1 Proper attire is required at the Eastman Housing Authority. The Authority is a place of business and you and all family members must be dressed appropriately. This means paying rent, scheduled meetings, recertification or any other visit to conduct your personal housing business. Revealing clothing, sagging pants, pajama bottoms, night gowns and bedroom slippers or not considered as proper attire. All hoodies must be removed from your head upon entering the building. Please remember we are here to assist you and your family with housing needs in a professional manner and we need you to conduct yourself in a profession manner. 4 Are You Planning To Move? Pest Control Annual Pest Control is conducted in July and December of EVERY year and is MANDATORY for ALL apartments! Refusal of treatment and/or entrance into your apartment is a Lease Viola on. If you need pest control services between these months, we provide pest control service for all units needed on the third Tuesday of each month. Please call our office if you would like to have your apartment serviced. Did you know that by signing a Lease with Eastman Housing Authority you agree to give at least THIRTY (30) DAYS no ce before vaca ng your apartment unit? Review your Lease Sec on 21: 21. LEASE TERMINATION BY RESIDENT: The Resident shall give the Landlord thirty (30) days wri en no ce before moving from the dwelling unit. If the Resident does not give the full no ce, the Resident shall be liable for rent to the end of the no ce period or to the date the dwelling unit is re-rented, whichever date comes first. If you are thinking of moving or have made arrangement to relocate, please know that you are responsible for your apartment for a THIRTY (30) DAY period beginning the day you give your intent to the Eastman Housing Authority. So, how do you no fy EHA of your intent to move? Simply come by our office and sign the No ce of Intent to Vacate Form. The signed documenta- on will begin your thirty (30) day countdown. Thank you in advance for your coopera on! After Hours Emergency Maintenance Our Maintenance Department is here for you 24/7 in case of emergencies. If you have an a er-hours emergency, please call: AFTER HOUR EMERGENCY MAINTENANCE: The Landlord will provide a er hour calls in an emergency situa on that poses a threat to Resident s life or Housing Authority s property. (examples of such emergencies are gas leaks, exposed electrical wires, major water leaks, no hot water, malfunc on smoke/fire alarm, unsecured entrance or windows, and clogged lines which cause sewage backup) Unless the situa on is caused by Resident abuse or neglect, there will be no charge to Resident. Indoor Furniture Inside Only It is very important to Eastman Housing Authority that your homes, inside and out, are well maintained and clean. This also applies to furniture on the front and rear of your apartment: all furnishings on the outside of your apartment MUST be outdoor furniture. You cannot have indoor furniture on your porches or in your yards. If it is found that you are displaying indoor furniture on the outside of your home, you will receive a Lease Viola on warning in wri ng. Eastman Housing Authority nor the contracted lawn maintenance company are responsible for damage caused to any items le on the lawn. 6 Notice to All Residents Trash Pickup by Maintenance Department Effective March 1, 2019, the Eastman Housing Authority will not pickup from the curb, sidewalk and/or yards household furniture and/or items free of charge. If you have home hold furniture and/or items that you are unable to have removed and wish for the Maintenance Department to discard these items for you, you will incur a charge from the Maintenance Charge List for the charge associated with trash, furniture removal etc. (Refer to your Lease and/or Orientation Package for the Schedule of Maintenance Charges.) If you have furniture, items, other trash that you would like for Maintenance to remove and carry to the land fill you must following these steps: Call Maintenance Department to place work order to be scheduled with a date for pickup. Maintenance staff will advise you of available date for pickup. Furniture etc. will not be allowed to be place on the curb until the scheduled date. Be advised You will be charged and sent a charge letter for this work order of removal of furniture, items, other trash etc. If furniture is placed on the side walk, curb and/or common areas associated with your apartment, you will be charged. If you have multiple items and/or large items, you will incur a land fill charge with the maintenance charge. DO NOT put furniture and other household items on the grounds of the Eastman Housing Authority without a scheduled date from the Maintenance Department. This is your community! Please take proud in your community by pitching in and keeping the grounds and common areas within your apartment Clean and free of trash! We Thank You in advance for your cooperation in this matter.
