In an active shter situatin, residents will receive a text and email thrugh the rave alert system. Detailed instructins will cme thrugh this system. Trnad. If a trnad warning is issued, take cver in the lwest level hallway f yur apartment building. Take pillws, blankets, cell phne, and a battery pwered AM/FM radi with yu, if pssible. Ntify neighbrs n the way. Stay n the lwer level until the trnad warning has expired. Ntificatin will cme via text, email, cunty siren, and/r phne call. Fire. Residents shuld familiarize themselves with the lcatin f fire extinguishers and fire exits in their buildings and knw hw t use them. Teach yur family what t d in case f fire. When the fire alarm sunds, quickly evacuate the building. CAUTION: THE BUILDING EVACUATION ALARM ONLY RINGS IN THE BUILDING; yu must als call 911 and reprt the fire by phne. a. D nt try t save pssessins. Exit the building immediately. Yu may have n mre than tw minutes t escape safely. b. Never pen drs that are ht t the tuch. Be ready t slam the dr shut and use a secndary escape rute if heat and smke cme in the pen dr. c. If smke, heat, r flames blck yur exit rute, clse yurself in a rm with an exterir windw and place a twel under the dr. If yu have a cell phne, call 911 and tell the dispatcher where yu are. Open the windw d nt break it at the tp and bttm if pssible and signal t firefighters with a flashlight r bright clred clth. d. Once yu are utside the building, d nt g back in. Once yu are safely utside, call 911. Ntify the dispatcher if smene is still in the building. 4

e. If necessary, crawl under smke. If yu cannt avid escaping thrugh smke, crawl under the smke and cver yur muth. Smke is txic and can disrient and quickly suffcate a victim. 2. Once utside, call 911. Then g immediately t yur designated assembly area (see belw) and make sure everyne is accunted fr. Yu must then cntact the Safety and Security Dispatcher at 314.581.7212 in rder fr campus persnnel t be ntified. Keep streets, fire lanes, hydrants, and walkways clear fr emergency vehicles and crews. 3. Evacuatin Areas: a. Residents f the MTW Huse and apartments 400 441 shuld assemble behind Edwards Hall at r near the basketball curts. b. Residents f the Cnway Rad hmes shuld assemble n the grassy area behind the huses. 4. If emergency crews request assistance, help as yu are able. 5. Cvenant Seminary emergency respnse staff may set up an Emergency Cmmand Pst n main campus near the emergency site. Keep clear f the Cmmand Pst unless yu have fficial business. (Please cntact Adam Lpez at the campus safety ffice, with any questins, adam.lpez@cvenantseminary.edu.) 6. DO NOT RETURN TO AN EVACUATED BUILDING unless tld t d s by the Directr f Campus Operatins r the Campus Safety Officer. Gulf Drive tenants shuld await instructins frm the Resident Manager. On-Campus Fire Alarm Testing. The city fire marshal and Cvenant Seminary s insurance carrier require the testing f all fire alarm systems. There may als be evacuatin drills cnducted peridically (n mre than tw per year). Residents participatin is required; yur cperatin increases the safety f all campus residents. Earthquake Each family is respnsible fr getting a head cunt f peple living in their apartment and making sure every persn gets ut f the building safely. Fire drills pertain t individual buildings and will nt apply t adjacent buildings. The prtectin f yur family and the landlrd/wner s prperty is at stake. All residents wh live in the apartments and the emplyees f Cvenant Seminary are t cmply with these requirements. The Main Campus Resident Safety Officer will send a reminder ne week befre the scheduled date fr a fire drill. Please be aware f the dates t help ensure that drills run smthly. The Resident Manager/Leasing Office cmpiles a campus directry each year. It is imprtant t submit phts in which faces are identifiable. If indrs, immediately seek refuge under the nearest desk r table. 5

LANGUAGE OF LEASE AND HANDBOOK REQUIREMENTS Where the wrds landlrd r building wner are used in the Husing Handbk, they refer t Cvenant Seminary r the current building wner f the apartment cmplex. APPLICATION PROCEDURE Students may cntact the Leasing Office fr availability and any questins. In general, the Husing Office makes ffers in the rder in which requests are received; hwever, pririty may be given t incming internatinal students. Larger families may be given pririty with threebedrm apartments and available hmes. Because the Seminary des nt require a frmal husing applicatin, the ptential resident s Admissins applicatin may als be cnsidered as part f the husing assignment prcess. LIABILITY FOR ALL HOUSING Occupants and Use. The leased premises shall be ccupied slely as a private dwelling and fr n ther purpse. Only thse listed n the lease shall ccupy the dwelling. Fr Family units, all tenants must be immediate family members listed n the lease r under the legal guardianship f the primary leaser. When mre than ne persn executes a lease, all such persns shall be jintly liable fr the payment f the agreed rental and fr the perfrmances f all cnditins f the lease. Use at Own Risk. Use f all the facilities that are prvided including strage, parking, and play areas is slely at the residents (r any guests r visitrs ) wn risk. The landlrd shall 6

