Please report all violations to the Property Manager at the office, or to a Board Member. Unit owners are responsible for their guests, lessees etc. Please make sure your guests and/or lessees are familiar with the Rules and Regulations of this community, and that they abide by them. 2. Facilities: Any damage to buildings, recreational facilities, common elements or equipment caused by a unit owner, his family, guests or invitees, must be repaired and paid for at the Unit Owner s expense. 3. Fitness Center: No one under the age of 18 is permitted in the fitness center. All rules are posted in the facility and must be observed at all times including but not limited to: All equipment must be used in accordance with the instructions Smoking and alcoholic beverages are NOT permitted Proper attire must be worn at all times Equipment shall not be removed from the facility Please keep the fitness center safe and clean Report any malfunctioning equipment to the property manager or a Board member. 4. Pool: The pool area is a popular community facility. Here are some rules: No lifeguard is provided. All person swim at their own risk The pool is open from dawn to dusk Children under the age of 18 must be accompanied by an adult at all times while in the pool Appropriate swim wear in and around the pool is required. No cut-offs allowed, as they damage the pool pump.

You may invite up to two guests to accompany you in the pool. Glass is a safety hazard. Only unbreakable containers may be used in the pool area. Suntan oils cause a major maintenance problem for pool equipment. Please lather lightly and rinse off in the shower before swimming Health regulations prohibit pets in the pool area Profanity, horseplay, bicycle riding skating, racing toys or harassment of swimmers is not permitted. You may not use the pool if you have a health condition, particularly conditions involving broken or abraded skin, cuts and communicable diseases. Ropes and life rings are safety equipment, not toys, and may not be tampered with. 5. Recreation Area: Recreation areas are open from dawn to dusk. Children must be supervised. Loitering is not permitted after dark. All residents are encouraged to immediately report any unusual person or activity to the Association and/or police. 6. Lakes and Canals: All bodies of water in Florida have potential to be inhabited by ALLIGATORS. Do not feed Alligators. Children and pets are not be permitted near the lake bank. Swimming is prohibited. If an alligator is seen, please call The Game and Fresh Water Fish Commission who is equipped to handle a serious threat: 561-640-6100 7. Noise: Please be respectful of your neighbors. No loud noise, music or other sounds as to disturb or annoy another person. No floor covering shall be installed in the unity other than carpeting, ceramic tile, marble or other floor covering installed by the developer. If any such hard surface flooring is installed in a unit, it must be set upon a sound-proofing bed approved by the Association. 8. Obstructions: Sidewalks, entrances, driveways, passages, patios, courts, vestibules, stairways, corridors and halls on all common elements shall be kept open and unobstructed. Do not place rugs outside of your unit. Not signs, notices

or advertisements shall be exposed. Nothing should be projected from windows or building. 9. Children: Children shall not play in the public halls or stairways. Reasonable supervision must be exercised when children are playing on the grounds. 10. Destruction of Property: Neither Unit owners, their lessees, nor guests shall mark, mar, damage, destroy, deface or engrave any part of the building or common grounds. Unit owners shall be financially responsible for any such damage. 11. Exterior Appearance: Do not paint, decorate or modify any exterior of unit. No awnings, signs or any object is to be projected from unit. Draperies or other window coverings must be seen white from the outside of the residence to create uniformity. 12. Vehicles: Vehicle maintenance, repairs or similar activities are prohibited on the premises. Unauthorized vehicles or vehicles in violation are subject to tow. 13. Garage: Garage doors must be kept closed at all times except for entering and exiting. Car or truck must be parked in garage at all times. Car/truck may be parked in driveway if not impeding vehicular traffic. Garages cannot be used exclusively for storage area Garages cannot be used exclusively for commercial purposes Do not operate heavy or high voltage tools in your garage. The only electrical appliance for use in your garage is the washer/dryer, electric door opener and a drop light Do not store flammable items in your garage Subletting or renting out your garage is prohibited 14. Cleanliness: All trash and refuse from Condominium shall be deposited with care in trash receptacles intended for such purpose, at such time and in such manner as the Association shall direct.

15. Terraces/Balconies: Do not keep Plants, Pots, Receptacles or other movable objects on the ledges of the terraces. Do not hang objects from terraces, patios or windows sills. Under no circumstances are Barbecue Grills permitted. 16. Storage Areas: Items any substance that would create a fire hazard or be subject to infestation or spoilage, should NOT be stored in storage areas 17. Emergency Entry: In case of emergency originating in or threatening any unit, regardless of whether the unit owner is present, the Board of Directors of the Association or any other person authorized by it, or the management firm, shall have the right to enter such unit for the purpose of remedying or abating the cause of such emergency. 18. Bicycles: Bicycles must be placed or stored in the designated storage areas, if any, or within the Unit. Furthermore, bicycles are specifically prohibited from balconies, terraces, breezeways and hallways. 19. ATTIRE: Unit Owners, their lessees, their families and guests shall not appear in or use the common room except in appropriate attire. Bare feet in any common area including but not limited to stairways & parking areas is prohibited, with the exception of the pool area. 20. Plumbing: Water closets and other plumbing shall not be used for any purpose other than those for which they are constructed. No sweepings, rubbish, rags or other foreign substances shall be stored or deposited therein. The cost of any damage resulting from misuse shall be borne by the Unit Owner who caused, or whose Unit occupant caused such damage. 21. Roof: Unit owners, their lessees, families and guests are not permitted on the roof for any purpose whatsoever. 22. Solicitation: There shall be no solicitation by you or others anywhere in the building for any cause, charity or for any other purpose whatsoever. Yard sales or garage sales by residents are prohibited.

23. Common Facilities: Unit owners are requested to cooperate with any management firm in the use of common facilities where more than one organized activity is scheduled at the same time. 24. Hurricane Preparations: Each Unit Owner or lessee who plans to be absent from his unit during the hurricane season must prepare his unit prior to departure by: a) Removing all furniture and plants from patio, terrace or balcony. b) Designating a responsible firm or individual to care for your unit during your absence in the event that the unit should suffer hurricane damage, and furnish the management firm or other designate with the name of such firm or individual. The designated firm or individual shall contact the management firm or other designate for permission to install or remove hurricane shutters. 25. Guests: Absent unit owners and lessees shall notify the Association, and if applicable, management firm, in advance by written notice, of the arrival and departure dates of guests who have permission to occupy the unit. Unit owners and lessees should have such guests check in at the management office upon arrival so that the telephone calls, incoming mail, and other services may be extended to them. 26. Pets: The Declaration contains restrictions on pets. All pets must be either on leashes or in containers while outside of the units. Each unit owner or unit occupant must immediately clean up pet waste and fix any damages caused by their pets. Any pets that are disorderly, or not on leashes, create a nuisance or found running loose on property may be delivered to the appropriate animal authorities without notice to the unit owner or unit occupant. 27. Water Beds: No water-filled furniture permitted except waterbeds. Waterbeds are not permitted unless the Association is first protected as loss payee on an insurance policy approved by the Association. 28. Insurance: The association requires that all owners obtain liability insurance in amounts satisfactory to the Association. At the initial closing of any unit, proof of such insurance shall be provided to the association. The foregoing excerpts from the Association Rules and Regulations are subject to amendment as provided in the Declaration of Condominium of Grand View at Crestwood, the Articles of Incorporation and Bylaws of the Association.

The rules are designed to making living conditions for all unit owners pleasant and comfortable. The restrictions imposed are for the mutual benefit of all. Violations of these Rules are to be reported to the Association, who will contact the violation unit owner, lessee or guest for corrective action.