7 NEWS FROM MAINTENANCE!! We have just completed the renovation of the Maintenance Department Building!! The Eastman Housing Authority is proud to announce we have completed the conversion to electric in units 1A-9C Harrell Apartments. We are looking forward in the near future at starting the conversion of 10A-17B Harrell Apartments. Also we have completed the repairs of roof damage due to the hurricane. It is your responsibility to report any maintenance problems or repairs needed in your apartment. The maintenance department will make sure the problem is corrected in a timely manner. This will help you keep your apartment from failing HUD inspections. If you have any questions, please call Maintenance Supervisor, Cecil IF NO ONE ANSWER, PLEASE LEAVE A MESSAGE! Please do not pour grease down the kitchen drain or flush feminine products down the toilet. This causes problems with the sewage lines and you will be charged to have these
8 resident. Don t Let the Bed Bugs Bite! This was a saying when we were kids, and you probably say it to your children. However, it is becoming a reality! Having bedbugs does not always mean you have a filthy apartment. These pests travel so fast and easy that having them MAY NOT BE YOUR FAULT, but having them and not reporting it to EHA is YOUR FAULT! Do you have bed bugs? Know the signs and report immediately: 1.Black spots on the mattress, especially around the seams or ropes of the mattress. 2.Black spots behind the headboard. 3.Large welts on your arms or legs from something biting you while sleeping. Notice: You must pay your rent each month!!! According to your lease you signed when you moved in, your rent is due on the first working day of each month at the Eastman Housing Authority office. If you fail to make your rent payment by the fifth (5th) working day of the month, a 14 day Lease Termination Notice will be issued to you demanding full payment or surrender of premises. A $25.00 late charge will be assessed to cover the added costs of a rent payment received after the fifth working day of the month. If after 14 days, your rent is still not paid, the letter will stand as your eviction letter. If a dispossessory is filed, a $96.00 charge will be added to your account. Third party checks will not be accepted. A check returned for non-sufficient funds shall be considered non-payment of rent and in addition to the late charge a $25.00 returned check fee will be charged. If your rent is late more than 4 times in a 12 month period, you are in violation of your lease. All security deposits must be paid in accordance with your agreement to avoid you being in default of your agreement and/or violation of your lease. Always wash your sheets in HOT water. They have no wings so people transport them from place to place. Also, if you think you have bed bugs, DO NOT place any furniture or belongings outside your apartment. Doing so will potentially contaminate other residents. The EHA has a Bed Bug Policy (can be seen following), and it is your responsibility to follow this policy. PLEASE IMMEDIATELY REPORT SUSPI- Pet Policy 18.2 Residents who own or keep a pet in their dwelling unit must pay a non-refundable pet fee. This fee is in addition to any other financial obligation generally imposed on residents of the development. The pet fee shall be $ The EHA reserves the right to change or increase the required deposit by amendment to this policy. The pet deposit may be paid in full or the resident may make payments on the pet deposit so long as $50.00 has been put down toward the deposit and the resident must make monthly payments of $50.00 per month until the maximum deposit is reached. The deposits must be paid at the time permission is granted by the EHA to have a pet in the unit. Residents who own or keep a pet in their dwelling unit will be required to pay for any damages caused by a pet. Also, any petrelated insect infestation in the pet owner s unit will be financial responsibility of the pet owner and the Eastman Housing Authority reserves the right to exterminate and charge the
9 We think SAFETY FIRST here at Eastman Housing Authority, and we want you to do the same! The safety and well-being of our residents is of utmost importance to us, and we strive to ensure your homes and surroundings are safe. All Vehicles owned and/or used by residents of EHA MUST be registered. You must provide: Valid Insurance Valid Registration Valid Driver s License If you fail to register your vehicle, you will be issued a Lease Violation and may incur a fine from the EPD. How can you ensure safety in and around your home? Report any issues inside your home to maintenance so we can treat your problem as a preventative issue before it becomes a safety hazard. DO NOT touch your smoke alarms. Ever! Call Maintenance immediately if you feel your smoke alarm is malfunctioning: After Hours call: If you see a tripping hazard on the outside of your home, report it immediately to EHA staff. Keep your doors locked and secured at all times. If you have an emergency or witness an emergency, call 911 immediately and notify EHA later. When traveling to and from your home, please watch for children running and playing. Also, if you have children, please make sure that you are supervising them at all mes. It is a lease viola on to allow your children to play and wander around unsupervised. Our first priority is safety, and keeping you and your children safe is very important. If you see any illegal ac vity, it is impera ve that you contact 911 immediately. If you witness any unruly or unsupervised children, please contact Denise Faulk our Resident Services Coordinator at Extension 1. Remember, keeping you and your children safe is very important.
