Gallants Quay for sale freehold Gallants Quay is a lovely family home occupying a prime waterfront position on the most sought-after road in Dartmouth. The house was built by RC Pillar & Son, one of Dartmouth s premier builders about 25 years ago and completed in 1989. The architects were BBH Dartmouth Architects. Significantly, the property has its own, secure single garage. This is located off South Town next to the property itself. Steps lead off South Town down to the house which is located above the foreshore. Uncommon for properties along South Town, the house has not been built into the hillside. Therefore, the house can be accessed around the rear as well. The house is currently configured with a one bedroom annexe on the ground floor which leads out onto its own private terrace in front and the main house occupying the first and second floors. The front door of the main house leads through to the porch off which there is a cloakroom and WC. Off the inner hallway is a lovely sitting room with triple aspect views and patio doors leading out onto a private terrace. Also off the hall are the stairs up to the first floor and a dining room. The dining room has patio doors leading out to the terrace. Off the dining room is the gas-fired boiler room and also the kitchen. Similar to both the sitting room and the dining room, the kitchen also enjoys views across the estuary. It has a breakfast bar, a gas hob and electric oven. There is a back door leading out onto the garden. Stairs lead up from the inner hallway to the second floor landing off which there are three bedrooms and a family bathroom. The principal bedroom has its own en suite shower room and has a square bay (oriel) window to maximise the panoramic estuary views. Off the principal bedroom there is a small office or dressing room.

Annexe The one bedroom annexe on the ground floor consists of a bedroom, kitchenette/sitting room and shower room. Both the bedroom and the siting room have patio doors out onto the terrace and the lawn. The annexe is accessed off the front garden. Behind the house is a long storage room that extends along the length of the house. Gardens and grounds The property occupies a commanding position on the Dartmouth foreshore and has amazing views up to Noss Yard and also down to the entrance to the Dart Estuary. At the front of the lawn and beside the sea wall is a private landing stage with steps down to the foreshore. Off the landing stage is a running mooring and close to the property are a number of fixed moorings that could be made available, subject to gaining the necessary authority from the Harbour master. The single garage is accessed off the neighbouring property, Langtry Lodge. Planning Permission There is existing planning permission 15/0024/13/F dated January 2013 to add another storey to the house. This would provide stairs up from the second floor to a third floor that would comprise two additional bedrooms (both en suite) to the main house. The property is in the new Conservation area. Dartmouth and the South Hams The charming market town of Dartmouth is located in the heart of the much sought-after area of South Devon known as the South Hams. The region is known for having an uncommonly temperate climate, consisting of lush, unspoilt countryside, hidden coombes and a spectacular coastline. Dartmouth, famous for its historic port and boating amenities, is full of character and has retained much of its original charm. The town s many restaurants, local pubs and boutique shops are all within walking distance of the property. It is also home to the Britannia Royal Naval College. The town of Dartmouth has excellent facilities for sailing, with the Dartmouth Royal Regatta being a highlight of the racing calendar. For the more ambitious yachtsman there are deep water moorings, three marinas and a number of boat yards. For the cruising yachtsman Dartmouth is the perfect base from which to explore France, The Channel Islands and the picturesque harbours and creeks of the West Country. Transportation Communication links are good with the A38 Devon Expressway 20 miles to the north and the M5 motorway at Exeter. There are regular Intercity rail services from both Exeter (London Paddington 2 hours 4 minutes) and Totnes (London Paddington 2 hours 50 minutes). Exeter Airport has a growing number of domestic and international flights often negating the need to travel to Bristol or the London airports. The local railway line is only used by Brunel s Steam Railway between Paignton and Kingswear. The sound of the occasional steam engine combined with the charming sound of the recently renovated Kingswear Castle paddle steamer creates the most enchanting atmosphere across the Dart Estuary. Services Mains water, electricity, gas and drainage. Gas-fired central heating. Fixtures and fittings All items usually known as tenants fixtures and fittings, whether mentioned or not in these sale particulars are excluded from the sale but may be available by separate negotiation. Such items include all fitted carpets, curtains, light fittings, domestic electrical items, garden equipment, statuary and machinery. Single garage
