Pets are not permitted. Wren Cottage is a stone-built semi-detached cottage located on a quiet road at the edge of the village. There is a pedestrian pathway to the village from the cottage and parking is unrestricted on the road outside the cottage. The house is not generally suitable for those with limited mobility, as it is constructed over 2 floors with additional steps down into the cottage from the front door and again from the lounge to the kitchen. The bedrooms and a WC are the upper floor accessed by a staircase, with the main bathroom being located on the ground floor. The house is located on the edge of the village, just a short walk to the centre of the village with several shops, pubs, restaurants and cafes, all of which can be accessed on a level, with nothing more than slight inclines and roadside kerbs to negotiate, although some shops and the castle are situated on a steeper, sloping hill. A house telephone is provided, which has outgoing calls barred. Incoming calls are permitted free of charge. The telephone number of the cottage is shown above. Calls to emergency numbers are free of charge. Mobile reception is very limited within the cottage but clearer outside or near a window. Smoke detectors are provided on both floors of the cottage and a fire blanket and first aid kit is provided in the kitchen. No smoking is permitted in the house. Pre-Arrival Marketing Marketing is carried out via the internet. Wren Cottage is advertised for letting only via Coquet Cottages, who handle all bookings administration. Website Accessibility The website is fully W3C compliant. This access statement can be viewed online via the Coquet Cottages website and is available either in printed format via the website or electronic format upon request. Location Wren Cottage is situated on the outskirts of the village of Warkworth in a conservation area. The centre of the village is just a 5 minute walk with several shops, pubs, restaurants and cafes. A precise location is provided via a link to Google maps from the Wren Cottage webpage. The nearest small town is Amble, 1 mile south. The nearest larger town is Alnwick, 7 miles north. Grocery Provisions Grocery provisions may be ordered online, via several stores including Asda and Tesco for delivery to the house after your arrival. Please ensure the delivery timeslot is for when you are at the cottage to take delivery. Any specific requirement may be handled by Coquet Cottages upon request, for which there may be a small charge depending upon the request. The nearest shop-mobility scheme is at Newcastle, 28 miles south. Welcome Pack A Welcome pack is provided which typically comprises the following but is subject to minor variation; A selection of teas, coffees and sugar in sachet format A carton of fresh milk A packet of biscuits or home-made cake A small loaf of locally baked bread Individual jars of jam A pack of butter A bottle of wine Complimentary toiletries from The White Company for adult guests (30ml bottles) A bottle of mineral water for all adults guests One/two toilet rolls per bathroom Kitchen roll, foil and cling film are usually provided but cannot be guaranteed A local Northumbrian Gazette (published weekly on a Thursday) Fresh flowers Equipment Hire Equipment hire services are available locally; please contact Coquet Cottages for advice. There is a baby monitor and a microwave sterilizer are available as bookable free of charge extras. Arrival and Car Parking Facilities Parking for one or two cars is available on the road immediately outside the cottage. The road is not busy with parked cars so there should always be the opportunity to park directly outside the cottage. There is a shared driveway to the rear of the cottage but this belongs to the houses adjacent to the cottage and should not be blocked. There are currently no parking charges to park in Warkworth.
Entry into the Property From the roadside, access to the house is via a pedestrian path which is level right up to the cottage. Access to the house is by the front door and there is a step down into the hallway. The front door is timber, part-glazed with decorative glass and there is a street light close to the door which is lit at times set by the council. There is both a Yale and traditional lock at mid and lower height. 2 keys are required to open the door. Keys for gaining access to the cottage are retrieved from a key safe located to the rear of the property. There is an opening just before the beginning of the cottage stone wall, this provides access to the rear of the cottage. The keysafe can be found below the window located next to the back door. There is a motion activated security light that will come on as you enter the area. A code is provided alongside directions prior to arrival. It is recommended that if the party splits up, that the key is kept in the key safe so that each person can gain access to the cottage at any time if they keep the code with them. Lights are lit in the lounge to aid initial entry and familiarisation with the cottage. Contact details in case of any problems in accessing the house are provided with directions and key collection instructions. There are metal threshes at the doorways between most rooms. The downstairs rooms fitted with high quality Amtico vinyl tiles. The stairs and bedroom are carpeted. The upstairs WC is also fitted with the same Amtico vinyl tiles. Hall, Stairs, Landing, Corridors etc. The house has 2 storey s, accessed by carpeted stairs. There is no lift. The first floor has only one level but there are single steps between areas on the ground floor as the cottage is situated on a hill. The stairs consist of 1 main flight of stairs with a turn left onto the landing. There is a banister rail for the full length of the main flight. A window provides natural light to the stairwell during the day. There are 2 ceiling lights on the landing and 1 ceiling light in the lower hall, so lighting is very good. Stairgates are available for the top and bottom of the stairs upon request, to help keep babies and toddlers safe. Lounge The lounge is accessed from the hallway via a solid wood door with a standard handle. The lounge is covered in high-quality Amtico white washed wood vinyl tiles and there is a large, deep pile rug in front of the fireplace. There is a large 3 seater, fabric covered sofa and a two single fabric-covered armchairs. There is a large coffee table in front of both chairs and a small occasional table with a table lamp adjacent to the sofa. There is an electric stove housed in an inglenook fireplace for which a remote control is supplied. There is a TV cabinet which contains books and DVDs. There is a large flatscreen digital TV with Freeview channels located on a TV cabinet, with a separate DVD player housed within the unit. In this area there is also a speaker system with Bluetooth function to connect your MP3 player or smart phone. Instructions for all equipment in the cottage can be found at the back of the Guest Information File. Lighting in the lounge/dining area is excellent, with ceiling down-lighters, and a large table lamp.
