Although we do not represent prospective Tenants, we can provide the following services: a. treat prospective Tenants professionally. b. disclose all known material adverse facts pertaining to the physical condition of the property. c. Provide information on schools, shopping, places of worship, insurance and any similar services. d. after pre-qualification interview show our available properties. e. execute the Lease, credit and criminal background checks and other functions necessary to complete the transaction. 3. We use Experian for credit history reporting. 4. If you desire to Lease one of our properties you must complete the Rental Application and provide a $60.00 non-refundable application fee. A $30.00 fee must also be paid for each young adult, age 21 and over, living with their parent. These fees must be paid in cash or certified funds. If applicants are not related, each applicant must complete an application and provide a $60.00 non-refundable application fee. We do not hold properties. After approval of application you must immediately provide the security deposit required for the property. Rental Application Policy a. Married couples can complete one application for $60.00. If there are other adult family members such as a Mother or Father residing with them, they must also complete one application and pay $60.00. b. Adult children, 21 and older, living with their parents will also be subject to criminal background checks. We will need their full name, DOB and SSN. The fee for these will be $30.00 each. c. Family members residing together such as a Mother and adult Daughter can also complete one application for $60.00. d. In the event Owners agree to non-related Tenants, each applicant must complete a separate application and pay a $60.00 application fee. e. Applications will not be processed unless the application fee has been received by property management or proof of receipt in Macon Because of numerous returned application fee checks, application fees must now be paid by cash, certified funds or money order. We are charged for returned checks and Agents cannot be paid if the check does not clear. Items to be aware of: a. We will not contact Owners regarding lease terms, rent reductions or pets unless we have a rental application, and the requests are reasonable. We will not process the application if the Owner does not agree to the requests, and the $60.00 application fee will be returned. b. We do not accept aggressive breeds of dogs even if the Owner approves them. c.
