This phase of the project was completed in 2014. The second phase of this redevelopment project by Merlone Geier Partners is currently under construction. When finished, the property will have 360,909 square feet of office space, 107,835 square feet of retail/commercial space, a 1,410-seat theater, and a 167-room hotel. The second phase of development will total approximately 1,080,800 square feet and will be situated on a 9-9-acre site to the north of Phase I. Prometheus has received approval to develop 583 multi-family units and 11,171 square feet of ground floor retail on this 5.7-acre site. The project will replace seven older commercial buildings and a small multi-family property. When complete, the property will consist of two five-story buildings and one seven-story building with underground parking. Summerhill Housing Group developed this 193-unit multi-family property on the site of the former San Antonio Inn. The property, located at 2650 West El Camino Real, is comprised of two four-story buildings over subterranean parking. Construction was completed in 2015. 2645 & 2655 Fayette Drive (proposed) 5 The DeNardi Group has proposed development of a 24-unit condominium project on this 0.65-acre site just off San Antonio Road on Fayette Drive. This residential community will replace a commercial building and six low-density multi-family units currently on the property. The site backs up to the Domus on the Boulevard project. The city council approved the project in 2016, but construction has not yet commenced. 2580 & 2590 California Street (proposed) 6 Greystar has proposed construction of 642 multi-family units and 16,000 square feet of ground floor commercial space on this 8.63-acre site. The property is currently developed with an office building and strip retail center, which will be demolished to make way for the proposed development. This property is currently improved with a motel and vacant restaurant building. Construction is expected to commence by the end of 2017. The 3.63-acre site of the former Palo Alto Bowl was redeveloped with a 138 room Homewood Suites Hotel and 26 single-family residences by Barry Swenson. One of the first redevelopment projects to be completed following the recession, this property was completed in 2014. Sares Regis and Lennar Homes created a joint venture to develop 167 multi-family units, 38 attached single-family residences, and 17,000 square feet of retail on this 5-acre site. The property was previously developed with a restaurant and Los Altos Garden Supply. The single-family residences were completed in 2014 and sold, while the multi-family property was completed in 2015 and recently sold to Stanford University for use as faculty housing. A new 157-room hotel has been proposed for this 0.97-acre site that is currently improved with a 71-room motel. The hotel property will be four stories with one level of underground parking. The city approved the development in June 2017 and is now reviewing the building plans in order to issue permits. Lennar Multi-Family Communities plans to construct a 204-unit multi-family residential property on the site of the former Olive Tree Shopping Center. The project will include a single four-story building with underground parking situated on a 2.6-acre site. The city approved the development in early 2017 and building plans are currently being reviewed. Anton Development Partners received approval to build a 144-unit multi-family property on this 1.62-acre site. The four-story property will include two levels of underground parking. 2296 Mora Drive (proposed) 13 Lennar Homes has proposed development of 75 attached single-family residences on a 5.13-acre site. The property is currently improved with 15 industrial buildings, which will be demolished to make way for the new residential property. The city has approved the project and is currently reviewing building permits for the development. Verve Mountain View (completed) 14 United Dominion Realty built a 160-unit multi-family property on this 2.85 acre site that was formerly a motel. The four-story project includes 4,000 square feet of ground floor retail space and was completed in 2016. 1701 West El Camino Real (under construction) 15 Palo Alto Housing is building a 67-unit affordable housing development on this 0.49-acre vacant site. The development is a partnership with the city of Mountain View and will consist of all studio units. It was approved in late 2016 and construction commenced in early 2017. Montrose Apartments (completed) 16 Prometheus Real Estate Group constructed a 228-unit apartment property on the site of a former motel and appliance store. Technically two adjacent projects separate by a creek, the east site is 2.51 acres and has 162 units, while the west site is 0.99-acres and includes 66 units. The property was completed in late 2016. 1696-1758 Villa Street (proposed) 17 Prometheus plans to develop a 240-unit multi-family property on this 3.16-acre site. The property is currently developed with a small apartment property and three single-family residences. The developer recently submitted a formal development application to the city; this project is in the early planning stages. 4856 El Camino Real (proposed) 4880 El Camino Real (under construction) 18 19 A local developer purchased this 0.72-acre site and plans to build 35 for-sale residential condominiums. The property is currently developed with two commercial buildings. The five-story building is proposed to include five below market rate units. The city of Los Altos is still reviewing the proposed development. Formerly a Chinese restaurant, this 0.45-acre site was purchased for redevelopment with a 21-unit for-sale residential condominium project. LOS ALTOS CALIFORNIA SAN JOSE METRO POPULATION 2+ MILLION THE WORLD S MOST PROMINENT TECHNOLOGY HUB APPROXIMATELY 37 MILES SOUTH OF SAN FRANCISCO 4896 El Camino Real is located in the city of Los Altos, near the border of the cities of Palo Alto and Mountain View, in one of the most dynamic neighborhoods in Silicon Valley. The area has a dense residential population, with approximately 30,000 residents in Los Altos, 81,000 in Mountain View and 69,000 in Palo Alto. This area has a well-educated population, with more than 70 percent of the workforce within a three-mile radius of the property having obtained a bachelor s degree or higher.
