Property Management Life Cycle and Steps Vacant Unit Pre-market inspection completed Repairs, improvements and cleaning completed Price & terms determined with owner Marketing Marketing pictures are taken Marketing remarks & property details are completed NWPMG website, Craigslist, Zillow & internet syndication Pre- Screening & Showing Calls & emails are promptly answered and pre-screened Good employment, credit & rental history Can they take financial responsibility in 7-10 days Do they have pets? Pre-Market Checklist To ensure a smooth transition in adding NWPMG to your team, here is a list of items we need you to provide to us, or complete prior to the marketing of your rental home. Checklist A copy of a Certificate of Insurance for Liability identifying NWPMG as an additional insured (no less than $500,000). Call each utility company and set up an Owner/Agent contract making sure that NWPMG is permitted to access the account. Provide us with the contact information for your HOA and notify them that your home is being managed by NWPMG. Remove all personal property and items from the home. In order for NWPMG to be effective in our abilities to rent your home in a timely manner to a highly qualified tenant and obtain the maximum amount of rent, we will need the following completed: o Carpet cleaned by truck based equipment o Detailed interior cleaning o Landscape clean up o Remove washer & dryer (in most cases) o Installation of blinds and/or window coverings o Completion of any recommendations noted by NWPMG at property inspections
