Description This 19th century Grade C stone built former Manse is a unique property full of character and charm set in a peaceful rural location, south facing with panoramic views from all aspects over the surrounding countryside. There are many period features, such as the beautiful woodwork of the staircase, the impressive entrance hall, wood panelled sash windows, panelled doors, deep skirtings, picture rails and fireplaces as well as deep coving and high ceilings. The house was totally rewired and replumbed in 2010 and the principle rooms have modern ring radiators, in keeping with the period of the house. All of the rooms are well proportioned and have a bright and airy feel with most enjoying open aspects of the local countryside and beyond. To the front of the house there is a pretty garden, laid to lawn and flower borders, behind original iron railings and a hornbeam and holly hedge. The main entrance is through a part glazed door into an outer hall which leads through a feature wood and glazed screen to a broad and welcoming inner hallway and original part galleried pitch pine staircase which gives access to the main living areas. The south facing sitting room has a Clearview wood burning stove on a Caithness slab, set in the original pitch pine fire surround and original pine flooring. The formal dining room is full of character and period charm and includes a Clearview wood burning stove on a Caithness slab with a distinctive original fire surround and original pine flooring, a decorative arch leads to the kitchen. The double aspect kitchen has ample space for a dining table and chairs and has a 4 oven oil-fired Aga and a handmade pine kitchen with Belfast sink and iroko worktops, the original bell box has been retained. Beyond the kitchen is a rear hall with larder cupboard, with access to passage leading to the back door and WC, utility room with oil fired boiler and single drainer stainless steel sink. The rear hall also leads to a further living room/study overlooking the garden to the east, which has a Morso wood burner on a Caithness slab. The upper floor of the property is accessed via the original staircase which features fine original turned pine balustrade and a large skylight which floods the stairway with natural light. At the top, the staircase splits and leads to front and rear landings which give access to 3 large double bedrooms to the front and a further 2 double bedrooms, linen cupboard, WC and bathroom, to the rear. Outside The rear entrance of the Old Manse is approached through a wooden gate into a gravelled area which provides ample room for parking several cars. The property has well presented gardens mainly laid to lawn interspersed with flower and shrub beds, fruit trees, a vegetable garden and a chicken run, all bounded by rabbit proof fencing and hedges. In addition there is also a woodshed. There is a garage and workshop attached to the rear of the house. Situation The Old Manse is positioned amidst some of the finest scenery in the Scottish Highlands around an hour s drive from Inverness. The surrounding area is peaceful and tranquil and surrounded by spectacular scenery, and makes the ideal, private, rural Highland retreat. There are golf clubs located nearby, including the world famous championship course at Royal Dornoch, Tain and Golspie.
