iv. Showers and Shower Curtains: Use an appropriately sized shower curtain to prevent any water from going outside of the shower surround and/or over the side of a tub/shower pan and onto the bathroom floor ( overflow ). You agree that You shall be responsible for all expenses related to overflow, including but not limited to replacing joists, subfloor, flooring, or any other damaged areas. You and We agree that under no circumstances should a tub or shower overflow be considered normal wear and tear. You agree it is preventable and You agree to use appropriate shower curtains to prevent tub and shower overflow. You agree that We shall not be required to provide proof of what particular item caused the overflow and You release Us from any obligations, objections, or demands thereof. c. Mold/Mildew: Mold is found virtually everywhere in our environment (both indoor and outdoor) and in both new and old homes. Molds are naturally occurring microscopic organisms that reproduce by spores and have existed practically from the beginning of time. Without mold we would all be struggling with large amounts of dead organic matter. Mold breaks down organic matter in the environment and uses the end product for its food. Mold spores (like plant pollen) spread through the air and are commonly transported by shoes, clothing, and other materials. When excess moisture is present inside a Home mold can grow. There is conflicting scientific evidence as to what constitutes a sufficient accumulation of mold, which would lead to adverse health effects. Nonetheless, appropriate precautions need to be taken. In order to minimize the potential for mold growth in Your dwelling, You must do the following: i. Keep Your dwelling clean - particularly in the kitchen, the bathrooms, carpets and floors. Regular vacuuming, mopping, and using a household cleaner to clean hard surfaces is important to remove the household dirt and debris that harbor mold and become food for mold. Also, immediately throw away moldy food. ii. Remove visible moisture accumulation on windows, walls, ceilings, floors and other surfaces as soon as reasonably possible. Look for leaks in washing machine and dishwasher hoses and discharge lines - especially if the leak is large enough for water to infiltrate nearby walls. Turn on any exhaust fans in the kitchen before you start cooking with open pots. When showering, be sure to keep the shower curtain inside the tub and fully close the shower doors. Also, the experts recommend that after taking a shower or bath, you: (1) wipe moisture off of shower walls, shower doors, the bathtub and the bathroom floor; (2) leave the bathroom door open until all moisture on the mirrors and bathroom walls and tile surfaces has dissipated; (3) run the bathroom exhaust fan for 20 minutes after taking a shower and periodically inspect the exhaust fan(s) to ensure their operability and notify Us in writing of any needed repairs; and (4) hang up your towels and bath mats so they will completely dry out. iii. Promptly notify Us in writing about any air conditioning or heating system problems You discover. Follow Our rules, if any, regarding replacement of air filters. In addition, it is recommended that You periodically open windows and doors on days

7 Page 7 of 11 when the outdoor weather is dry (i.e., humidity is below 50 percent) to help humid areas of Your Home dry out. Make sure all rooms receive heat and airflow on a consistent basis (including behind furniture, in windows, in corners of walls, etc.). Do not close off ventilation. iv. Promptly notify Us in writing about any signs of water leaks, water infiltration or mold. We will respond in accordance with state law and the Lease Contract to repair or remedy the situation, as necessary. v. In order to avoid mold growth, it is important to prevent excessive moisture buildup in Your Home. Failure to pay close attention to leaks and moisture that might accumulate on dwelling surfaces, which might get inside walls, or ceilings can encourage mold growth. Prolonged moisture can result from a wide variety of sources, such as: (1) Rainwater leaking from roofs, windows, doors and outside walls, as well as floodwaters rising above floor level. (2) Overflows from showers, bathtubs, toilets, lavatories, sinks, washing machines, dishwashers, dehumidifiers, refrigerator or A/C drip pans or clogged up A/C condensation lines. (3) Leaks from plumbing lines or fixtures, and leaks into walls from bad or missing grout, caulking around showers, tub or sinks. (4) Washing machine and dishwasher hose leaks, plant watering overflows, pet urine, cooking spills, beverage spills and steam from excessive open pot cooking. (5) Leaks from clothes dryer discharge vents (which can put lots of moisture into the air); and insufficient drying of carpets, carpet pads, shower walls and bathroom floors. vi. If small areas of mold have already occurred on Non-Porous Surfaces such as ceramic tile, formica, vinyl flooring, metal, wood, or plastic, the Federal Environmental Protection Agency (EPA) recommends that you first clean the areas with soap (or detergent) and water, let the surface dry, and then within 24 hours apply a pre-mixed, spray on type household biocides, such as Lysol Disinfectant (original pine-scented), Tilex Mildew Remover or Clorox Cleanup. (Note: Only a few of the common household cleaners will actually kill mold). Tilex and Clorox contain bleach which can discolor or stain. Be sure to follow the instructions on the container. Always clean and apply a biocide to an area 5 to 6 times larger than any visible mold because mold may be adjacent in quantities not yet visible to the naked eye. A vacuum