A regular meeting of the Brenham Planning and Zoning Commission was held on June 3, 2013 at 5:15 P.M. in the Brenham Municipal Building, City Council Chambers, at 200 West Vulcan Street, Brenham, Texas. Wilkins Addition, being an adjustment of the common lot line between Lots 1 & 2 of the Amending Plat of a Subdivision of a 1.014 acre tract of land part of Block 32, W.G. Wilkins Addition and part of Lot 3 Keys Third Addition, A. Harrington Survey A-55 of the City of Brenham, Washington County, Texas Grant Lischka, City Engineer for the City of Brenham, presented the following staff report: This is a request for approval of an amending plat consisting of 2 existing lots for residential use on 1.015 acres. Both lots are currently owned by Deborah Weghorst and the plat is requested to be amended by shifting the lot line to enlarge the proposed Lot 2A. The Plan Review Committee has reviewed and verified this request meets all applicable ordinances and regulations. Commissioner Low made a motion to approve the Amending Plat as presented and Commissioner Alfred seconded the motion. The motion carried unanimously. 4. Adjourn Chairman Schoenvogel adjourned the Planning and Zoning Commission meeting at 5:20 p.m. The City of Brenham appreciates the participation of our citizens, and the role of the Planning and Zoning Commissioners in this decision making process. These lots are being platted for the creation of a manufactured home park. A variance from the minimum frontage standards to create Lot 1 in Section 1 (with 131 feet of frontage on FM 389) of this proposed preliminary plat was approved by City Council at their May 2, 2013 meeting. With that variance, staff recommends approving this request finding it meets all applicable ordinances and variances. Approval of a manufactured home park master plan will also be requested at the time the final plat for section 1 is presented to the Commission for approval.

Memorandum To: Planning and Zoning Commission From: Julie Fulgham, Director of Development Services Date: July 1, 2013 Re: Text Amendment Minimum Square Footage Requirements for Single-Family Detached Dwellings City staff believes minimum square footage requirements for single family detached dwellings should be adopted to ensure new residences built within the City are compatible with the character and development patterns that currently exist. Below is the proposed text amendment to the zoning ordinance establishing a minimum square footage requirement of 750 square feet for single-family detached dwellings. PART I. GENERAL PROVISIONS Sec. 5. Definitions and interpretation. (Sec. 5.02) [Definitions.] The following definitions shall apply in the interpretation and the enforcement of this ordinance: (53) Dwelling, detached: A detached dwelling is one containing only one single-family dwelling unit per building lot and does not meet the requirements for a party wall or walls pertaining to a single family attached (townhouse) dwelling unit. All single-family detached dwellings shall be a minimum of seven hundred fifty (750) square feet.