nt be held liable fr any injury t persn r prperty arising ut f use theref by residents, guests, r visitrs r fr any reasn whatsever. Pssessin at Beginning f Lease. In the event that unfreseen circumstances prevent the landlrd frm delivering pssessin f leased premises at the beginning f the term agreed t, the landlrd will prvide pssessin as sn as is reasnably pssible and will adjust the lessee s rent accrdingly t accunt fr the actual date f pssessin. Shuld such a rare circumstance ccur, Leasing Office may wrk with the lessee t lcate temprary accmmdatins fr the time during which the cntracted premises are unavailable. The lessee will be respnsible fr cvering any csts f the temprary husing. Renter s Insurance. It is the resident s respnsibility t prvide insurance fr his r her wn belngings. The landlrd/wner shall nt be liable r respnsible fr any lss r damage within the apartment r strage areas caused t persn(s) r prperty by theft, water, steam, rain, snw, ice, sleet, fire, frst, strms insects, r accidents; by prblems related t humidity r mld; r breakage, stppage, r leakage f water, gas, heating r cling equipment, sewer pipes r plumbing; mechanical breakdwn r failure; r electrical failure upn, abut, r adjacent t the premises. The landlrd strngly recmmends that all residents btain renter s insurance. Prvisins fr Damage r Destructin Caused by Fire, Etc. In case f the partial destructin f a husing unit by fire, accident, r the elements s as t render them r any prtin f them unsuitable fr residence, a pr-rated prtin f that mnth s husing fee will be refunded t residents, and future mnthly husing fees will likewise be abated until the husing is again fully habitable. The landlrd may, at its ptin, either repair the subject premises r terminate this cntract. The ttal destructin f husing by fire r therwise, shall terminate this cntract. Attrney Fees. If the landlrd shuld need t enfrce any prvisins f this husing cntract, then resident shall pay any attrney s fees and csts that might arise. Addenda t Existing Cntracts. Only the landlrd r Leasing Office may make alteratins f the lease r this Husing Handbk. Any future changes made t the rules and regulatins f the Husing Handbk are autmatically a part f yur lease. Cvenant Seminary, r the current building wner, reserves the right t change r add t these rules and make new nes as it sees fit fr the safety and care f the premises and residents. Residents shall be bund by any such changes upn receipt f a cpy f the changes. DISCLOSURE OF INFORMATION ON LEAD-BASED PAINT AND RELATED HAZARDS AT GULF DRIVE APARTMENTS AND CAMPUS HOUSES Husing built befre 1978 may cntain lead-based paint. Lead frm paint, paint chips, and dust can pse health hazards if nt taken care f prperly. Lead expsure is especially harmful t yung children and pregnant wmen. Befre renting pre-1978-cnstructed husing, landlrds must disclse the presence f knwn lead-based paint and related paint hazards in the dwelling. Tenants must als receive a federally apprved pamphlet n lead pisning preventin. A resident s signing f a lease acknwledges that he r she has received the pamphlet Prtecting Yur Family frm Lead in Yur Hme. 7

GENERAL INFORMATION FOR ALL HOUSING RESIDENTS Term f Lease. The term f lease begins n the date indicated n the cntract. All apartment leases terminate n May 31 except fr thse fr students cmpleting their academic wrk in the fall semester, in which case the lease shall terminate n December 31. Mve-In and Mve-Out Times. Mve-in and mve-ut times are usually frm 8 a.m. t 7 p.m., Mnday thrugh Saturday. The Seminary reserves the right t change apartment assignments up t tw weeks befre the lessee s mve-in date; therefre, d nt send ut change-f-address ntices prir t this. Fees fr Terminatin f Lease. If this lease is terminated by the resident prir t the agreed upn ending date, the fllwing fees will apply: The resident will frfeit the security depsit (see page 12). The resident will be respnsible fr the mnthly rent fr the cntracted apartment fr an additinal 60 days beynd the final mve ut date. Exceptins may be made nly in the event f extenuating circumstances beynd the student s cntrl, such as, fr example, when the head f husehld has been called int active