Building Owners and Managers Association of Greater Toronto Area (BOMA Toronto) is a not-forprofit Commercial Real Estate Industry association established in 1917. BOMA Toronto is committed to developing, promoting and advancing best management practices through proactive advocacy, exceptional education and the creation of valuable networking opportunities. BOMA Toronto proudly represent over 80% of Toronto and the GTA s leading building owners, property and facility managers, developers, corporate facility managers, leasing professionals, and industry suppliers. Even though the name says Toronto, BOMA Toronto members own, manage and service all across Ontario except the 613 area code region serviced by the sister chapter, BOMA Ottawa. To learn more about BOMA Toronto visit www.bomatoronto.org What is the BOMA Toronto race2reduce (R2R)? The BOMA Toronto R2R program is a corporate challenge to engage and encourage tenants & landlords in the Commercial and Institutional building sectors to improve energy efficiency and operational excellence through collaboration and sharing of industry best practices.

How is R2R different from the previous Race? The BOMA Toronto R2R will carry on the legacy of the former Race to Reduce and build on its success. Collaboration between landlords and tenants for greater results is one of the pillars of the program. However, there are significant differences between the former Race and the BOMA R2R in several aspects of the program. Registration processes, collection and analysis of consumption data, asset types, number and type of awards, to name a few. Who runs the BOMA R2R? BOMA Toronto R2R is designed, administered, and managed by BOMA Toronto [www.bomatoronto.org]. What is the duration of the BOMA Toronto R2R? The BOMA R2R will run until December 31, 2020. Who is funding the BOMA R2R? Presently, the primary funding partner is Toronto Hydro Electric System Limited (Toronto Hydro). What are the boundaries of the BOMA Toronto R2R? During 2017, the program is only available to those buildings located within the Toronto Hydro service area (corresponding to the 416 area code). However, the program may expand to other areas, subject to additional regional funding. How much does this cost to enroll in the BOMA R2R program? It s completely free! Why should I participate? BOMA R2R participation is a highly visible commitment to sustainability by improving energy efficiency and reduce operating costs within a closely matched peer group. Awards will provide top achievers with industry-wide recognition. How do I get involved? Visit race2reduce.bomatoronto.org for more information and to register your participation in the BOMA Toronto R2R program. 2

participation / eligibility Who can participate? All landlords and tenants of office and institutional buildings in the Toronto Hydro service area are eligible to participate. Do I need to be one or apply to become BOMA Toronto member in order to participate? No. The challenge is open to members and non-members of BOMA Toronto. However it is encouraged that you become a member to take full advantage of member benefits (professional development programs, networking, advocacy, and industry best practices). Does my building needs to be BOMA BEST certified in order to participate? No. The challenge is open to BEST-certified and non-certified buildings. However, if you are interested and would like to learn more about BOMA BEST visit www.bomabest.com. Do I need to be a Save on Energy (SOE) program participant in order to participate in the BOMA Toronto R2R program? Under the BOMA Toronto R2R program only those savings achieved through SOE programs will be counted, consequently, performance achievements are automatically validated by Toronto Hydro s measurement and verification checks. However, under certain circumstances, energy savings resulting from measures for which participant did not apply for SOE incentives may also be included, provided such savings could be verified and validated by a Toronto Hydro Energy Expert. It is important that you contact the R2R program management before commencing an initiative of this nature. When is the deadline to register for the R2R? Registration is open throughout the four years of the challenge. In order to qualify for the annual awards, however, you must meet all deadlines each year. To be eligible for the 2017 participation awards, buildings must be registered by August 31, 2017 For subsequent years, buildings must be registered by January 31 My office is not in the downtown core. Can I still participate? Yes. We welcome and encourage participation from any commercial or institutional building within the Toronto Hydro service area. 3

