Each suite will be provided with two security swipe cards. Security card access system at parking level, elevator lobby and access door between parking level and upper floors. Exterior Building Façade Floor to ceiling high-performance engineered window wall system, finish is factory painted charcoal, and double glazed thermal window panes with low-e argon provides maximum daylight and views. Bands of brick and manufactured stone with natural stone accent walls provide warmth and a splash of tradition at the base. Aiello, a nationally recognized firm of landscape architects. For 20 years Aiello has been enhancing outdoor spaces to create great living surrounds. Abundant hard and soft landscaping as per the marketing plans create a dynamic urban experience, with a natural landscape and multiple areas to sit, read, relax or entertain. Ground Floor and the Penthouse Level (7th Floor) Suites have their own exclusive terrace outdoor living areas. Structural Design, Insulation, & Sound-Proofing Structural concrete buildings with concrete floor slabs, columns and roof slabs are designed by our structural engineer. All floor and wall assemblies are designed in coordination with our acoustical engineering consultant to provide superior sound-proofing: the consultant designs, inspects and tests the construction to ensure noise reduction surpasses required standards. Party walls consist of two metal stud walls separated by 1 air space, batt insulation between each stud on both walls, and two layers of 5/8 fire-rated gypsum board on each side of the assembly with staggered joints and perimeter acoustic sealant. Corridor walls are composed of metal studs, batt insulation, and two layers of ½ fire rated gypsum board on both sides, along with perimeter acoustic sealant. Exterior walls consist of gypsum board, 6 mil. poly vapor barrier, R13 batt insulation within steel studs, glass matt wall sheathing, weather barrier, 2 rigid insulation, air space and a combination of brick and panel cladding. Partition walls in suites consist of steel studs with ½ gypsum board on each side. Roof membrane system as designed by our building envelope engineering consultant. Balconies consist of precast concrete pavers on top of a roof membrane system with alumni railing and frames enclosing glass panels or a concrete cast in place upstand with pre-cast sill. Heating/Air Conditioning & Ventilation Individual suite controlled heat pump systems providing independent year round heating and air conditioning which is controlled via an individual programmable thermostat centrally located in each suite. The central mechanism is maintained and operated by the condo corporation and such costs are included in the condo fees. These individual heat pumps which circulate the heated or cooled air throughout each suite are electrically operated and these hydro costs are individually metered and paid separately by each suite owner. Hydro (for lights, computers, etc.) and natural gas (for cooking, dryers, fireplace and BBQ) are individually metered. Outdoor ventilation air will be provided through a make-up air unit located on the roof. The ventilation air will be delivered into the corridors, lobby and common areas. Acoustically lined transfer ducts will be provided at each suite to permit proper pressurization to the suites. Domestic hot water will be supplied by a high efficient central condensing gas-fired hot water tank in the mechanical penthouse with distribution to all units. Bathrooms, kitchens, and laundry rooms will discharge air to the outdoors through individual horizontal ducts located above the ceiling bulkheads. The building will be fully equipped with a sprinkler system. Standpipe risers will be provided at the stairwells, with fire hose cabinets at each floor. The fire pump shall be located within the water entry room in parking garage. The garage will be heated with unit heaters connected to the central boiler loop. STANDARD UNIT SPECIFICATIONS Exterior Features High efficiency double glazed thermal window panes with low E-argon. Balconies have a concrete slab with antislip waterproof membrane and pre-finished aluminum balcony hand railings. Terrace doors are prefinished aluminum integrated into the window system with full view high-efficiency glazing. Pre-selected operable windows to be casement style with screens. Interior Finishes Ceiling heights are +/- 9 foot, 0 inches on all floors, less the thickness of the floor underlayment and finishes. Dropped perimeter bulkheads and ceilings where required to accommodate mechanical/electrical and lighting.** Ceilings are finished flat white. 5 ½ inch painted baseboards throughout the suite. 3 ½ inch painted casing on all interior doors throughout the suite. 5 Features & Finishes

Suite entrance door to be solid core. Exterior finish to match the corridor finish. Interior door flush slabs are 1⅜ inch thick hollow core, to be painted in one colour throughout the suite. When will Two the Parkway Condominiums be completed? Project completion is slated for Fall 2016. Do Two The Parkway Condominiums have a security system? Yes. The lobby and parking structure (garage door) will be accessed using a security system in common use today. Owners will be responsible for the purchase of a security system of their choice for their own units. For guests, a traditional telephone buzz-in system located in the front vestibule will be used so the residents can remotely provide access to the lobby for their guests. Will there be guest parking in the parking structure? No. There are security issues associated with allowing non-residents to park within the building