Public comment: Nancy Emerson, Karen Pheeny Appreciate the glazing together with the large overhang. Appreciate how sensitive the design is in terms of siting. Appreciate the use of modern forms combined with natural materials that reference the rural nature of the site. Explore darker metal or core-ten on the fascia. Appreciate the use of the clerestory to break of the roofline, support the clerestory. The overall design is compelling. Proposed materials are compelling and well matched. Provide lighting details. Reconsider the proposed stone roof material. Consider the form, color, and shape of the stone. Project received conceptual review only, no action was taken. Applicant may return for preliminary and final approval. Mattei s Land LLC Historic Renovation of Mattei s Tavern and Cottages 11. 16BAR-00000-00069 and New 68 Room Boutique Hotel Resort and Spa Los Olivos 16AMD-00000-00004 (Joyce Gerber, Planner) Jurisdiction: Commercial Request of Mesa Lane Partners, Tony Tomasello, agent, and DMHA Architecture, Ed devicente and Ryan Mills architects for the owner, Mattei s Land, LLC, to consider Case No. 16BAR-00000-00069 for further conceptual review of a historic renovation of Mattei s Tavern and cottages, and new 67 room boutiques hotel resort and spa totaling approximately 54,500 square feet. (Continued from 5/13/16, 6/10/16 & 8/12/16) Public comment: Nancy Emerson The restroom box may not fit; the stone material and boxiness doesn t work The restroom is too utilitarian in appearance and would be more inviting if it were designed more along the style of the cottages Could consider stone or brick and wood combination with a roof for the bathrooms. Old oversized brick is an option Ok with the two different roof colors on the 6-key buildings Important to stick with darker, more recessive colors Explain how storm water management requirements are addressed in the landscaping Identify tree types at the next meeting Like the reconfiguration of buildings Could consider clapboard on some buildings Applicant has been really responsive to the boards comments The design has come a long way; programming and site planning is starting to jell Bring lighting details Landscape and plans look colorful, to scale, and match descriptions on plans. The flow of the pathway has a nice feel. Support using treated decomposed granite on paths and sacrificing permeability. With regard to addressing the linearity issue, the project has progressed even more; the landscape architect did a great job pulling landscaping together and making it cohesive. Appreciate how different spaces have developed in the site s interior. The palm court is very nice nice sense of privacy, ties in with history and vernacular.
