4 DOCUMENTS SCHEDULE 1. Certified copy Folio 1482F, Co. Longford with Land Registry map annexed. 2. Copy Planning Permission dated the 12 June 1978, Reference Certificate from Longford County Council dated the 9 September 1983 confirming development has been carried out in accordance with Permission Retention Permission dated the 12 July 2000 re garage/fuel shed, Reference No PL00/ Certificate of Compliance with Retention. 6. Copy Folio 10465, Co. Longford with copy Land Registry web map attached. 7. Copy signed Deed of Rectification from Mary (Peggy) Greally. 8. Copy Application to accompany Deed of Rectification executed by the Vendors. 10. Copy Rectification map duly marked with Engineer s Cert re area Copy Letter from Longford County Council dated the 3 February 1983 confirming roads abutting the property are in charge of Longford County Council.

5 SPECIAL CONDITIONS 1. Save where the context otherwise requires or implies or the text hereof expresses to the contrary, the definitions and provisions as to the interpretation set forth in the within General conditions shall be applied for the purposes of these Special Conditions. 2. The said General conditions shall: (a) apply to the sale in so far as same are not hereby altered or varied, and these Special Conditions shall prevail in case of any conflict between them and the General Conditions. (b) be read and construed without regard to any amendment therein, unless such amendment shall be referred to specifically in these Special Conditions. 3. Title shall commence with an up to date copy Folio 1482F, Co. Longford with Land Registry map annexed showing the Vendors registered as full owners with an absolute title in respect of Folio 1482F, Co. Longford. No prior or other documentary evidence of title shall be called for in connection with the folio. 4. A small section of garden at the rear of the property in sale is comprised on Folio 10465, Co. Longford registered in the name of Michael Kearney, now deceased. The person entitled to be registered as owner Mary (otherwise Peggy) Greally, has entered into Deed of Rectification per document number 7 of the Document Schedule. On closing the original Deed, together with the Vendors Application per item 8 of the Document Schedule shall be furnished or alternatively, evidence shall be produced to vouch that the Application has been lodged in Land Registry and Dealing Number confirmed. An undertaking shall be provided by the Vendors to assist with queries raised by Property Registration Authority in respect of this application insofar as they are able. No further or other evidence of title shall be called for or furnished in respect of this rectified plot. 5. The planning documentation listed in the Document Schedule hereto is all of the planning documentation to be furnished by the Vendors and no further or other documentary evidence with regard to planning shall be called for or furnished. General Condition 36 is hereby amended to reflect. 6. The Purchaser shall be deemed to have satisfied himself as to the boundaries of the location and extent of the subject property. Any error, misstatement or omission whether be it to the measurement or quantity or any discrepancy between the physical boundaries on site and the plan attached hereto or to the transfer or the fact that the area of the site is different to the site area as agreed between the Vendor and the Purchaser for the purposes of the transfer shall not be a breach of this agreement or be a ground for any abatement of the purchase consideration or for compensation on the

6 part of either party or termination or rescission of this contract. The Vendor gives no warranty as to the precise area or extent to the property included in the sale. 7. The property comprised in Folio 1482F, County Longford is subject to mortgage in favour of Bank of Ireland Mortgages and on closing the Vendors will provide a letter from Bank of Ireland Mortgage Bank confirming up-to-date redemption figures coupled with an Undertaking to discharge the amount specified from the sale proceeds and to furnish vacated Deed of Charge or Sealed Deed of Discharge together with Land Registry fees applicable as soon as practical after closing.
