4 ExhlbitB Homes at the Comer of Jackson Avenue and Chestnut Drive Special Exception The special exception we seek for these homes is to subdivide this lot into two (2) lots. Each lot will meet all zero lot line requirements as set forth in article and the remainder of article ,4.6. Each home's lot will meet the front yard setback of20 feet, and the back and side yard set back of l 0 feet a Each home's lot will exceed the minimum required lot width of 40 feet. Home A: 75 feet wide. Home B: 68 feet wide O.d. Each home's lot a..'"ea is more than the minimum required lot area of 3,200 square feet. Home A: 4,890 s. Home B: 4,485 s.f e. Each lot is served by public sewer l L Each home area (including porches and carport) will cover less of the lot than the 33% maximum required: Home A: 31% Home B: 33.6% Each home will not exceed the maximum required height of 35 feet Each home's driveway will be approximately 10' wide, half of the maximum width required.
5 Exhibit A Homes at the comer of Jackson Avenue and Chestnut Street Neighborhood Harmony The homes proposed for this property are designed to maintain the pleasant residential fubric already created by the homes on Jackson Avenue. These proposed homes are designed to continue the standard already set by the new construction of the 2 homes on the north side of Jackson. Mat--orials will be very much in keeping with the new and existing materials found on this street: A raised foundation with brick, horizontal siding, and composition shingles. Both of these units will have inviting porches fronting the street and steeply pitched rooflines reminiscent of an older time. The Jackson Avenue home firmly addresses the comer with an entry gable facing Jackson Street and a secondary Gable facing Chestnut. The space between these 2 homes will be multi-level, marked with a single chimney, designating an outdoor space that, although giv'..ng a fireplace and grill separate and private to each home, invites neighbors to interact, getting together for a cookout. The driveways to each unit will be a minimal impact on the site: 2 concrete strips with grass between will lead to the carport. Although there are no existing trees on the site, the landscaping proposed will be there to delineate subtle boundaries and fur-jier enhance the since of belonging these 2 houses will have in this neighborhood.
