Formerly agricultural land, with mature hedgerows and woodland, the site is located off Wood Lane and runs the length of Blind Lane, a bridleway/public footpath forming the southern boundary to the site. Bolsover Castle can be viewed from various vantage points and there are excellent views to the wider Derbyshire countryside to the west. Castlewood Walk has been divided into three character areas with considerable potential as a key housing development for the town. The western entrance to the site has been designated Castlewood Village, and will feature a balancing pond, which will act as a village pond in a village green setting. The buildings will take their cue from older cottages and properties in the area in terms of height and finishes. The dominant feature of the next character area, Lower Castlewood is a mature woodland belt along the northern boundary. It is intended that Blind Lane, to the south of the site, would be enhanced to provide a green corridor for pedestrians and cyclists, whilst facilitating further connectivity and linkages to identified routes from the site. In addition, the provision of public space, a wild flower meadow and general landscaping addresses the current acknowledged deficit of public open space in Bolsover and ultimately provides an attractive and scenic location for views of the castle and for residents to enjoy. An extensive and thorough consultation exercise has been undertaken with the local community to obtain their views on the proposals and highlight local issues of concern. The total number of recent comments received to date has been 35. The majority were rated as neutral i.e. raising some issues but not objecting to the development.
