TOWNSHIP OF KING DATE: January 22, 2014 TO: FROM: ADDRESS: Heritage Advisory Committee Chelsey Tyers, Planner/ Heritage Coordinator 12900 Keele Street, King City REFERENCE NUMBER: 4-5-6 SUBJECT: Heritage Property Evaluation RECOMMENDATION Staff recommend that the property known as 12900 Keele Street, not be considered for inclusion onto the Heritage Register and that it be removed from the Built Heritage Inventory for the reasons expressed in more detail below. BACKGROUND This dwelling was built in circa 1900 and was added to the Heritage Inventory in 1983. HERITAGE ATTRIBUTES PHYSICAL/DESIGN This dwelling displays a very simple style of architecture with its one-and-a-half storey height, and three bay facade. The decorative wooden front entrance appears to be one of few remaining original architectural elements. Page 3 of 32

HISTORICAL/ASSOCIATIVE VALUE There is no known historical/associative value. CONTEXTUAL VALUE The dwelling contributes to the residential neighbourhood along Keele Street. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE The dwelling located at 12900 Keele Street has been modified over the years. The wrap around porch was added and the window openings were enlarged prior to 1983. The north side addition was added between 1983 and 2011. Upon closer evaluation, it appears that the only original element of this dwelling is the front entranceway. Given the alterations over the years and the lack of original architectural elements remaining staff are of the opinion that this property s architectural value is low. Given there is no known historical/associative value to the property, staff are not satisfied that this property meets the criteria under Ontario Regulation 9/06 for determining cultural heritage value. Therefore, staff recommend that this property not be considered for inclusion onto the Township s Heritage Register and that it be removed from the Built Heritage Inventory. It meets the necessary criteria prescribed by the Province of Ontario in one or more categories of design or physical value, historical value and contextual value. Therefore, staff recommends that it be considered for inclusion onto the Township s Heritage Register. BACKGROUND This dwelling was built in circa 1956 and was added to the Heritage Inventory in 2000. HERITAGE ATTRIBUTES PHYSICAL/DESIGN The Kingcrafts building represents the mid-century modern style of architecture. This is a very unique and rare adaptation of this style in a non-residential use. The sloped roof, façade of windows, mixture of materials field stone and concrete blocks, is representative of the midcentury modern style of architecture that sought to reject the traditional styles of architecture. The clock underneath the peak of the gable roof is a unique and key feature of this building. Page 6 of 32

HISTORICAL/ASSOCIATIVE VALUE Kingcrafts is a non-profit organization committed to promoting crafts in King and the surrounding area and promoting the skill and artistry associated with these crafts. Kingcrafts was founded in 1950 by Lady Muriel L. Flavelle. The Guild originally met in the basement of an Anglican Church. When they outgrew that space, the guild purchased and designed the Kingcrafts building in 1953. The Guild finally moved into the building in 1956. 1 The original groups that met in 1950 included rug hooking, weaving, smocking and leatherwork. A sketching group was added in 1953 and a ceramic and flower arranging group in 1954. The groups have changed and fluctuated according to demand over the years. 2 CONTEXTUAL VALUE While the Kingcrafts building differs greatly from the stock of residential dwellings along Keele Street, its unique architecture has become a landmark in King City. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE This is a unique and rare example of mid-century modern architecture in the Township of King. Purchased and designed for the Kingcrafts guild, the building is reflective of the guild s mission to promote creativity through arts and crafts. Not only is the building unique, but the Kingcrafts organization has been part of King City for over 60 years. This property is worthy of recognition under the Ontario Heritage Act for its architectural, historical and contextual value. Staff recommend that it be considered for inclusion onto the Township s Heritage Register. HERITAGE ATTRIBUTES PHYSICAL/DESIGN This dwelling is believed to have been one-and-half-storeys in height originally. Remaining architectural features include the front verandah with squared columns, concrete sills under the windows and the brick chimney on the south side. CONTEXTUAL VALUE The property contributes to the residential neighbourhood along Keele Street. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE Upon closer evaluation of this dwelling staff are not satisfied that this property meets the criteria under Regulation 9/06. The dwelling does not display a rare, unique, representative or early example of an architectural style, material or construction method, nor is there any known historical/associative value to this property. While the dwelling does contribute to the residential atmosphere of that portion of Keele Street, staff are of the opinion that this property does not display contextual value significant enough to merit recognition under the Ontario Heritage Act. Therefore, staff recommend that this dwelling not be considered for inclusion onto the Township s Heritage Register and that it be removed from the Built Heritage Inventory. It meets the necessary criteria prescribed by the Province of Ontario in one or more categories of design or physical value, historical value and contextual value. Therefore, staff recommend that it be considered for inclusion onto the Township s Heritage Register. BACKGROUND This dwelling was built in circa 1920 and was added to the Heritage Inventory in 1983. HERITAGE ATTRIBUTES PHYSICAL/DESIGN This dwelling displays an excellent example of an Ontario Gothic cottage. The one-and-a-half storey dwelling displays a central gable with decorative bargeboard, a wooden finial and an arched window. The façade is split into three bays and the windows on the first storey appear to be original or period appropriate two-over-two windows. Architectural features also include the transom light above the front entrance, the arched window openings and the brick chimney on Page 12 of 32