military service, a death in the immediate family, r persnal medical prblems where yu are unable t attend classes r need extra recvery time. Appeals shuld be made in writing t the landlrd s Leasing Office. Pssessin at End f Lease. Tenants agree t return pssessin f the apartment t the building wner upn cmpletin r terminatin f the lease, and t leave all keys with the designated Seminary representative. Lease Renewal. Residents must ntify the Leasing Office in writing f their intent t renew this lease by signing an annual renewal cntract in March and April. Any resident wh wes back rent at the time f lease renewal must cnsult with the leasing ffice befre the lease can be renewed. The Leasing Office reserves the right nt t renew a lease due t residents past unpaid rent r breaking f regulatins set frth in the Student and Husing Handbks. Maximum Occupancy Standards. In accrdance with St. Luis Cunty standards, the Leasing Office has established a maximum ccupancy standard f tw persns per bedrm in rder t preserve safe and reasnable living cnditins. This wuld nt necessarily apply t ccasinal shrt-term guests visiting frm ut f twn and fr a perid nt t exceed tw weeks. The Leasing Office may allw flexibility in these ccupancy standards when changes ccur in the number f immediate family members after the initial mve-in time. Student Enrllment Requirements: Students living in Seminary campus husing must be enrlled fr a minimum f 4 credit hurs and pursuing a degree (within the part-time status timeline set by the Financial Aid Office). After the set timeline expires there will be n belw-full-time status ffered t renters. Thse students taking fewer than 6 credit hurs will be charged at a different rate, see payment schedule n page 11 fr rental rates. Enrllment Status. When a student drps belw 4 credit hurs, he/she may be required t mve frm Seminary husing within 30 days. Exceptins may be made in the event f extenuating circumstances beynd the student s cntrl, such as, fr example, when the head f husehld has been called int active military service, a death in the immediate family, r 8

persnal medical prblems where yu are unable t attend full-time classes r need extra recvery time. Any requests fr exceptin t this plicy must be made in writing t the leasing ffice at least three weeks befre the start f the term that the student wishes t be part time and must explain the situatin that wuld require an exceptin. Hwever, residents in their last semester f studies are eligible t enrll fr 4 r fewer hurs t finish their degree prgram. The Leasing Office will need t be ntified prir t the last semester if this is case. If any husing wned by Cvenant Seminary is sld in the future t a new wner, all requirements related t student enrllment set frth in the Student Handbk will nt apply. N-Switch Plicy. In general, switching apartments is nt allwed nce residents have mved int an apartment. The Leasing Office will cnsider special circumstances; hwever, a $500 fee will apply. A single-student rm switch during the student s leasing perid will incur a $250 fee. Mailing Addresses. Under this methd, rent will be autmatically taken frm the student s bank accunt n the fifth day f each mnth. Payment fr New Residents. Yur first mnth f rent can be mailed in advance (put ATTN: Leasing Office and include name and unit number) r paid in persn in One-Stp and is due the first business day after mve-in. Using Accunt Credit fr Rent. If a student has a credit remaining n the student accunt frm unused lans r fr ther reasns, that mney will autmatically be used tward any rent due. Penalties fr Owing Back Rent Residents f Seminary-wned husing wh we rent at the time f registratin will nt be allwed t register until such rent is paid. Residents f Seminary-wned husing wh we any back rent at the time f graduatin will nt be permitted t graduate until such rent is paid. N grades r transcripts will be released until all cnditins f a student s lease and this handbk are met. Any rent still wed at the time f lease renewal will nt be ffered a new lease until all rent and fees have been paid. Frfeiture. If a tenant fails t pay rent, r if he/she r a family member shuld vilate any term r cnditin f the lease as set frth in this handbk, the landlrd may terminate and cancel the lease upn five days written ntice, which shall be delivered t the leased premises. After that perid, the landlrd/building wner may enter the premises and take pssessin f the leased prperty. Security Depsit A nnrefundable depsit equivalent t ne full mnth s rent must be paid upn the signing f the lease. Once a tenant ccupies an apartment, the depsit autmatically becmes a refundable security depsit, nt t be used tward any rent fee at any time. This will be refunded at the