Self-Catering Kitchen The kitchen is on the ground floor. The flooring is high quality Amtico vinyl floor tiles. Lighting is good, provided by several ceiling down-lighters and a window, as well as a lights above the hob area. Kitchen appliances and facilities: Electric 45cm stainless steel electric fan assisted double oven and a ceramic 4 ring hob. Extractor fan with integral light above the hob. Large free-standing fridge freezer Microwave Washer/dryer Electric kettle and toaster Dishwasher 4 slice toaster Most crockery is stored in under counter kitchen cupboards. Pans and cooking dishes are stored at this height too. Cutlery is stored at waist height. The boiler is situated in a walk-in storage area just off the kitchen, this is also where the washer/dryer is located along with vacuum, mop and bucket, brush and dust pan. The boiler is set by the owners according to the season and a timer programme unit is situated in the kitchen, which again is set by the owners but can be altered if absolutely necessary (please revert settings and timings prior to your departure. There is a dining table and 4 high-back fabric covered dining chairs. Bedrooms There are 2 double size bedrooms located on the first floor; both are fully carpeted with bedside rugs. All on one level. The master bedroom has a king-size (5ft wide) divan bed with upholstered headboard. The luxury mattress is a medium firmness pocket sprung with a memory foam topper, a synthetic continental quilt and high quality bed linen are provided. Pillows are high quality synthetic fibre. There is a window to the front aspect providing a good deal of natural light, this is supplemented by a bright ceramic shade and two bedside lights. There is a built in wardrobe, a tall boy chest of drawers, a dresser unit and two bedside tables. The second double room has two steps down from the landing and is furnished with two single (3ft wide) divan beds with upholstered headboards, each pushed against the walls on either side of the room, with a bedside cabinet and lamp in between. There is a bedside rug, a double wardrobe, a dresser and a small chair. There is a large window providing plenty of natural light, supplemented by a bright ceiling light and a bedside table lamp. The two single beds can be converted to a super-king-size bed (6ft wide) if requested at booking. Bathroom The main bathroom is situated on the ground floor, adjacent to the rear hallway off the kitchen. It comprises a full size free standing slipper bath with freestanding mixer taps
and shower attachment. There is also a low level WC and basin style sink, in addition to a walk in shower. Natural light is provided by a window and supplemented by good ceiling down-lighters and there is a mirror above the sink. The flooring is high-quality Amtico vinyl floor tiles. There is an extractor fan and a large radiator. The large window provides plenty of natural daylight and is glazed in privacy glass. There is a roller blind provided for extra privacy. There is an additional WC with a saniflo low level WC and walnut unit with a built in basin on the first floor in between the two bedrooms. The flooring is high-quality Amtico vinyl floor tiles. There is a heated towel rail and a mirror above the sink. Towels and Luxury toiletries from The White Company are provided. Grounds To the rear of the cottage, accessed through the rear door, there is an enclosed courtyard with a pretty rockery area and disused water pump. There is a table, six chairs and a parasol for enjoying al fresco dining. The courtyard is all on one level. Dogs Dogs are not permitted at this cottage. Additional Information Advice is provided in the Guest Information File of what to do in the event of an emergency, ie: where the exits are and advice on where to store keys. Emergency torches are provided in bedside tables to aid escape in the event of a power failure. Emergency contact numbers are provided both at the time of booking and in a clearly labelled Guest Information File. Emergency service numbers are kept next to the cottage telephone.
