What does Le Jardin at Avianto Estate consist of? This fully approved and exclusive residential estate offers approximately 85 single residential stands and 30 cluster homes set in a highly secured country environment. Le Jardin while independent, will form part of the larger 250 ha Avianto Estate that will offer world class infrastructure and lifestyle facilities. What is included in the Avianto Estate? 1800 residential opportunities - this will include freehold stands, clusters, and sectional title. Retirement village 2 office parks A medical centre Sports and leisure facilities Maragon School grade 000 to 12 What will the Estate look like? Avianto s architecture has European influences without being a copy of any particular style. The estate s architectural language is an evolvement of this, contemporary integration of classical forms. As this architectural language moves forward it will carefully incorporate clean and modern lines into it but will remain true to its roots through the continued use of local stone, plaster colours derived from local sand, flush plastered clay brick in similar colours and timber in dark and neutral tones. The estate s guidelines is promoting energy efficiency, and the guidelines help you with the green requirements in your home. 1
Do I need to build in accordance to a special style? Yes, there s architectural guidelines that must be followed, and Le Jardin is an extension of the existing Avianto Hotel across the river and the seamless and pleasing integration of the estate development into its surrounding terrain is therefore a requirement. Are pets allow in the estate and if so what are the guidelines? Yes, up to two dogs are allowed per household with the addition of other animals like two cats and caged birds. For more comprehensive details kindly refer to the Le Jardin House rules. What facilities will be offered and how will it benefit the homeowner? The Estate will offer parklands, sporting facilities and indigenous gardens right on your doorstep. Residents will have direct access to picnic areas along the Crocodile River as well as walking, jogging and biking trails. The Avianto Village Hotel is within walking distance where residents can enjoy light meals at the coffee shop. There will be pedestrian access to the existing Woodlands spa and Wellness centre over the river. What schools are available to the Estate home owner s children? Maragon Private School opened its doors in January 2015, starting off with a pre-school and organic growth that will take the school to its 1500 student capacity with eventual completion of grade 12 in 2020. Is Avianto Estate a family friendly Estate? Le Jardin at Avianto Estate was totally conceptualised with family life in mind. Our overall ambition is to create a family lifestyle estate and suburb with various outdoor activities for all ages within a secure environment. Avianto is not so much about standard of living, but more about a true quality of life. What about security? Avianto Estate will employ two layers of security, an outer layer monitoring access to the public areas including the hotel, sporting facilities and business nodes, and while people will not need an appointment, right of admission is reserved and relevant details will be collected including number plate, visual recordings and licence details. Access to the residential areas is controlled by biometric readers and is limited to the residents and their approved guests only. Brick boundary walls are employed on the outer boundary while Clearview invisible fencing separates the residential nodes from the public area. 8 strands of electrified fencing is installed above the walls, this is broken into zones by the Gallagher system to allow for easy response to an alarm. Between 500 m² and 2600 m² When can I build on my stand? You can commence construction as soon as the property is registered in your name by the Deeds Office. Is there a time restriction before building must commence? Yes, your house needs to be completed within three years after transfer date transfer date of the 5

Double story homes are allowed with a height restriction of 8.5m². Final architectural plans must be approved by the Avianto Design Committee (ADC). Who will build my house? The HOA can provide you with a choice of quality construction firms to build your house. They have been carefully selected to ensure that all construction work on the estate is affordable and of the highest quality possible to protect your and our investment. Do you offer building packages and what are the benefits? If you re considering a bank bonded buy, then a building packages will enable you to apply for a higher bond loan percent. On a land only loan, the banks would consider up to 60% vs a building 7
package which because the bank view as a home loan will consider up to 80% on a bond. How far is Le Jardin from Lanseria International Airport? A short fifteen (15) minutes drive away, Lanseria is still the only other internationally accredited airport in Gauteng. A rapid rail link including Gautrain and its extensions for the high mobility corridors. The ITMP25 also provides a planning framework which will assist the GDRT in collaboration with other spheres such as the Gautrain Management Agency and PRASA (Passenger Rail Agency of South Africa) to develop, and extend the rail network into an intergraded and efficient transport system that serves the needs of all Gauteng citizens, with the focus on developing modern modal transfer facilities at Metrorail stations. Once the ITMP25 has been approved, the indicated rail links will be investigated and the necessary studies undertaken. Funding methods and timeframes will be developed for approval. Only bond registration costs if a bond is obtained. Attorney transfer costs are included in the purchase price. There is also no transfer duty payable. (VAT transaction.) 11
What is the deposit and payment schedule thereafter? A 10% to 30% deposit (depending on your banks financing requirements and loan criteria) is required to secure your stand. A bank guarantee or bond must be approved within 45 days after signature of the purchase agreement. Full payment only takes place on transfer. Your deposit is invested by our attorneys interest due to you for the period invested. If it is a cash purchase; a 10% deposit with financial guarantees to be in place within 30 days after signature of the purchase agreement. What will my levy be and what will it cover? Currently the levy is R1550-00 per stand and will include general estate maintenance, upkeep of public areas, security and Home Owners Association management costs and refuse removal. Remember, the levy doesn t include municipal rates (water and electricity) and taxes. When do I start contributing to the levy fund?