the north side. The front verandah is supported by squared wooden columns and brick piers with a solid indented wood railing. HISTORICAL/ASSOCIATIVE VALUE There is no known historical/ associative value. CONTEXTUAL VALUE The property contributes well to the historic residential streetscape along Keele Street. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE The dwelling at 12958 Keele Street displays an excellent example of an Ontario Gothic style cottage. It also displays many original architectural features, most notably the original front verandah and some original windows. Therefore, staff recommend that this property be considered for inclusion onto the Township s Heritage Register. BACKGROUND This dwelling was built in 1920 and was added to the Heritage Inventory in 1983. HERITAGE ATTRIBUTES PHYSICAL/DESIGN This two-storey red-brick dwelling is an excellent example of an American Foursquare dwelling. Typical of this style is the truncated hipped roof, the symmetrical façade and the full front verandah supported by round wooden columns on brick piers. Also notable on this dwelling are the concrete window sills and lintels and the field stone foundation. Page 15 of 32

Therefore, staff recommend that it be considered for inclusion on the Township s Heritage Register. BACKGROUND This dwelling was built in circa 1860 and was added to the Heritage Inventory in 2000. HERITAGE ATTRIBUTES PHYSICAL/DESIGN This dwelling displays a unique architectural style with the heavy verandah across the front supported by squared columns on brick piers, and with the terrace on the second floor with a pediment-like overhang. HISTORICAL/ASSOCIATIVE VALUE There is no known historical/ associative value. CONTEXTUAL VALUE The dwelling supports the character of the residential area along Keele Street north of King Street. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE Built circa 1860, this dwelling is an early addition to King City. It displays some unique architectural features, such as the full front verandah and the second storey terrace with a pediment overhang. Staff are of the opinion that this property is worthy of inclusion onto the Township s Heritage Register for its architectural and contextual value. It meets the necessary criteria prescribed by the Province of Ontario in one or more categories of design or physical value, historical value and contextual value. Therefore, staff recommend that this property be considered for inclusion onto the Township s Heritage Register. BACKGROUND This dwelling was built in circa 1880 and was added to the Heritage Inventory in 1983. HERITAGE ATTRIBUTES PHYSICAL/DESIGN This dwelling displays a good example of the Suburban Villa or Two-Storey Farm House that was published in the 1864 Canada Farmer journal. Typical of this style, is the cross gabled roof with the window in the small gable. The front verandah with a square post is also typical of this style. Previous evaluations of this dwelling indicate that the board and batten cladding is original to the dwelling. Page 21 of 32

CONTEXTUAL VALUE The dwelling supports the character of the residential area on Keele Street north of King Street, as it sits amongst other dwellings built in the 19 th and early 20 th centuries. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE This dwelling displays a good, representative example of a Suburban Villa also known as a Two-Storey Farm House as published in the 1864 Canada Farmer journal. Furthermore, this dwelling sits prominently along Keele Street as one of a number of dwellings also built in the 19 th and early 20 th centuries. It meets the necessary criteria prescribed by the Province of Ontario in one or more categories of design or physical value, historical value and contextual value. Therefore, staff recommend that this property be considered for inclusion onto the Heritage Register. BACKGROUND This dwelling was built in circa 1890 and was added to the Heritage Inventory in 1983. HERITAGE ATTRIBUTES PHYSICAL/DESIGN The two-storey yellow brick (former) dwelling is an excellent example of architecture from the Victorian era. The key architectural features include the yellow brick, the cross gabled roof, the decorative bargeboard along the roofline, the protruding by windows with bracket under the eaves, the front verandah and the arched window openings and lintels. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE The dwelling is an excellent example of architecture from the Victorian era. It also appears to display a high level of artistic craftsmanship in the decorative woodwork on the bargeboard and on the front verandah. Furthermore, its location along Keele Street amongst other dwellings built in the 19 th and early 20 th centuries provides further emphasis for inclusion onto the Register as it maintains the historic character of the residential area. BACKGROUND This dwelling was built in 1922 and was added to the Heritage Inventory in 2000. HERITAGE ATTRIBUTES PHYSICAL/DESIGN The two-storey red-brick dwelling displays a rectangular pattern with dormer windows on the north elevation. CONTEXTUAL VALUE While this dwelling does contribute to the residential character of the area, staff are of the opinion that it does not contribute to the historic residential character of the area. AREAS OF CONCERN No outstanding concerns. STAFF S EVALUATION OF HERITAGE VALUE Staff are of the opinion that this dwelling does not meet the necessary criteria provided by Ontario Regulation 9/06. The property does not display a rare, unique, representative or early example of an architectural style, material or construction method, nor does it display a high level of craftsmanship or technical or scientific achievement. Furthermore, there is no know historical or associative value on this property and lastly staff are of the opinion that this dwelling is not important in supporting the historic character of this area along Keele Street. Therefore staff recommend that this property not be considered for inclusion onto the Heritage Register and that it be removed from the Built Heritage Inventory.
