Northbridge Residences Sunland Group Domenic Chirico Sunland Constructions As judges, we found it challenging to compare a project of this scale to a high rise complex, but as a medium density project, it presents like a winner. The streetscape designs, including both front and laneway presentations, were well suited to their context, and user satisfaction was demonstrated to be very high. Finally, a pleasing articulation of building forms, incorporating a wide variety of materials and textures accentuated by a restrained colour pallet, both enhanced continuity and promoted individuality. 2. Riverside 5 Shane Denman Designs Shane Denman Stuart Crompton Projects The bold architectural statement demonstrates extraordinary finesse in combining out-of-doors and internal living areas, in a dynamic and flexible spatial arrangement. 1

4 3. Coolangatta Sands Hotel Hamilton Hayes Henderson Architects Lachlan Henderson Intero Projects The architects displayed a high level of professional skills on a difficult and complicated project. The careful selection of hard wearing materials, as well as the thoughtful reuse of the existing has rejuvenated one of Coolangatta s oldest buildings. 4. Macintosh Island Bridge Cox Rayner Architects Michael Rayner Ark Construction Group Pty Ltd and Austress Freyssinet Pty Ltd (Joint Venture) Our conversations on site highlighted the fact that the architectural discipline was the only discipline on this design and construct team that was, initially, considered optional. However, as a result of the insistence that good design is an essential element of civic value, the architect did ultimately make the critical difference to this project, delivering not only a structure that was on time and on budget, but also one of beauty and historical significance. The judges found the bridge to be an excellent example of the architectural process at work. 2

Conrad Jupiters Broadbeach Extensions Construction Manager: The Buchan Group Gold Coast Neil Clarke Glenzeil The architects displayed comprehensive knowledge of the increased government requirements and have utilized them to the projects advantage and users benefit to successfully create an almost seamless addition to a Gold Coast Icon. 6. Royal Pines Residence Inarc Design Qld Daniel Dziadyk Peter Jones, Limeplace Constructions Providing a well resolved interior that strategically transitions with out-ofdoors living areas, affords this south facing house light filled and delightful spaces to live comfortable in. 3

Verve DBI Design Pty Ltd Raith Anderson Matrix Although not recommended for an award, the judges were highly impressed with the exterior form of this building, highlighted by simple curved balconies, plentiful and creative use of fenestration, an attractive top and, of course, the high level of attention to the streetscape, including an excellent example of transparency, allowing the entry from both north and south to cut through the lobby with a shaft of both vision and light. 8. Collyer Residence BDA Architecture Adam Beck Mark Collyer Constructions The residence offers a wonderful cascade of well planned and proportioned spaces, with strategic integration of a private courtyard and seamless transition to the out-of-doors living spaces. 4

The Wave Paul Uhlmann Architects Paul Uhlmann Brayshaw Constructions Sited on top of Currumbin Hill, this home tackles the issues arising from building on such a steep and unstable slope, whilst maximising the usability for the occupants, and of course exploiting the magnificent views along the Coast. 10. The Annex Paul Uhlmann Architects Paul Uhlmann Damian Lory Constructions Reminiscent of five star camping, this home is able to be deconstructed and driven away on the back of three four wheel drives at short notice. Three individual pods are connected both visually and physically be a series of permeable decks. 5

Avalon and Lionel Perry Park Sunland Group Dominec Chirico Sunland Constructions Although there were many pleasant aspects of this building, highlighted best by the resident s facilities overlooking the park as well as the transparency in the structure at the lower levels, many other design outcomes were obviously challenged. The revamping of Appel Park is also a welcome upgrade to Surfers Paradise, but could not compete on the level of some of the other entries. 12. Hilton Surfers Paradise Sales Office Raptis Group Varouge Patapan Construction Managers: Mark Weightman and Peter House The Designer has added carefully designed custom pieces and lighting, while material selections provide a shimmering backdrop to the fundamental marketing material. 6

Lakelands Residence Hamilton Hayes Henderson Architects Alan Hayes Garry Hall With an extensive brief and the constrictions of estate covenants, this residence provides unique solutions to problems. 14. Circle on Cavill and Appel park Sunland Group Dominec Chirico Sunland Constructions The articulation of the external building form and skin, an apparent response to sun shading requirements, gives this building an urban edge fitting of its civic character. In addition, the first floor levels, serving the residents but also accentuating the plaza below, display the playfulness and practicality of the small glass viewing towers further emphasising the transparency of the urban space. Although the multiple housing component itself was not able to compete with other entries in its own right, the urban design outcomes achieved are another storey all together. 7