cleaner with a high-efficiency particulate air (HEPA) filter can be used to help remove non-visible mold products from porous items, such as fibers in sofas, chairs, drapes, and carpets, provided the fibers are completely dry. Machine washing or dry cleaning will remove mold from clothes. Do not clean or apply biocides to: (1) visible mold on porous surfaces, such as sheetrock walls or ceilings, or (2) large areas of visible mold on non-porous surfaces. Instead notify Us in writing, and We will take appropriate action in compliance with Property Code, subject to special exemptions for natural disasters. vii. Complying with this Agreement will help prevent mold growth in your dwelling, and both You and We will be able to respond correctly if problems develop that could lead to mold growth. If You have questions regarding this Agreement, please contact Us. If You fall to comply with this Agreement, You could be held responsible for property damage to the dwelling and any health problems that may result. We cannot fix problems in Your Home unless We know about them. d. Detectors: Help save lives! You agree to replace batteries in any battery-operated smoke detectors and carbon monoxide detectors at the beginning of the tenancy, during the tenancy, and during any renewal thereof. You agree to inspect the smoke detectors and carbon

8 Page 8 of 11 monoxide detectors regularly to ensure their operability and notify Us in writing of any needed replacements. Do not disable the smoke detectors and carbon monoxide detectors. e. AC Filters: We feel like one of the ways We can serve You effectively is by supplying all of Your AC filters. We will supply all of Your Air Conditioning Filters (the correct size and number) for a 12-month period. f. Floors: Pretty floors are not cheap and cheap floors are not pretty! You agree that You are responsible for all damage done to the floors. You and We agree that under no circumstances should scraps and scratches on wood floors be considered normal wear and tear. You agree it is preventable and You agree to use furniture coasters under the legs and bases of furniture that contact the wood floors. In the event of such damage or any further damage, You agree to pay the cost of all repairs and/or replacement. g. Nails: We will cover the first 50 nail holes in the home. After that, each nail hole is $3.00 h. No Right To Terminate: No failure of Ours in the performance of maintenance shall constitute a material breach of this Agreement and You shall have no rights to terminate this Agreement or suspend Your performance hereunder due to such failure until You notify Us in writing of the alleged failure and afford Us a sufficient time (not less than thirty (30) days after receipt of notification) to cure the failure. For more details please consult the Lease Agreement including 38. Q. Your Responsibility: You agree that You are responsible for and liable to Us for all damage to, defacement of, or any removal of property from, the Home whatever the cause, except such damage caused by ordinary wear or tear or natural forces. You agree to pay Us for Our cost of repairing any damage for which You or any person at the Home are responsible upon receipt of Our demand and to pay the rent during the period the Home may not be habitable as a result of any such damage. In the event of such damage or any other damages, You agree to pay the cost of all repairs and to do so within seven (7) days after receipt of Our demand for the repair charges. R. Short Term Sublease or Renting Prohibited: Permitting Your Home to be used for any subletting or rental or occupancy by others (including, without limitation, for a short term), regardless of the value of consideration received or if no consideration is received, is a violation and breach of the Rules and Regulations and your Lease Agreement. S. Tenant to Tenant Issues: We are not responsible for adjudicating disputes between You and any of Your roommate(s) or co-lessee(s). Under no circumstances will You have the right to terminate your Lease with Us, including but not limited to conflicts with other Lessee(s). T. Vandalism/Illegal Activities: Vandalism of any kind will not be tolerated. If You or any guest or visitor vandalizes the Home, You shall be liable for criminal prosecution. You shall be liable for all expenses associated with returning the Home to the original condition. You agree that We shall not be required to provide proof of who caused the damage and You release Us from any obligations, objections, or demands thereof. Illegal activity of any sort will not be tolerated. For more details please consult the Lease Agreement including 19. U. Roof: You shall not be permitted on the roof of the Home for any reason at any time. If You or any guest or visitor have person or property on the roof, You agree to pay for any damages and a minimum $ fine for the violation. Any violation by You or any guest or visitor that violates any term or condition of these Rules and Regulations shall constitute Your default of the Lease. V. Right of Entry: In the ECU area, prospective tenants begin looking six to twelve months before their anticipated move in date. In light of this, You and We agree that We are allowed to show the Home throughout the year, at reasonable times, as specified in the Lease Agreement 17. a. Inspections: Routine inspections of the Home will be conducted. W. Rent: Paying rent is a Big Deal. Rent must be received on or before the 1st day of each month, and it is Your responsibility to be sure Your rent is on time. Rent payments must be paid in full. a. You agree that the rent shall not be prorated for the first or the last month.

