2: Site Summary, Asking Price and VAT Lot 5 Location Lot 5 woodland originally formed part of the Glenside Quarry Complex and is situated approximately 4.5 miles west of Belfast city centre in an elevated and hilly area historically used for quarry operations. Access to plot 5 is from the Glenside Road, a minor road running north-south between the B38 and A501. The woodland also has a secondary access from the Ballycolin Road. The area is not heavily populated and so there are few dwellings in the vicinity. Some residential properties are located along the western side of the Glenside Road on the approach to the woodland from Belfast. Description The woodland extends to approximately 75 acres and we understand it contains the following trees: Sitka Spruce 87,600 Japanese Larch 12,700 Alder - Native 1,800 Ash - Native 600 Beech - Native 6,500 Birch - Native 4,500 Hazel - Native 100 Maple 850 Oak - Native 3,300 Rowan - Native 2,800 Sycamore 2,800 Scots Pine - Native 2,600 White Beam - Native 2,100 Total 128,250 The trees were planted in 1993 and are due to be thinned within the next 2-3 years. The forest is due to mature in the next 20 years. Planning Under BMAP the woodland is zoned in an area of mineral constraint and an area of high scenic value. The former Glenside Quarry Complex is situated within the Belfast Basalt Escarpment Landscape Character Area.
Lots 6&7 Location The woodland is situated off the Upper Springfield Road approximately half a mile from lot no. 5. Adjacent to part of the lands is Lamh Dearg GAA Club. Description The woodland extends to approximately 95 acres and we understand it contains the following trees: Sitka Spruce 17,500 Japanese Larch 1,800 Beech - Native 7,000 Oak - Native 2,500 Rowan - Native 1,000 Scots Pine - Native 2,500 White Beam - Native 1,500 Total 33,800 Again the trees were planted in 1993 and are due to be thinned within the next 2-3 years. The forest is due to mature in the next 20 years. Also situated within the subject lands is a former quarry hole. Planning Under BMAP the woodland is zoned as an area of high scenic value and an area of constraint on mineral development. It is also a site of local nature conservation importance. Asking Price We are proposing to sell lots 5, 6 & 7 as one package and we are inviting offers in the region of 500,000, exclusive. VAT All prices and outgoings are exclusive of VAT, which may be chargeable.
