Introduction Netherton Farm is a period farmhouse with 3 high quality holiday cottages set in 10.5 acres just outside the charming village of Hartland. It is close to the rugged North Devon and Cornish coastline famed for its many Areas of Outstanding Natural Beauty, with breath taking cliff top coastal walks and safe bathing beaches. Although in a peaceful, rural location the property is accessible being just 5 minutes drive from the A39, North Atlantic Highway. Situation There are many attractions within the Hartland Peninsula including wonderful cliff top walks along the South West Coast Path around the famously rugged North Devon coastline, Hartland Abbey founded in 1157, the Lighthouse at Hartland Point, a 16th Century quay with its shipwreck museum, Docton Mill Gardens and the picturesque cobbled village of Clovelly. For family fun, The Big Sheep and The Milky Way Adventure parks are close by and there is fishing, watersports and sailing at Tamar Lakes (12 miles). Hartland village (1 mile) has a thriving community with shops, a post office, pubs, medical centre, primary and small secondary school, churches and a variety of clubs and societies. The seaside resorts of Bude, Westward Ho! and the market town of Bideford are all about 14 miles away and offer a wider range of amenities. The regional centre of Barnstaple (22 miles) offers the area s main business, shopping and commercial venues. From Barnstaple there are good transport links via the A361 link road which connects the motorway network at junction 27 of the M5. There are international airports at Bristol and Exeter. The Farmhouse This attractive stone and part rendered period farmhouse is not Listed and provides charming, flexible accommodation. The property has previously been split into two cottages and there is potential to alter the current layout should a new owner wish to. Converted from stone barns with seating areas to the front and rear they let for self-catering holidays. In brief the cottages comprise: Hawthorn Cottage (sleeps 2) On the ground floor are a fully fitted kitchen/dining room and a double bedroom with ensuite bathroom. On the first floor is the living room with French doors to the Juliette balcony Bramble Cottage (sleeps 2) On the lower ground floor is a double bedroom with ensuite bathroom and separate shower. On the ground floor is the fully equipped kitchen/dining room and a utility room. On the first floor is a cloakroom and the living room with French doors to the Juliette balcony. Tamarisk Cottage (sleeps 4) This property was converted in 2016 and on the ground floor has a fully equipped kitchen/dining room and utility room with WC. On the first floor is the living room with French doors to the Juliette balcony, a double bedroom with ensuite bathroom and separate shower and a second double bedroom on the lower ground floor with ensuite shower room and door to the rear seating area. There is parking for guests to the rear and side of the cottages.
The Land The property is approached from a country lane down a private driveway. The driveway forks left towards the farmhouse and right towards the cottages and farm buildings. The paddocks on both sides of the drive could potentially be used for camping/glamping. The farmhouse has private gardens including a greenhouse, vegetable patch and orchard. The majority of the 10.5 acres of land is to the north of the farmhouse and holiday cottages and is laid out in paddocks grazed by the owners herd of Dexter Cattle and Dartmoor Greyface sheep. The fields are newly fenced and have a water supply. A small stream runs along the western boundary flanked by areas of woodland. Outbuildings Netherton Farm is well equipped with outbuildings. A single storey outbuilding houses the Biomass boiler and associated pellet store. To the rear is a utility room/laundry room, currently used in association with the holiday cottages. There is a single storey, stone and block built building with 4 stables, currently used for storage. A further timber built stable block has 2 stables. There are two new timber framed barns (41 x 24 and 29 x 29 ) with concrete pads. Future development A new owner may wish to explore the potential for a small campsite or glamping site in the field at the entrance to the property. Torridge District Council previously granted permission under reference 1/0578/2010/FUL for a covered swimming pool, although this permission has now lapsed.
