LOCATION Broadford Farm Land is located just south of the village of Broadford, on the eastern side of the Isle of Skye. The farm benefits from local amenities and breath-taking landscapes, sitting both in the shadow of Beinn na Caillich and less than two miles from Broadford Bay. The island is the largest and most northerly of the Inner Hebrides of Scotland and is well known for its striking mountains, beautiful bays and enchanting culture. Skye was recently voted the 4th best island in the world by National Geographic magazine. The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 32, Grid Reference NG 638 230. ACCESS From the Kyle of Lochalsh, travel west over the Skye bridge on the A87 for approximately 9 miles. Once in the village of Broadford, turn left on to the B8083 and travel south for approximately 500m to the start of Lot 1. Lot 1 and 2 are situated to the west of the B8083; and Lot 3 to the east. DESCRIPTION The land sits just south of Broadford Village on the south-west corner of Broadford Bay. The area is overlooked by the Eastern Cullins and is well known for its variety of wildlife. The Bay itself is home to a diverse collection of marine life, including otters and occasional Orca whales. Bird enthusiasts are often evident in the area due to sightings of Whopper swans, Brent geese, Red Throated divers and Black Tailed godwits in the area. LOT 1 Development Plot Lot 1 comprises a small, potential housing development plot, just off the B8088 and sits adjacent to additional housing within Broadford Village. Please contact the Selling Agent for further information. LOT 2 Riverside Fields Sitting just south of Broadford River, with river frontage and surrounding Lot 1, the field is made up primarily of fertile soils with some peat flushes. Sitting within the Highland Forest & Woodlands Strategy Policy Area, Lot 2 could be suitable for planting. The land is categorised as primarily having a good flexibility for a range of both deciduous and coniferous tree species. Favourable grants provide excellent financial incentives for woodland creation with potential returns available from the establishment of a commercial crop. LOT 3 Potential Planning Scheme Opposite Lot 2, Lot 3 stretches approximately 25.94 Ha along the B8088. The northern section of ground would be suitable for the establishment of woodland, benefiting from brown earths and natural drainage. The southern section, from the overhead powerline through the centre of the Lot southwards, falls within the Special Protection Area for the Cullins due to its affiliation with Golden eagles. The land may be suitable for a Native Woodland Scheme, which would not only attract good grant payments but also provide a haven for local flora and fauna through the establishment of new habitat. SPORTING RIGHTS Sporting rights are included with the sale and are in hand. BOUNDARIES Boundaries are identified by stock fencing and are to be maintained at mutual expense with neighbouring proprietors and at sole expense where boundaries meet the road. MINERAL RIGHTS Mineral rights are included except as reserved by Statute or in terms of the Titles. WAYLEAVES & THIRD PARTY RIGHTS The property will be sold with the benefit of, and subject to, all existing rights and burdens with the Titles. There are two overhead powerlines running through Lot 3 and one through Lot 2. WOODLAND GRANTS There are no grant schemes in place and no transfer of obligations required.
