Please contact our Haddenham office on 01844 291384. ---------------------------------------------------------------------------------------------------------------------- GENERAL DESCRIPTION Having been in the same family for centuries, the woods, which are offered for sale by the Hampden Estate, lie in attractive rolling countryside so characteristic of the Chilterns. The woods lie within a mile of Great Hampden as the crow flies. The heavily wooded landscape of the Chilterns, based on clay with flint deposits, includes the country s most extensive areas of beech woodland. These three woods offer the unusual opportunity to acquire a small coniferous woodland. The area s important diversity of habitats is recognised by its designation as an Area of Outstanding Natural Beauty extending 45 miles from the Thames at Goring-on-Thames northeast to Hitchin. The Hampden Estate woods were first enclosed between 1800 and 1840. Previously they were looked upon as waste and were cut over and grazed at will by the inhabitants and their livestock. The local furniture trade began to expand very rapidly around 1870 and between 1875 and 1885 the 6th Lord of Buckingham cut heavily but mostly in what was probably overstocked woodland, removing over-mature timber. The woods were managed on the old Chiltern Selection System whereby the best stems were removed leaving gaps for natural regeneration. During the 1950s the Earl of Buckingham re-evaluated the Estate woodlands, introducing faster growing conifer species. These three woods planted between 1962 and 1970 result from that policy. LOT 1: MONKTON BELT WOOD NORTH 3.97 hectares / 9.81 acres The most northern of the three lots offered, this wood is well stocked with a mixture of Japanese larch and Norway spruce dating from 1965 and 1970. Good management and time have produced not only a good stand of timber but also a wood that has an open but not understocked feel. For any woodland owner there is the potential to harvest timber subject to a felling licence and change the species mix to suit their own requirements, or simply enjoy the maturing trees and vista they provide. The land gently rises to meet the field boundary along the southern boundary. Access is via the gate from the county highway on the north east corner. The boundary between lots 1 and 2 is a public footpath. Principally a Norway spruce woodland planted in 1965 there is a pleasant ride that cuts along the roadside boundary but which can easily be left to walk through the crops and to the extremities of the wood. The features of the land are substantial enough to provide interesting character but remain easily worked or walked. Access is provided via a gate on the south east corner of the woods adjacent to Spring Bottom Lane. LOT 3: CAVE HILL WOOD 3.87 hectares / 9.57 acres The final of the three woods is the most diverse in terms of planting. This wood is stocked with a mix of Corsican pine and Scots pine with Japanese larch planted in 1963. The crops are all well established and have been thinned in the past. The entrance for the wood is opposite Spring Bottom Lane and a turning and parking area has been established and stoned within Cave Hill Wood. From here the wood can be accessed either by the track running along the northern boundary or along the hedge line. The northern boundary is along the foot of the bank. Rights of Way Cave Hill Wood is sold with the benefit of a right of way for all purposes, subject to making good any damage caused, over the old cart tracks along its northern boundary. This provides access to the turning and parking area within Cave Hill Wood.
