The Goods and Services Tax (GST) rate of 18 percent will be applicable on under-construction properties. Along with this, the government has also allowed deduction of land value equivalent to one-third of total amount charged by the developer. Keeping the intent & sanctity of the statute, we at Amrapali O2 Valley shall pass on 3% benefits to our customers, even if, we may not have much credit inputs in our project considering the advance stage of development. This benefit in form of discounts will be made available (i) to the existing customers, only on their outstanding demands, and (ii) for new customers, on all demands. 10

The Real Estate (Regulation and Development) Act, 2016 (RERA) is effective from May 31, 2017, and covers all the residential and commercial projects in your state. RERA is aimed to protect the interest of consumers, promote fair play in real estate transactions and to ensure timely execution of projects. Your project has already been registered with RERA and the registration number is UPRERAPRJ 5403 dated 28.07.2017. We have opened an Escrow Account No. 60139496504. in Bank of Maharashtra in compliance of the provisions of RERA. 11

As mentioned in BBA Amrapali (ACPL) is the owner of the Land and O2 is the developer as per the Joint Development Agreement (JDA). ACPL has defaulted against land payment to GNOIDA and the incumbent strategic investor has approached the GNOIDA for reschedulement of the dues vide their letter number ACPPL/2017/11 dated 12.06.2017 and awaiting response from GNOIDA. However, payment of Land Dues from O2 Valley to Amrapali has been transferred wholly.

We have been assured by ACPL that the reschedulement approval from GNOIDA and subsequent payment of land dues will be made in the month of September 2017. ACPL need to expedite the process with GNOIDA asap so that banking transactions can be streamlined to enable the speed of the construction work at site. ACPL had submitted delivery dates of units to GNOIDA on 21st June. These delivery dates are sacrosanct.

Delivery Timeline 3 year + 6 months from the dt of commencement of construction. Commencement of construction dt for tower 15&16 22nd Feb 2014 Commencement of construction dt for tower 17 & 18 30th May 2014 Force Majoure Points: Sand Supply Issue, NGT Ban, Demonitization which adds upto 7 months.

O2 possession commitment - tower 15 in May. 2018 O2 possession commitment - tower 16 in May. 2018 O2 possession commitment - tower 17 in July 2018 O2 possession commitment - tower 18 in July 2018 We have not changed our delivery dates and committed to abide be these dates if GNOIDA dues are being paid in the month of September 2017. However, if this doesn t happen, even in that case, we shall continue our construction activities but with at lower scale.
