This is due to the sustained efforts of one of our newest neighbors in this community. The neighbors are the Water Front Group (WFG) - a land development company out of Charlotte, NC. Following their purchase of 131 lots, previously bank owned, WFG began a massive clean-up of their new acquisitions. According to WFG s field manager buyers are much easier to please when they can see where they might locate their new home on a property. When lots are overgrown with vegetation it can be impossible for them to imagine how their future yard may appear. Just as important vista clearing for a view can improve the chances of a sale when the price is right also.

They have been watching to find a place back in the mountains for awhile. After moving to Dalton to be near their business it was decided commuting to work would be better than living there. The Griggs design and build custom interior shutters. They chose Talking Rock for several reasons including the amenities. Courtney loves to swim, so moving here means full time fun in the summer. Tim will be enjoying boating on Carter s Lake soon and Sharon will have the best of all of their worlds.
By Jo Davis When asked for a real estate broker opinion, I am always happy to talk about TRCR. When asked to put it in writing for this newsletter, I turned to the volume of charts in my website. Observing the 3-year history of all listed home SALES in the 30734 zip code compared to the same in all of the Metro FMLS sales over the same period, we can see the relative positive trend. The Metro trend is steady with much larger base for samples to chart. Our zip code sample shows similar growth with a healthy 4% gain comparing 1st quarter 2015 to the same period of 2014. The greatest gain reflects the period when we moved from heaviest bank releases of foreclosed homes to the more realistic current prices. It is a great time to buy in TRCR and existing houses for sale are becoming scarce in our market. Vacant lots without improvements are still our Achilles' heel. Nature is taking over and lots are more difficult for buyers to envision as their home. Corner markers are lost, underbrush is difficult to enter, and summer views are blocked by trees. By Sheryl McDonald Notes from the PM: Talking Rock Creek Resort has several summer projects scheduled for this summer: the Board approved funding in May to contract with Holloway Trenching of Blue Ridge, Georgia to replace the aging water line on Trinton Drive, between Monody Lane and Long Branch Road. In addition to installing new lines, two fire hydrants were positioned on the line. Once the trenching is completed, Northwest Georgia Paving will be repaving that are of the road in mid-july. All road projects are scheduled to be completed by August 1, 2015. TRCRA owns and maintains all the water lines in our community.
