From the north, access is taken from the A6112. Approximately 4 miles after Duns turn left onto an unclassified road and then take the first right. Continue and the property will appear on your right. From the south, access is taken from the A6112. In Swinton turn left on the B6461 sign posted for Berwick. After the church turn left onto an unclassified road, continue for approximately 1 mile and the property will appear on your left. Property The property is a single rectangular building constructed with a concrete floor, timber frame and block brick walls under steel profile sheeted roof. There are two poultry houses at either end with staff facilities and an egg handling/storage area located centrally. Poultry Houses One and Two Ventilation is provided by 26 passive intake ridge vents and 7 extractor fans on each side wall - 14 per house. There are internal track feeders for the females, and pan feeders for the males. There are 4 lines of nipple drinkers per shed, standard bulbs for lighting and two gas hired hand heaters. Within each house there are two rows of single tier double sided nesting boxes with scrapers on the front. Outside Space There is concrete hard standing surrounding the site for car parking and to allow goods vehicle access. To the north there is an area of concrete which provides access to the poultry house at the north end. To the south there is a further concreted area which is larger and provides access to the poultry house at the south end. Feed bins There are 2 x 21 tonne Collinson galvanised feed bins located at the entrance to the staff/storage accommodation in the centre of the building. Both bins were recently installed in 2014.
Services The property is supplied with 3-phase power and mains water. There are two 3,900L gas tanks located at the southern end of the site. To the rear of the property there is a plastic bunded oil tank and 100KVA diesel powered back-up generator. Rainwater is diverted to a stone soak away which is located to the south of the site. Foul drainage water is collected by underground holding tanks for subsequent disposal off-site. General Remarks and Stipulations Closing Date A closing date may be fixed and prospective purchasers are advised to register their interest with the Selling Agents.
