Valuations As of January 1, 2017 there was a net total of $34.2 million of 100% actual valuation added in Sioux County, a 1.0% increase. The biggest change being the biennial revaluation of agricultural properties, resulting in an 11.7% decrease in the total valuation for that class of property. The first decline since 2003 comes after seeing a 337% increase from 2007 2015. There was new construction totaling $55,890,000. A breakdown by class: Agricultural - $ 5,753,000* Residential - $30,313,610 (120 new houses) Multi-Residential - $ 1,616,980 Commercial - $11,886,150 Industrial - $ 4,081,990 *Due to the ag factor applied to farm buildings for assessment purposes, this value is reduced from $26,150,000. ACTIONS OF THE 2017 BOARD OF REVIEW There were 49 appeals filed with Board of Review for the 2017 regular session. All of the protests were filed on real estate assessments. Of the 49 appeals, 21 were upheld and received some type of reduction. These actions and other adjustments the board made on their own initiative resulted in an overall decrease in value of $493,840. RESIDENTIAL SALES There were 527 sales in 2017 (both urban and rural), a slight decrease from 535 in 2016. The average sale price was $158,070, up from 152,525 the year before. Almost half of the sales (48%) were in the $100,000 - $200,000 range with the rest pretty evenly split on either side of that spectrum. - 10 -
