(2) Conversion of a dwelling in existence on the lot as of 1 January 1980 into up to four dwehing units if the conversion involves no material change to the exterior of the existing dwelling, and if the Board of Appeals determines that the size of the dwelling and the lot are suitable for the remodeling. The density of any approved proposal shall not exceed six units per acre.