expiratin f the lease if, upn the tenant s vacating the premises, the apartment is fund t be clean and in rentable cnditin (except fr reasnable wear and tear). If the landlrd deems it necessary t clean and/r make repairs in excess f nrmal wear and tear, the tenant will be charged the expense fr any such wrk by deducting the cst frm the depsit befre refunding it. If excessive damage ccurs, the tenant may be billed fr any amunt in excess f the security depsit. Final Inspectin. At the time the lessee vacates the apartment, Husing Maintenance r the Resident Manager will cnduct a full inspectin f the premises. Nrmally, this inspectin will take place smetime between 8 a.m. and 4:30 p.m., Mnday thrugh Friday, and as much as pssible will ccur at a time mutually agreeable t the building wner and the lessee. 12

In any cmmunity life, there must be give and take between and amng participants as we all lk nt nly t [ur] wn interests but als t the interests f thers (Phil. 2:4). Over the years, experience has prven a number f standards that enhance the fellwship, health, and safety f thse wh live in Seminary husing. Trash and Recycling Strage All garbage must be dispsed f in plastic bags, tied securely, and placed inside the designated garbage cntainers at the campus apartments. Separate recycling dumpsters are prvided if yu wuld like t help the Seminary recycle. Paper, cardbard, plastics, glass, aluminum, and tin cans are accepted. Plastic grcery bags cannt be recycled in the dumpster and must be taken t a nearby grcery stre fr recycling. Fr infrmatin abut the dispsal f hazardus waste prducts, please visit www.recyclesaintluis.cm. Please d nt leave trash r recycling n the grund when the dumpster is full. Call the resident manager t reprt a full dumpster s that space can be made r an extra pickup requested. The campus huses have a different recycling service, which is dne thrugh the City f Creve Ceur; these residents must use the recycling cntainers and place them at the street fr weekly pickup. Residents are respnsible fr the prper recycling f their Christmas trees. Live Christmas trees may nt be dispsed f anywhere n the Seminary prperty but can be taken t drp-ff areas thrughut the regin. Many parks have designated areas available at n cst, r www.stluisc.cm fr a list f places. Tenants wh dump Christmas Trees n campus will be charged $300 fr dispsal. Dumping f materials n any campus prperty culd result in the terminatin f the lease. D nt dispse f anything (including feminine persnal prducts, paper twels, flushable wipes, package wrappers, garbage, etc.) dwn tilets r sink drains. Grease r greasy fds and shrimp skins r fish parts must be dispsed f in the trash. Yu will be charged fr the cst f pening clgged plumbing pipes resulting frm misuse. Lckable strage space is available t all Cvenant Lane apartments residents (including singles) in the basements f 406 and 441 Cvenant Lane. Lcks are nt prvided. This area is fr strage nly. 13

All items kept in strage shuld be stred in plastic, misture-prf cntainers. The Seminary is nt respnsible fr the care f r lss f persnal prperty stred in this area due t humidity levels r basement dampness. Strage aisles must be kept clear f persnal items and trash. Any items left in the aisles will be remved and dispsed f. In keeping with fire cde standards, all items in strage must be at least 18 inches frm ceilings and frm all sprinkler heads. Electrical appliances may nt be made perable in this area. Designated strage space is available fr single residents in the Cnway Rad huses. Residents in the Cnway huses shuld nt stre any items in the basement laundry r mechanical rms. Any items left r stred in these areas will be dispsed f. Designated strage is available fr and MTW Huse residents. Items must be stred free f any mechanical equipment. The Seminary recmmends the use f air-tight bins and plastic strage bags t prtect yur items frm ptential damage. All items in strage must be remved upn terminatin f the resident s lease. On-Campus Singles Husing. All items in the assigned strage spaces shuld be bxed and labeled with the wner s name. Items that cannt be bxed must still be labeled. Laundry rms in the huses fr singles n campus cannt be used as strage space. Items Left at Mve-ut Time Safety Issues Residents may nt leave behind any pssessins in the huse r apartment r in strage withut the cnsent f the landlrd. Items left will be subject t a dispsal fee. Vacated apartments and huses may be refurbished ver the summer. The Seminary is nt respnsible fr items left ver the summer. Lcks. Always lck drs and windws when yu leave yur apartment. Any changes t lcks, drs, r windws frm the interir r exterir are prhibited. Furnaces and Appliances. Fr fire safety reasns, n items may be stred in the mechanical clsets in the campus apartments. D nt place anything near furnace return air vents (registers). Only persns authrized by the landlrd/building wner shall wrk n r repair heating/air cnditining units, appliances, r ther mechanical equipment in student husing. Hallway Access. Due t strict fire cde and insurance regulatins, n pssessins are t be left in the general halls r entrances, including shes, umbrellas, bikes/tys, strllers, trash, r items t be given away r traded/sld amng residents. Failure t cmply may result in a $25 fine per incident. Items left in hallways will be thrwn away. Gdwill and the Salvatin Army will make pick-ups at yur apartment. 14

