(Ord. of , Doc. #25102; Ord. of , Doc. #27635) Case Number HPB September 7, 2016 P RO P E R T Y HISTORY AND ANALY S I S The Dann family property at 3206 Green Avenue has been nominated for Orlando Landmark status under criteria categories a, b and c under Section of the Land Development Code. History Timeline The Dann Family (Elliot Dann) received a US Land Grant for 250 acres on Lake Apopka in 1842 Hanford Carl Dann, born in 1885 at 318 Long Street, Orlando. Son of Hanford and Mary Dann, early settlers at Windermere 1916: H Carl Dann organized the Carl Dann Development Company. Dann was president, T.P. Warlow vice president, C.B. Robinson secretary and treasurer. Among the first developments were Concord Park, Colonial Hills and Highland Grove. In 1923, H. Carl Dann bought and replatted the Villa Farms subdivisions into the Golfview Terrace subdivision, which was to be divided into 435 lots overlooking a golf course, which Dann developed as Dubsdread Golf Course. In 1925 Carl Dann builds a large 2 story house for the family in Lake Eola Heights at 605 East Hillcrest Street In 1935, Dann hires artist and designer Sam Stoltz to build a house on a portion of land he had not sold off and which was adjacent but not part of the 115 acre golf course. The replatted area is named Dann s Ranch. Carl Dann, Jr., managed Dubsdread, and was a five-time winner of the Florida Amateur Golf Championship and one of the nation s outstanding amateurs in the 1930s. Carl Dann Sr. dies in 1940 Carl Sandy Dann, III born Attended Princeton Street School and Memorial Junior High School. He inherited the house in 1960 from his grandmother Sensitive additions made to house by Dann Family in 1941, 1963, 1968 and 1971 Division of Historical Resources-Florida Master Site File #8OR6231 exists for the property House was nominated in 2009 for the National Register but did not move forward past State review because of the additions made in the 1960s and lack of information about the Stoltz addition and the continuous ownership by the Dann Family. Staff disagrees with the State s decision and believes the house should have moved forward to the National Register and is eligible for Orlando Landmark Status Greens Avenue-View from North.

(Ord. of , Doc. #25102; Ord. of , Doc. #27635) L A N D M A R K A N A LY S I S Property Significance Case Number HPB September 7, 2016 The house is associated with Dann and significant events of the Florida Land Boom, the development industry in general, the golf community and the Depression years leading up to WWII and these associations are an extremely important part in the history of Orlando which satisfies Criteria A. The structure meets Criteria B because Dann, an Orlando native, had great success as one of the most prominent real estate developers and promoters of Orlando s elite neighborhoods during the first quarter of the 20th century. Dann founded his own realty company, the Orange County Investment Company in 1909 and acquired vast tracts of land, which he platted into over sixty subdivisions including Colonial Park, Concord Park, Dubsdread Heights, and Golfview. With financial backing from respected Judge Thomas Picton Warlow, Sr., Dann founded the Carl Dann Development Company in 1916 with a capital of $100,000. Both would also be founding members of the Orlando Golfers Association in Soon afterward they were responsible for developing the Dubsdread Golf Course and surrounding subdivisions. The Hanford Carl Dann House is significant under Criteria B in the area of Community Planning and Development due to its association with Hanford Carl Dann, one of Orlando s most successful real estate promoters and developers during the early 20th century, especially during the Florida Land Boom of the 1920s. Additionally, Carl Dann Jr. managed Dubsdread, and was a five-time winner of the Florida Amateur Golf Championship and one of the nation s outstanding golf amateurs in the 1930s. The house is significant under Criteria C in the area of Architecture as a unique example of Frame Vernacular residential architecture designed by artist, builder and decorator Sam Stoltz ( ). After a lengthy career in the Chicago area, Stoltz moved to Florida in 1925 and began designing Mediterranean Revival style houses in and around College Park including 1318 Eastin, 1322 Eastin and 610 Greeley. Stoltz became associated with Dann during this time and also painted interior walls of new buildings such as the Fidelity Title and Loan Building at 60 North Court in downtown Orlando. Stoltz artwork also graced the Angebilt Hotel as well as other downtown buildings. His art work always included natural elements and wildlife outside and inside including herons, flamingos, pelicans, cardinals, doves, fish deer and even monkeys. Stoltz also designed the many fanciful Plymouthonian houses in Mount Plymouth near Orlando. Stoltz s style changed over time to a more rustic, almost storybook style, with stone fireplaces, fountains, frescoes, woodwork and special iron work. Dann retained him to rebuild and decorate the Dubsdread Club House after a major fire in Other significant Orlando houses include the house at 1018 East Livingston Street in the Lake Eola Heights Historic District which shares some similar features to the Dann House including the siding, use of pecky cypress and the signature stone fireplace. The Dann house is a unique example by Stoltz because it was the only house designed for Dann in Orlando out of all the work that Dann gave him and Stoltz continued to work on the house for the Dann family even after the death of Carl Dann Sr. Stoltz also designed several other homes for the Dann family in other areas outside of Orlando. The house is a Frame Vernacular private residence with rustic influences, located on the historic Dubsdread Golf Course in the Dann s Ranch subdivision in the Dubsdread area of Orlando. The home features an irregular plan and a cross-gabled roof surfaced with wood shingles. The original roof was copper but a storm in the 1940s severely damaged the roof and the copper was replaced with wood shingles. The wood shingle roof we see today was installed in 2003 to match the original. A wood frame structural system sheathed in decorative wavy wood clapboards rests on a continuous coquina stone foundation and water table. The front façade features double French doors and impressive coquina stone chimney. The coquina stone for many of the projects Stoltz designed reportedly came from Anastasia Island. An original porte-cochere on the west side has been enclosed with wood siding identical to the original house and now serves as the primary main entrance into the house. A second coquina stone fireplace is evident on the western interior slope. Original half-timbering is fea-

L A N D M A R K A N A LY S I S Case Number HPB September 7, 2016 tured in the former porte-cochere gable end. Fenestration consists of wood casement windows with pent hood moldings. Other exterior ornamentation consists of exposed rafter tails, wood cornerboards, attic vents, and a non-historic stained glass window in the front facing gable end painted in the style of Sam Stoltz. A historic 1941 gabled one-story addition, designed by Stoltz and built of similar materials and displaying corner casement windows is attached to the southeast corner of the house. This addition was built to comply with a request by the government asking private citizens to supply living quarters for servicemen. A 1963 addition is attached by a narrow room to the southwest corner of the house and has appears as a 1 1/2 story building with large gabled dormer on the east side facing the patio and pool. A coquina stone wall and mature hedge delineate the backyard and patio area, which features a coquina stone fountain and swimming pool. A historic one-story wood frame garage is located to the southeast of the main house. The house has a rustic flair and exhibits a coquina stone foundation and chimneys, and wood shake clapboard, which was rarely seen in local residential houses form this period. The interior features many pieces of wildlife-inspired Sam Stoltz artwork as well and can be seen in photos within Appendix A. Even with the additions made to accommodate a growing family of a new generation, the Dann House still retains its original look and feel by the use of similar construction methods and materials for those additions. Some of the historic casement windows have been replaced with similar new wood casement windows. The house is also significant in the area of Community Planning and Development as a product of development in the well-to-do Dubsdread neighborhood in the city of Orlando during the Depression years of the 1930s following the bust of the Florida Land Boom. Staff Recommendation: The structure is significant for the history, culture, integrity of location, design, materials and association with significant people in Orlando s past Greens Avenue meets the criteria a, b and c in Section and is eligible to be an Orlando Historic Landmark.
