Introduction Bend Golf and Country Club (BGCC) is accepting formal bids for the sale of two parcels of land within its current 220 acres that it owns. In Q4, 2016 BGCC s BOD and membership voted to partition two parcels of land on the peripheral edges of the currently owned land. One of the two parcels of land is located to the north of hole number 10 along Fairway Dr. (to be referred to as #10 lot ) and the second is located to the northwest of hole number 6 along Parrell Rd. (to be referred to as #6 lot). See attached exhibit for the proposed outlined parcels. Bidding Guidelines BGCC is looking to sell the outlined land as two complete and independent transfer of ownership transactions. Any prospective bidder can bid on either or both of the parcels up for sale. All bids must be submitted via email, courier, or in person to BGCC Property Committee of Bend Golf and Country Club by March 30, 2017. All submitted questions, answers, or additional information provided to any prospective bidder will be posted at the BGCC website at www.bendgolfclub.com/realestate for all bidders to review. A list of prospective bidders will be published on the BGCC website, but specific details of the bids will remain private. It is BGCC s intent is to review and select the desired bidder and enter into a Letter of Intent (LOI), on or around April 30, 2016. Commencement of the sale will then proceed according to generally accepted land sale and development procedures. Restrictions As part of the sale, BGCC will impose or require, with an openness to negotiation, the following restrictions: An Architectural Review and\or CCR with BGCC involved will be agreed upon during negotiations. Currently, the land is zoned as RS. Any additional development greater than the outlined 7.3 units per acre will require a zone change.

Zoning changes, if any, and associated expenses will be the responsibility of the prospective developer. Any legal expenses incurred to make the property ready for use will be the responsibility of the prospective developer. Any infrastructure changes and expenses (sewer, water, utilities, septic modifications, etc.) to make the property ready for use will be the responsibility of the prospective developer. Broker fees, if any, will be the responsibility of the prospective developer. BGCC is currently going through the partitioning process with the city (see attached documents). It would be possible any potential purchaser of the property could have final input into the partitioning boundaries. Submitted Bids All submitted bids should contain or address all, but not limited to the following points of interest or discussion: Intended lot bidding upon - #6 and\or #10 Bidding price for lot or lots bidding upon Description of intended structures to be developed. o Style o Size Height one story or two story Number of square feet per unit o Quality o Expected\desired sales price range per square foot o Parking accommodations o Any example renderings or reference to existing previously built structures. Property layout of structures, parking, roadway and access, greenspace, et al. Proposed landscaping. Physical division of property and BGCC, if any. For example, any intended fencing, landscaping, or structures. Intent of any HOA or deed restrictions. Proposed upkeep of property and responsibility. To and through access for property required by City of Bend code. Estimated construction timeframe. Selection Criteria BGCC will use the following criteria, but not limited to, weigh and select a prospective land developer. Sales Price.

Bidding on one or both of the proposed lots. Proposed and intended structures to be built. Do they fit with the style of the area and BGCC? Transaction timeframe. Experience and reputation of developer. Developer financial credentials. As previously stated, all information provided within a submitted bid will be kept in confidence of the selection committee of BGC.