Bulletin bards are prvided utside the drs f the n-campus apartments fr the display f persnal items. This is the nly place where such items may be hung r displayed in apartment hallways. Weapns. N explsives, flammables, guns (including airsft, pellet, paintball, r BB, etc.), bws and arrws, r ther deadly weapns are permitted in Cvenant Seminarywned husing r n any part f the campus, including in autmbiles, at any time. Any questins regarding this shuld be directed t the Campus Safety Officer. Candles and Other Open Flames. N pen flames, including candles, are allwed in any campus husing unit. Electric candle warmers and ptpurri ckers are acceptable. Evidence such as melted wax, burned wicks, smke damage, etc., wuld be cnsidered a vilatin f this plicy and culd result in a $25 charge per incident r terminatin f lease. Grills and Outdr Fires. Residents are permitted t grill at their wn risk accrding t the guidelines established here: Always use extreme cautin when lighting and using any grill. Fr residents renting pati apartments, grills may be stred n r under decks where prvided. Hwever, the grills shuld be pulled at least 8 feet away frm the buildings, landscaping, and/r ut frm under decks befre using them. Grills cannt be used in frnt f huses r apartments. The grilling area behind Edwards Hall may be reserved fr private use after business hurs and n weekends. It is best t call and reserve areas with the Facilities Office t avid cnflicting use times. N ther utdr fires r cking devices are allwed withut written permissin frm the resident manager. Cking Areas. Because f insurance and fire regulatins, cking must be dne nly in the kitchen. This includes cking dne with prtable appliances such as tasters, rice ckers, electric water pts, and cffee makers. Appliances. Persnal refrigeratrs and freezers cannt be kept and used in bedrm r living spaces. An additinal freezer may be used in the kitchen but must be apprved befre installatin. Water Temperature. Tap water in excess f 120 degrees Fahrenheit can cause scalding burns, especially t children. It is recmmended that residents nt adjust their wn water heater settings and instead submit a maintenance request fr assistance. Supplemental Heating. N space heaters r ther supplemental heating units may be used except with written permissin frm the building wner s leasing ffice. Campus Speed Limits. Please bserve the 10-mph speed limit at all times while driving n campus and at Gulf Drive. Full-time Seminary emplyees may nte the license plate number and make f any car exceeding the psted speed limit n campus. This infrmatin will be reprted t the Campus Safety Office. A $150 fine can be levied against the driver. If the ffender is a student, the fine will be charged t the student s accunt, and the student will receive cunseling frm the Dean f Students. 15

Cnduct Children A repeated ccurrence f speeding can result in the lss f parking privileges n campus (revcatin perid t be determined by the Public Safety Officer). If an aut belnging t smene whse parking privileges have been revked is fund n campus during a revcatin perid, the vehicle will be twed at the wner s expense. Walk-Thrugh Inspectins. The Husing staff reserves the right t make a walkthrugh inspectin f any rental unit as needed. On-campus singles husing will be inspected every semester r mre ften as needed. The main purpse f this inspectin is t prtect Cvenant Seminary frm damage t its husing. As much as pssible, the inspectin will ccur at a time mutually agreeable t the Seminary and residents. General Behavir. All residents f Cvenant Seminary-wned husing are expected t abide by the guidelines fr cnduct as utlined in the Student Handbk, which is available n the Student Prtal. The Seminary administratin reserves the right t dismiss any resident whse activities may be defined as miscnduct, as further specified in the Student Handbk. Students dismissed fr reasns f miscnduct may be asked t vacate Seminary husing immediately. The resident will remain bund t the financial bligatins f his r her lease. If any husing