GENERAL DESCRIPTION Occupying a level site to the east of the attractive village of Besthorpe, the property offers the unusual opportunity to acquire a small mixed woodland together with grazing land including an Ancient Monument. LOT 1: MILL FARM WOOD 2.34 hectares / 5.80 acres Approached directly off the public road, Sand Lane, on its northern boundary Mill Farm Wood is an attractive mixed woodland with a scattering of maturing pine together with naturally regenerated broadleaves including oak and birch. Under a Forestry Commission Licence, valid until 23 June 2024, there is consent for a standard thinning operation. A new post and wire fence delineates the southern boundary. The woodland is understood to have been used to dismantle planes during and shortly after the Second World War. LOT 2: PRIMROSE HILL WOODLAND PASTURE 4.49 hectares / 11.10 acres An interesting combination of grazing land, mixed broadleaved trees, which have just been thinned, and a belt of newly planted broadleaved trees and shrubs along its western boundary. A new post and wire fence has been recently erected to ensure the land is stock-proof. The property contains a Schedule Ancient Monument. It is understood this mound had previously been interpreted as a Bronze Age round barrow or fortified rabbit warren. The current owner, under direction and with the consent of English Heritage, has enhanced and protected this feature by the removal of trees from the monument.
