Rental Application Process The form must be completed in full to avoid any delay in processing and you can apply for as many properties as you view. You must view the property or have a friend/family member view on your behalf before we can proceed with your application. Here are eight things to consider when applying for a rental property with LJ Hooker Port Macquarie. 1. Make sure you have all the correct documentation Identification: Each adult is required to submit 2 forms of ID 1x from each column Australian Drivers Licence Bank Card & Medicare Card Non Australian Passport Pensioner Card 18+ / Photo ID Card Birth Certificate or Passport Proof of Income: You will need to show how you are going to pay for the rent should you be approved for the property. Don t include payslips for employment you are no longer continuing. If you are transferring your position to the area you will need to provide a letter of transfer. Preferably this letter should outline your salary. Payslips 3 most recent payslips Letter of Offer This should include your salary offer Self Employed Up to 2x most recent Tax Returns or Accountant s contact details or Business Bank Summary Savings Bank Summary showing accessible funds Investments Income Reports from property / superannuation / shares etc. Centrelink - If you are receiving any form of income from Centrelink including Pensions you will need to provide your Income Statement which you can access online or in branch on Short Street, Port Macquarie. Child Support - If you receive child support payments you need to provide documented evidence from the agency or bank statements showing up to 3 months history of incoming payments. Written References: Although not required, as we will call your personal references and previous landlords and rental references there are circumstances where written references can support your application: Employer confirming position/wages References that reside overseas Caseworker / Doctor reference Reference for Business earnings Educational mentor s reference Make sure you have all of these documents copied and ready as submitting an incomplete application will delay the processing and definitely won t leave a good impression. Agents will be unlikely to waste their time chasing people for information. Have everything copied and organised into a folder that you can hand to the viewing or office on the day. 2. Save time & book your viewing online You can now book in to upcoming rental inspections online, via realestate.com.au (go to the Inspections section) or our website portmacquarie.ljhooker.com.au/renting > View Available Rentals and when you see Looking to Rent in Port Macquarie? Depending on where you want to live and what your budget is, the rental market in Port Macquarie can be pretty brutal at times. If you show up to a rental inspection with twenty other people, you can t afford to delay submitting your application. You can put your application in to our office as soon as you start booking in to the rental inspections. Are You A First-Time Tenant? If you're an individual who hasn't rented a property before, you may feel a bit stuck without references from previous landlords. However, everyone has to start somewhere. The good news is that you can still demonstrate that you would make a good tenant. You can tailor your application to rent accordingly - even if you've never rented before! Landlords want to keep their investments in good condition. While they have certain obligations when it comes to maintenance, some responsibility falls on the tenant, too. For instance, you will need to keep a property in clean and tidy condition, whether you've been living under your parents' roof or in a student hostel, you've likely experienced rules relating to general household tidiness.

Be on time This is a general courtesy rule but one that is applicable to all professions, arrive early to the open house to make an impression. Be Presentable at the inspection You don t have to wear a suit but it s important to look presentable. It shows you re keen to secure the property and that you re taking the application process seriously. If you show up looking like you mean business, you could increase your chances of success. 5. Get your housemates into gear Your housemates don t have to attend the property inspection (although this is preferable) but you need to get their full and completed and signed application and references. If you have a complete set of documentation for all members of the household you ve got a better chance of being on the top of the pile. 6. Make your application as uncomplicated as possible Only submit the necessary documents. It s fine to have any additional documents you think you might need on hand, but only submit what the agent asks for. Apply for as many properties as you like with one application form. The best bit? Once you ve filled in your application once you can apply for as many properties as you like more than halving the amount of time you spend on applying for a property. 7. Be reasonable & pleasant Often you re up against another dozen people who are also applying, you re not in a position to bargain or be demanding. Being pleasant rather than pushy can put you in the good graces of the agent. 8. Follow up If you ve submitted an application and you haven t heard anything 48 hours later, its okay to send do send a follow up email to - Let them know you re very interested in the property and that you re happy to provide any additional information or references they might need. Be mindful that with many applications to process the less you interrupt the office the quicker they can work on your application. They may well be trying waiting on a response from a reference or landlord and if they receive a pleasant message from you, it might just put you at the top of their list. Even if you haven't rented a home before, it's still possible to rent a property for the first time. You can demonstrate your trustworthiness in other ways. You need to show that you can pay your rent on time, take care of the property and meet the terms of the tenancy agreement. If you can show that you're responsible, tidy and have a good history of paying bills on time, you're on track to renting your first home. Even though you can't provide a reference from a previous landlord, there are plenty of other documents that can put you in a