wned by Cvenant Seminary is sld in the future t a new wner, all requirements fr students related t cnduct set frth in the Student Handbk will nt apply. Smking. Smking is prhibited in and arund all Seminary-wned husing. Additinally, the Lg Cabin and the grassy areas surrunding it, the basketball curt, playgrund, and picnic area behind Edwards Hall, and the grassy areas behind Edwards Hall and the Cmmunity Center are smke-free. Smking is prhibited n all campus sidewalks, public patis, and within 65 feet f all public buildings. A designated smking area fr residents is lcated near the rad leading t the MTW Huse, in between the Nrth Frty Rad parking lt, and the maintenance shp yard. Quiet Time. With respect t study and family life, fficial quiet time is designated frm 8 p.m. t 7 a.m. All residents shuld shw regard fr thers by keeping nise t a minimum, including the playing f instruments, particularly during hurs in which children are sleeping. The vlume f any music r televisin nise shuld be limited t a level that will nt be heard utside the immediate cnfines f the resident s apartment. Playing Safely. Fr safety reasns, children cannt play in the parking lts, n sidewalks, r n the Edwards Hall frnt circle (including playing with balls, riding bikes, scters, r skatebards), but rather n the playgrund r the basketball curt. Additinally, children shuld nt crss thrugh the parking lt t get t the playgrund but shuld walk arund the lt. N-Play Areas Fire cdes strictly prhibit children frm playing in apartment building hallways at any time, including the winter and rainy days. 16

Fr the well-being f children, students, and emplyees, children under the age f 18 must nt play in r enter the Cmmunity Center, any campus building withut direct adult supervisin; this includes all academic building fyers, classrms, Buswell Library and the Edwards Hall lunges. It is prhibited fr children t play between the Archaelgy building and Edwards Hall, n the Edwards pati areas, r utside the Library. Children shuld nt play in the creek bed r wded area behind the apartment buildings. Any tys left in the creek bed r wded area will be dispsed f by the grunds crew and will nt be kept fr return. Adult Accmpaniment. All children age 6 and yunger must be accmpanied by an adult at all times when playing utside. Children are nt allwed t enter a singles apartment withut a parent present. It is als gd cnsideratin t call befre a child ges t a neighbr s apartment. Campus Outdr Ty Stickers Bicycles, strllers, and children s utdr tys shuld have a current CTS sticker n them r they will be subject t remval. Current stickers may be btained frm the resident manager. Only ne strller per family may be left utside at the ty and bike rack areas at a time. It is recmmended that residents stre strllers in their car t prevent bringing insects int buildings frm the utdrs. These items can be left utside at the bike racks. Husing staff may als cllect items left utside; residents will need t make an appintment with the resident manager t retrieve these items. Tree-Climbing and Landscape Alteratins Children are nt allwed t climb trees. Residents will be charged fr any damage caused due t children climbing trees. N alteratins t the landscape are allwed, including the cutting f trees and brush fr the purpse f building frts r tree huses. Charges may be issued if any landscaping is altered r destryed. Damage. By signing a lease, yu agree t pay fr any and all injuries and damages caused by yu r ccupants and guests f yur unit. Yu will be billed the fair market value f any labr and materials required t make these repairs. Heating and Cling Heat shuld be left at 58 degrees r higher during winter vacatins t avid freezing pipes. Ntify the resident manager f extended absences and verify yu have left yur heat at the apprpriate temperature. Maintenance may inspect yur apartment while yu are away t make sure the heat is wrking. 17

Residents must run the air cnditining at a minimal level during the summer mnths t prevent damage caused by humidity. Walls, Flrs, Drs, and Windws f Apartments and Buildings Nthing permanent shuld be secured t the walls withut permissin frm the Resident Manager. If yu want t secure bkshelves r ther furniture t the walls fr safety reasns, please cntact the Resident Manager fr assistance. N adhesives shuld be used t munt anything n the walls r drs. N hles shuld be made in kitchen cabinets fr any reasn. Please d nt attach r display any signs, ntices, r advertisements n r abut any prperty. D nt use any wax-based cleaners n vinyl r wd flrs. Fr carpet spills refer t yur apartment binder fr carpet spt cleaning. If necessary, call the resident manager fr a maintenance request. Water damage caused by the leaking f indr plants, windws