My portfolio includes buildings outside Toronto as well. Can offices outside of Toronto participate? Not at the moment; when the program expands outside Toronto (outside the Toronto Hydro Service area), all current participants will be notified, I am already part of X initiative/challenge. Can I still participate in the BOMA Toronto R2R? Yes, you can participate in multiple initiatives and challenges as long as the goals and objectives are not conflicting. tenants I am a tenant. Can I register without my landlord? The only way you could participate without your landlord is if you are separately metered and billed by Toronto Hydro. If this is not the case, you will require sub-meter data and the permission of the landlord to allow the utility to review the building meter in order to record reductions towards the R2R objectives. Even if you are eligible to participate on your own, we encourage you to get your landlord on board because the collaboration between the landlords and tenants is one of the founding principles of the program. I am a tenant. How do I convince my landlord to join? There are many benefits to participating as a landlord: access to tools and resources that could help with saving energy costs; seminars and webinars on multitude of building performance related topics; keep informed of government incentives for retrofits, audits, etc.; network of building professionals; sharing of best building management practices; recognition for better performance. As a tenant what can I expect to gain from participating in the R2R? Meet other tenants in your building and collaborate with them and your landlord to share best practices and make your leased space a better place to work and learn. As a tenant you will also have access to toolkits, informational and educational webinars and other resources to help your green team or champion. Improving the energy efficiency of your space will not only reduce your operating costs, but can also improve your well-being and productivity. 4

landlords As a landlord, could I register without a tenant? Although you can register without a tenant, we encourage you to get at least one tenant on board because the collaboration between landlords and tenants is one of the founding principles of this program. Besides, tenant loads represent a large portion of your building load, and without tenant action, your common area achievements might otherwise become diluted. As a landlord, how do I convince my tenants to join? There are many benefits to participating as a tenant: access to tools and resources that could help with saving energy costs; seminars and webinars on multitude of building performance related topics; keep informed of government incentives for retrofits, audits, etc.; network of building professionals; sharing of best practices; recognition for better performance as a tenant. As a landlord, what can I expect to gain/how will I benefit from participating in the Race to Reduce? There are many benefits to participating as a landlord: access to tools and resources that could help with saving energy costs; seminars and webinars on multitude of building performance related topics; keep informed of government incentives for retrofits, audits, etc.; network of building professionals; sharing of best building management practices; recognition for better performance. Improving the energy efficiency of your building will not only reduce your operating costs, but can also attract and retain tenants, improve occupant well-being and productivity. There is no downside. If a building is owned by two landlords, do both need to sign up? If the building is jointly managed, then yes, both landlords will need to be included in the registration. My building is recently completed and built to LEED standards. Why should I participate? Building to higher standard alone will not guarantee performance. In order to maximize the return on investment, you also need to focus on how do you manage and operate your building(s) on a daily basis and explore ways to continuously improve its performance. I have many eligible buildings that could participate, but I have don t have the resources to enter each building. Is there a faster way to enroll multiple buildings? Absolutely. Please contact the program management to learn about the bulk enrollment option. Bulk enrollment will save you a lot of time, however, one the list of buildings have been bulk-loaded into the system, you still need to review details of each building before submitting. A building is not considered registered until it is submitted and approved. 5

program and participant target What is the target for the program? Over the duration of the R2R challenge, program will progress towards a nominal 10% collective energy usage reduction target. As a program participant what would be my target? It depends on how seriously you want to win in your category. There is no minimum target. Your self-imposed target in the R2R is indicative of your commitment to improve the performance of your building(s). R2R participants are categorized by two measures: building size and current efficiency, which is the basis by which your peer group is established for an award. While the awards are for participants who achieve the most verified savings within a specific category, any participant who achieves at least 5% savings within a calendar year will be given an honorary mention at the R2R Awards. What if I can t meet the 10% reduction target? Can we still participate? Yes. We recognize that some landlords and tenants have already made huge efforts in reducing the energy use in their buildings, and that achieving a further 10% reduction may be more difficult. In other cases landlord may not have sufficient resource to help them achieve their targets. In either case, you can still participate as long as you participate in the Save on Energy program and implement some conservation measures (however small it may be). The 10% reduction target is for the collective group of participants. 6