good light. If you've been living in a student hostel, you could offer a reference from the complex manager. References from your employer or manager can demonstrate your sense of responsibility, while references from teachers, neighbours or even your doctor can help bolster your application Need a Guarantor? An agent or property manager will be mainly concerned with an applicant's ability to pay the rent, as well as their ability to take care of the property and comply with the terms and conditions of the lease. If you are currently living with your parents, you may also choose to have a parent co-sign your lease with you. They will be required to complete an application form in full with documents attached. When processing your application form, our agency will conduct the necessary tenant checks with this company. In accordance with current legislation requirements if a breach or default occurs with your tenancy, the details of such breach or default may be listed on this database for other agents to access when you apply for future properties. EQUALITY AND FAIRNESS OF THE APPLICATION PROCESS When processing applications all applicants must be considered in accordance with the Equal Opportunity Act. Our office supports this and there is no discrimination based on: sex, marital status, pregnancy, gender history, parental or carer status, sexual orientation, race, religious or political conviction, disabilities, mental health, age or discrimination by personal association with someone else who may be treated unfairly on the basis of any of the above. UNSUCCESSFUL APPLICATIONS If your application is unsuccessful, you will be notified via SMS/Email. As you can appreciate we receive many applications on properties and the final decision is often determined by the lessor of the property. If you are unsuccessful, you may request that your application be transferred to another available property for rent. SECURING THE PROPERTY ONCE APPLICATION IS APPROVED Once our office has communicated to you that the application has been approved, you will be required within 24 hours to pay 1 weeks rent as a holding deposit to secure the property. This payment will roll-over to your first weeks rent once the lease has been signed. Please note that this must be paid in cleared funds, our office accepts Cash, EFTPOS and Direct Debit. Personal cheques will not be accepted when paying the initial monies. The property will not be secured for you until this money has been received. This payment is non-refundable should you decide not to proceed the money will be forfeited to the owner. SIGNING OF DOCUMENTS All approved tenants listed on the Tenancy Agreement (excluding additional occupants not required to sign the Agreement) must be present to sign the Tenancy Agreement and other associated documents prior to collecting the keys. The keys will not be released unless all tenants have signed the Tenancy Agreement, shown photo identification and paid all monies in cleared funds and in full. A member of our team will contact you to organise an appointment time to sign these documents. You should allow up to an hour for this appointment to enable the Property Manager to discuss all obligations associated with signing the agreement as well as our expectations during the tenancy.

TENANCY AGREEMENT AND ADDITIONAL TERMS Upon your application being approved, you will receive a copy of the Tenancy Agreement and any additional terms, Body Corporate By-Laws (if applicable), the prescribed Information for a Tenant, our agency s Tenant Information Sheet and an additional terms for pets if pets have been approved at the premises. It is important that you read and understand this documentation, including any special conditions prior to entering into the Tenancy Agreement. BOND LODGEMENT It is important to know that all parties signing the Bond Lodgement Form at the commencement of the tenancy must be present in our office at the end of the tenancy to sign the Refund of Bond Form. Failure to have all signatures on the Refund of Bond Form will result in delays of up to three weeks for monies to be released. PAYMENT OF RENT AND BOND Prior to taking possession of the property, we require two weeks rent and four weeks bond. This office does not accept bond transfers. All monies must be paid in cleared funds our office accepts Cash, EFTPOS and Direct Debit, prior to collecting the keys. PAYMENT OF RENT DURING THE TENANCY It is our company policy that all rental payments are to be made direct to our bank trust account. We offer three forms of banking methods. This will be discussed with you when signing your tenancy agreement. 1. Direct bank transfer payments or 2. Cash 3. EFTPOS / Credit card payments in office (or over the phone if necessary) ELECTRICITY CONNECTION / TELEPHONE CONNECTION It is the tenant s responsibility to connect the electricity and to ensure that it is disconnected at the end of the tenancy. All connection costs and deposits are the tenant s responsibility. COLLECTION OF KEYS Our Asset Management Team s working hours are Monday to Friday 8.30am 5.00pm. You will need to collect the keys, finalise the payment of monies and sign all documents in these hours ONLY. Other arrangements can be made in special circumstances arranged with the agent. OUR CUSTOMER SERVICE STANDARDS ARE: To present to you well-maintained and clean properties To process tenancy applications within 48 hours To clearly explain your rights and obligations at the commencement of the tenancy To prepare all documentation in accordance with the Residential Tenancies Act To prepare a detailed condition report and inventory list if applicable To collect a full rental bond prior to the tenant receiving the keys To respond to your telephone calls within 24 hours To respond to fax and email requests within 48 hours To attend to complaints promptly and to listen and understand both sides point of view To attend to maintenance promptly in accordance with priority To keep all appointments and turn up on time (extreme circumstances prevailing) To carry out regular property inspections and forward a detailed report to our lessor To protect your privacy in accordance with legislation requirements To ensure that you have quiet enjoyment of your home To provide you with a quality service based on honesty, integrity and professionalism WE WANT TO DELIGHT YOU WITH OUR SERVICE