9 Page 9 of 11 b. Rent must be received on or before the 1st day of each month in a single payment or a single check, regardless of the number of roommates. No partial payments of rent will be accepted. c. Rent Concession: You shall receive a discount of $100 per month of the Total Monthly Rent for the first 6 months of the Lease Term. Please see the Concession Addendum for the terms and conditions. d. Online Payments: Online payments through Appfolio are under the following conditions: i. A convenience fee may be charged for all credit card and e-money order payments by the payment processor. We are not responsible for or affiliated with any third party payment processor who may charge You a fee to use their online payment service to pay Rent and other charges; ii. You are responsible for accurately providing all information so that your Payment can be accurately and quickly processed. We are unable to complete any part of Your payment and You are solely responsible for the entry of any such information; iii. Your payment is not considered to be received by Us until Your banking institution honors the payment by paying Us through Our banking intuition. You are responsible for keeping a copy of the receipt or confirmation number provided to You by the payment processor for Your records, as any such receipt or confirmation number will serve as your proof of payment and may be required to prove Your payment was received and processed; iv. We shall not be liable for any delays or any fault on the part of Appfolio. If they are shut down, it does not waive Our right to late fees. Nothing herein shall serve to modify Paragraph 2(d) of the Lease. You hereby agree to waive all claims against Us related to Your use of Appfolio, and You agree to indemnify Us for Your use of said service, to include any lost, missing, redirected or delayed payments, any downtime or website maintenance that may prevent You from paying Us on time or Us receiving payment on time; and any fees charged for any reason by the third party processor; v. Any payment questions shall be directed to Appfolio. X. Nonrefundable Reservation Fee: You agree to deposit a fee ( Reservation Fee ) as consideration for Us removing the Home off of the rental market in reliance on Your representation that You will rent the Home from Us and fulfill the entire Lease Term. Said Reservation Fee shall be paid within seventy-two (72) hours of Our notification to You that Your application has been approved. For more information see the RESERVATION FEE AGREEMENT. Y. Moving Out Instructions: Here are some general instructions: a. Time: Make sure You are completely moved out by 12pm on last day of Your Lease Term. Do not wait until the last minute. It will take longer than You think to clean and move out! b. Surrender of Possession: All parties/roommates are equally responsible for the proper surrender of the Home and payments of all rent, bills, and fees. c. Keys: When You have finished cleaning and moving, please lock all windows, then leave all original keys on the kitchen countertop and close and lock all the doors. d. Cleaning: Your Home needs to be thoroughly cleaned. There should not be any personal property in the Home. This includes food in the kitchen, furniture, clothes, mattresses, books or anything else. Leave the utilities on for Your final inspection which will be done within 7 days of the last day of Your Lease Term. e. Garbage: Do not leave unwanted items or trash in/around the Home or piled around the trash receptacles. If You have large items, such as furniture, You must dispose of it personally. You will be held responsible for all city violations and for any garbage removal.

Security Deposit: To limit deductions from Your deposit, make sure all light bulbs work, install new batteries in smoke detectors and carbon monoxide detectors, and replaced all broken and dirty blinds. It is Your responsibility to supply a mailing address for Your security deposit. i. Common Areas: Should Your Home share space with other Lessee(s) of Ours, then You agree that all unpaid bills for the common area, including but not limited to, rent shortages, late fee(s), utility bills, service calls, damages, cleaning costs, and/or any other fee/charges (collectively called FEES/CHARGES ), will be equally deducted from all parties (including Your(s)) security deposits. ii. Unpaid FEES/CHARGES: 1. You and We agree that all unpaid bills, including but not limited to, rent shortages, late fee(s), utility bills, service calls, damages, cleaning costs, and/or any other fee/charges (called FEES/CHARGES ), shall be deducted from the security deposit so that You do not have to submit payment for any FEES/CHARGES that the security deposit can cover. You also agree to be responsible for the actions of any guests, and visitors, regardless of whether You knew or should have known about any such actions. Each Lessee shall be jointly and severally liable (each Lessee shall be responsible) for full compliance of all the terms and conditions contained in the Lease Agreement and these Rules and Regulations. Any action or inaction or omission by You or any guest or visitor that violates any term or condition of the Lease Agreement and/or these Rules and Regulations shall constitute Your default of the Lease. 3.SEVERABILITY. Should any court of law consider any provision of this Addendum to be unenforceable, then that provision shall be considered severed from this Addendum and the remainder of this Addendum shall continue in full force and effect. If required, the parties agree that a court of law should construe the remaining non-severed provisions in a context consistent with the Addendum as a whole. 4. INDEMNIFICATION. You understand and agree that You shall identify Us and hold Us and Our Agents harmless from any and all claims, liabilities, costs, rents, fines, fees, attorney s fees, and any other monetary damage that may result form Your breach of the duties arising under this Addendum.