participant data Do I need to submit my consumption data in order to participate? Yes. How do I submit the consumption data for my building(s)? Participants have the option of entering the data manually or consent to have the utility submit it directly to the program electronically. What if I don t submit the consumption data before the deadline? Then your building(s) will be excluded from the awards in that particular year. What if my application is not complete? Participants will have the flexibility to complete the application in stages. However in order for the enrollment to be approved. The application have to be complete. Incomplete applications will be excluded. Do I need to open an Energy Star Portfolio Manager account and benchmark my building(s) in order to participate? At present, it is not a requirement. However, we encourage you to do so as a best practice. privacy I am concerned about privacy of my data. BOMA Toronto abides by the Freedom of Information and Protection of Privacy Act (FIPPA) and Canadian Anti-Spam Law (CASL) to protect the privacy of its members and the participants of any of its programs or initiatives. Participant information will only be shared with participants explicit consent and only to the extent required to fulfill the objectives of the race2reduce program. Toronto Hydro will release aggregated consumption information to BOMA Toronto only where a participant has signed a release form. 7

publicity & promotion How will results and achievements be promoted? The overall results are reported to Toronto Hydro quarterly in an aggregated format. Annually the results of the program will be shared publicly using existing marketing and communication channels. Such channels may include (but not limited to), E-notices, Newsletters, Industry Magazines, Social Media, etc. What type of publicity will my organization receive by participating in the BOMA R2R? BOMA Toronto will not share or publicize any participant-specific details without the explicit consent of the participant. If you consent, your achievements will be shared with other participants and with the industry in general through special participant profiles, case studies, etc. Can I use the R2R logo in my newsletter? The race2reduce logo and the name are trade-marked property of BOMA Toronto. However as a registered participant, you can use the race logo. Refer to the BOMA Toronto style guide for proper use of the logo. sponsorship How do I become a race2reduce sponsor? There are number of ways to support the BOMA Toronto race2reduce. For more details contact the program management. awards & recognition What types of awards are you offering? Award categories include: Participation, Multi-building landlord, Multi-location tenant, Performance, Innovation How are energy savings verified? Savings will be validated by Toronto Hydro program-verified (i.e. using usual IESO-approved CDM protocols) rather than independent 3rd party oversight 8

Do I need to apply to be eligible for the awards? Most awards require only that participants are registered in the challenge and have participated in the SOE programs in order to accrue performance savings. Some awards have further requirements, such as submission of a plan. Can I apply for more than one award? Yes, you may apply for as many awards as you are eligible for. How will my building(s) be compared to other buildings for awards? For comparison purposes, R2R participants are categorized by two measures: building size and current efficiency, which is the basis by which your peer group is established for award purposes. The following table illustrates the participation categories based on building size and existing electrical efficiency expressed as an electrical performance index. (The divisions shown are illustrative only and BOMA Toronto reserves to adjust as necessary): Each grid box represents a standalone award category. As examples, In case A, organization XYZ is a fresh participant to R2R in 2017. The building has a relatively poor index but competes only with other similarly sized buildings with similar performance (i.e. with lots of energy saving opportunities) for overall percent electricity reduction. Next year, the competition starts again but now XYZ, who has subsequently improved its performance, now moves into a new better-performing peer group. 9

In case B, organization ABC was a previous participant in the legacy R2R initiative. Because their energy profile is already low, they only compete with other similarly lean participants in their size category. In this manner, participants are not disadvantaged either by (i) when they join the competition, or (ii) matched against unfair competition. How and where will participants be recognized or awarded? BOMA Toronto will hold a special race2reduce Awards and Celebrations event annually. Winners from each category will be selected based on verified savings through the process explained above. In 2017, only Participation Certificates will be awarded to recognize your commitment since we will not have full year s consumption data in time for the event. Such certificate will be awarded to all registered participants as long as the building is registered on or before August 31, 2017. How are winners selected? Winners of awards that are based on percentage energy reduction are determined using numerical assessment. Winners of awards that are based on qualitative assessments are finalized by the R2R Awards Committee. conflict resolution As a participant, if I have any grievance how should I proceed? BOMA Toronto is committed to providing a fair and pleasant user experience. Should you have any issue or concerns, please contact the program management at your earliest convenience.