s underground parking. There will be at grade parking spaces for use by visitors at no additional charge. How many parking stalls will be assigned to each condominium? At least one assigned parking stall within the enclosed structure will be available for purchase. Will there be owner storage at Two The Parkway? Yes. We will provide one lockable on-site storage space (approximately 3x5 ) for each unit in the building. The lockers are part of the common amenities of the building and each unit owner has the exclusive use of one storage locker. What other common amenities will be at Two The Parkway Condominiums? The amenities were chosen to reflect the way you live. Because exercise is an important component of a healthy lifestyle, you can work out, stretch, tone and relieve stress in the exercise room. To address the social needs of its residents, there is a guest suite located on the ground floor. A fully equipped lounge will serve as the social hub of Two The Parkway: the meeting place where acquaintances become friends and guests are welcome. This richly appointed area features contemporary furnishings, a bar and access to the outdoor terrace. Will there be a swimming pool at Two The Parkway? No. Since 90% of a pool s use is often used by 10% of the residents in a building such as this, we have opted not to add this expense to the Condominium Corporation and its members. Can I make changes to my floor plan? We have designed our units as swing units, which means that we will be able to make minor modifications. There may be added cost for making these changes, but they are engineered into the overall building structure and any incremental cost should be relatively nominal. More importantly, our structural integrity is not compromised since this is an engineered feature of the building. Will I be able to choose a colour palette or upgrades in appliances and other interior features?.the Condominium Act, 1998 and the appropriate funds are in escrow, we will schedule an appointment with all purchasers to select colour palettes, suite modifications and any upgrade requests. What appliances are included with each unit? Appliances included with all units are stainless steel and include a Dishwasher, Gas Range/Oven, Range Hood that vents to building exterior (a real plus for those aspiring chefs out there), Refrigerator, Microwave and white stackable front loading Washer and Gas Dryer. Are Two The Parkway Condominiums handicapped accessible? Yes, Two The Parkway is handicap accessible as defined by the Ontario Building Code. What systems are being installed for telephone, TV, Internet Access and Security? We will pre-wire Two The Parkway units for landline telephone/fax, cable television (Rogers or Bell) and broadband internet (Rogers or Bell). Owners will be able to have security systems installed in their condos, at the owner s expense, once they take possession from the Vendor. Does Two The Parkway Condominiums allow domestic pets? Yes, with some restrictions related to excessive noise and maintenance issues. Refer to the Condominium s Rules and Regulations when they become available. Are there laundry facilities? Each residential unit has a stackable washer and gas dryer. No common area laundry facilities will be provided in the building. Is public transit easily accessible? Yes, a bus stop is located at the corner of The Parkway and Teron Road, and the Eagleson Transit Station is just a few blocks away. How is the deposit structure set up? A total deposit of 20% of the purchase price will be required, as an example, if the purchase price is $300,000 the total deposit will be $60,000 payable as follows: $5,000.00 on signing the Agreement of Purchase and Sale. Balance to 20% of the Purchase Price ($25,000) thirty (30) days after the Agreement of Purchase and Sale has been signed by both parties and the Vendor has confirmed that the Purchaser has the financial resources to complete the transaction. The balance of the Purchase Price ($240,000) will be payable on the Interim Occupancy Date or the Date of Closing, whichever comes first. Full payment for upgrades and alterations will be required at the time of your request which will be after the execution of the Agreement of Purchase and Sale. Upgrades or alterations requested after a scheduled cutoff date may be accepted subject to availability and will carry additional cost. What expenses will be included in the Condo Fees for Two The Parkway and what are the projected Condo Fees? Each owner will pay to the Condominium Corporation his/her proportionate share of the following common expenses for the building: Domestic hot and cold water for the condo unit. Yes. For the period expiring one year after the closing date of the purchase of your condo unit or until the Vendor has sold all of the condo units in the building, whichever is the earlier; you may not sell your condo unit without the prior written consent of the Vendor. Will I be allowed to do any upgrades on my own or hire my own subcontractor to work on my condo? No. Due to liability issues, any customization of a condo must be performed after the unit has been sold and the owner has taken possession. At that time, the owner may customize the unit provided doing so complies with guidelines established in the Condominium Corporation and with the express written permission of the Condominium s Board of Directors, as per the Rules and Regulations and By-laws of the Condominium Corporation. How is garbage and recycling disposed of? A garbage chute is located on every level of the building beside the elevators. Recycling bins are located in the garage level.