Southport Residence Sparc* Architects Kelly Gray Gray Developments An atypical solution that is unashamedly individual and a house that lightens the spirit and delights the senses, leaving you with a smile. 16. Madison on Riverwalk Dryhurst Halstead Stuart Architects Andrew Halstead Condev Constructions An efficient delivery of pleasant two-bedroom housing product forming the edge of a vibrant mixed use precinct, this project is highlighted by colours, louver shading, and attractive street front presentations. 17. Master s Enclave Residence Sanctuary Cove BDA Architecture Adam Beck Rothwell Homes This significant residence offers a seemingly endless array of spaces and rooms, from formal to casual and the wonderful sophistication of its cosy cellar. It provides for every conceivable need. 8

11 18. She Oak House Base Architecture Shawn Godwin Bydesign Homes The ultimate surfer s house. Unapologetically a house for living. The home skilfully combines the practicalities of a relaxed beach lifestyle, the finesse of a refined piece of architecture and the excitement of discovery through design. 19. Griffith University Administration Building Fairweather Proberts Architects Pty Ltd Paul Fairweather ABI Group The architects, although restricted by economic and material constraints, have achieved a sense of ceremony while maintaining the clients core values in the areas of environmental care and sustainability. 20. Amalfi Residence BGD Architects Bayden Goddard JMD Projects Pty Ltd This residence delivers an overwhelmingly sophisticated arrangement of spaces, details and textures. 9

Circle on Cavill and Appel Park Sunland Group Domenic Chirico Sunland Constructions The civic importance of Circle on Cavil demands attention from the very first glimpse, drawing citizens into and/or through the magnificent central space for a coffee, a shop, a rest, or just to get to the beach. As the first project in Surfers Paradise to really focus on providing a venue for the public as a destination, the larger-than-life digital screen and playful artworks serve to entertain shoppers, residents, and tourists alike, while it also serving to provide a critical conduit between the river and the beach - the sort of meeting place where beach and business converge. 22. City Pacific Lifestyle Mixed Use BDA Architecture Steve McCracken Matthews Construction The architects displayed a superior level of competence in the field of commercial architecture, starting with a clean design and then maintain its integrity until completion. The result is beautiful, sleek and elegant. 10

Studio 33 Shane Denman Designs and Greg Barnes Design Group Greg Barnes Denman Building The architects, designing an office for themselves, displayed a no nonsense practical approach: using their experience in the area of domestic construction created a very cost efficient yet attractive office space. 24. Neighbourhood 7 BDA Architecture Steve McCracken Not listed in online project entry The provision of nuggets of neighbourhood, by way of the combined car courts for each pair of ground floor units, was a clever outcome, and the overall layout provided an appealing built form texture that was more reminiscent of grand waterfront homes than multiple housing. 11

14 25. Salt Residence BGD Architects Bayden Goddard Paragon Builders There are not many homes which need to accommodate 20 plus people every weekend. This home does and it does so with ease. The zoning of the spaces over the site, their connection to each other and the integrated use of outdoor spaces for living make this home an exciting and comfortable living environment. 26. Robina Hospital Extension Jackson Architecture Paul Lynch Adco Constructions Pty Ltd It appears that the architects, otherwise extremely restricted by functional requirements of the project, took advantage of the liberty they had in the design of the façade and made it a showcase of their skills, vitality and confidence. A Designer s Revenge. Internal splashes of colour and the considered use of natural light brighten the space while art built in provides a welcome relief from the serious nature of the facility. 12

Easy T Centre, Stage 2 Dryhurst Halstead Stuart Architects Ed Dryhurst Civic Constructions A challenging mixed use project where the struggle to combine residential amenity with commercial and retail convenience was achieved with an efficient floor plate and straight forward finishes. 28. Miami House Paul Uhlmann Architects Paul Uhlmann Graeme Cameron Constructions Pty Ltd The constraints of a narrow site are used to advantage in the design of this beachfront home. The internal spaces are light, airy, private and well proportioned and the circulation between the spaces is effortless. 13

Ultra DBI Design Barry Lee Laing O Rourke (formerly Barclay Mowlem) The Queensland lifestyle has truly been reflected in this vertical village through an innovative connection of internal and external lobby spaces. The ground level and landscape design is a most pleasant pavilion concept, while the tower itself celebrates natural light at every opportunity, bringing extremely clever solutions to cross ventilation to the high rise community. Quite simply, Ultra represents an excellent high rise response to the beach culture mandate, incorporating a sophisticated old Queenslander style in its use of the front porch, veranda, louvers, and even the hint of a sleep out. 30. Wongaburra Residential Care Fulton Trotter and Partners Architects Paul Trotter DGW Group The architects, as the master planners for the site, displayed a vision surpassing the existing facility. The new residential buildings have successfully created a community feel through the use of familiar materials, details and space planning. 14