left pen during rain, r failure t use a shwer curtain may result in a charge fr damages. The landlrd recmmends the use f chair mats under desk chairs t prevent unnecessary damage f wear t carpet r flring. N items may be attached t r hung frm uter sills f windws. Chalk written n walls f buildings must be remved r it will be cleaned by maintenance and charged t the student accunt. Ht pans shuld nt be placed n the flring in the units r building hallways. Damage t carpet r vinyl resulting frm ht pans burning carpet r vinyl will result in a charge t cver the cst f the repair. Lawns, Walks, Driveways, Patis, Playgrund, and Surrunding Wds D nt ride bicycles n lawns r leave any persnal belngings n lawns, walks, driveways stps, r wds. A resident s tys may be taken t the playgrund but must be returned t tenant strage r bike rack when the child leaves the playgrund. Patis must be kept neat and clean. Any alteratins made t the basement area must be apprved by the facilities ffice. Alteratins that have nt been apprved will be subject t a fine and charged t the student accunt and required t be remved immediately. In additin t small birds, fish, cats, small t medium (35 55 lbs.) dgs are allwed at the Gulf Drive apartments. Hwever, the Resident Manager must apprve dgs in writing. There is a maximum f 2 animals per apartment (e.g., 2 small dgs under 35 lbs. r 1 dg and 1 cat). Email the Resident Manager t btain a cpy f the Pet Permissin Request frm. Pet Depsits. Dg wners at Gulf Drive must pay a $200 pet depsit, $100 f which is nn-refundable. If a resident acquired a dg but has nt submitted the frm and paid the depsit, then the entire $200 is nn-refundable. If permissin is nt requested in writing within 24 hurs f when an unapprved dg is discvered this will result in the terminatin f the lease. Yu may chse t immediately remve the dg frm the premise t avid terminatin. Leash and Pet Waste Requirements. Residents dgs utside at Gulf Drive must be n a leash as required by Vinita Park, and wners are respnsible fr picking up and dispsing f pet waste. A $10 fine per incident will be charged if either f these rules are brken. Additinally, the wner will be held respnsible fr any damage r harm caused by the pet. Pet Nuisance Issues. In the event that a pet becmes a nuisance, it must be remved frm the premises. There is n tleratin fr any aggressin frm any pet. Dgs must be remved immediately frm the premise n any reprted aggressin r attacks at Gulf Drive. This will in n way negate the resident s bligatins t his/her lease. Lcal Pet Laws. Residents are respnsible fr fllwing lcal gvernment pet laws, including breed restrictins and pet registratin plicies. ADDITIONAL INFORMATION FOR MAIN-CAMPUS SINGLES HOUSING ONLY Singles husing is reserved fr unmarried students. Married students wh cme t Seminary withut their spuses/families will need t make ther arrangements fr husing, unless there are special circumstances that are apprved by the Facilities Office and Student Life. Furnishings and Utilities Nrmally, a single husing area will be supplied with the fllwing items: desk with carrel and chair, extra-lng twin-size bed and mattress, and a chest f drawers. The living rm will cntain ne large bkshelf per tw residents, sfas, end tables, table lamps, and a dining table with chairs. All furnishings supplied by Cvenant Seminary shuld be kept in their assigned rms. Residents can submit a request t bring sme additinal furniture nly if apprved by the Leasing Office, which will keep a recrd f this furniture and require that it be remved when the residents mve ut. A vacuum cleaner and a micrwave are supplied. Kitchens are supplied with plates, silverware, glasses, pts and pans, etc. A full list f Seminary-prvided kitchen supplies is available upn request frm the Husing Office. Residents shuld bring any additinal persnal items they may desire. The Seminary will furnish water, sewer, trash, gas, and electricity service fr singles husing. Duble Occupancy. By paying the duble ccupancy rate, yu will have a rmmate unless an uneven number f students pay fr duble ccupancy. In that case, if yu d nt have a rmmate, yur rm may be used t huse prspective students temprarily at the discretin f the Leasing Office. Cleaning Fee. Individuals shuld exercise neatness and cleanliness in their bedrms as well as in cmmn living areas. When extreme uncleanliness is bserved, each resident f that particular unit may be charged a fee f up t $50. Visitrs Visits f members f the ppsite sex are restricted t hurs apprpriate t the needs and desires f thers fr study time and privacy. T avid any misperceptins, drs shuld remain pen when guests f the ppsite sex are in bedrms. Under n circumstances will a member f the ppsite sex stay as an vernight guest.
