IRONWOOD HOMEOWNERS ASSOCIATION, INC. RULES AND REGULATIONS - updated 05/05 Note: All rentals and sales must be approved by the Board of Directors prior to occupancy. 1. No portable buildings or trailers can be placed on a Lot. No lawn furniture, statuary or other object or structure, other than approved trees and shrubs, may be placed on the front of a Lot or any other part of a Lot visible from the street on which the Lot fronts. 2. Playground Equipment. All playground equipment and swing sets shall be made primarily of wood only and placed only in the rear of the residence. 3. Basketball Hoops. Basketball hoops (permanent and portable) are permitted only with prior written approval by the PGA POA and the Ironwood Board as to location. 4. Recreation Apparatus. Recreational sports and athletic equipment, such as tennis ball machines, archery targets, racquetball/handball walls, batting cages, golf practice nets, soccer goals, etc. ARE NOT PERMITTED. 5. Residential Use. Lots are restricted to single family residential use, of household members, servants and guests and may not be used to carry on a trade, business or profession. 6. Clothes Lines. NO outdoor clothes drying activities shall be conducted on any of the Lots. 7. Garage Doors. All garage doors shall be kept in their closed position except when being utilized for vehicular and pedestrian ingress and egress. 8. Hurricane Shutters. No hurricane and storm shutters shall be installed unless approved by the Board. 9. Improvements. NO improvements may be made to any Lot without prior written approval of the Board which can be granted or withheld at their sole discretion. Submit an ARC form for approval prior to commencement of work. 10. Antennas. No exterior radios, televisions or other electronic antennas may be erected or maintained upon any of the property without prior written approval of the Board. Note: Solar panel location must be approved in writing by the PGA ARC. 11. Window Dressings. No window dressings other than curtains, draperies, verticals or mini blinds shall be allowed on any windows or sliding glass doors. Sheets, foil, etc. are in violation of Ironwood rules and regulations. 12. Signs. No sign of any nature whatsoever shall be erected or displayed upon any of the Lots or property without express prior written approval from the Board of the size, shape, content and location. 13. Solicitations. Commercial solicitations of any kind, including free newspapers, are not permitted at PGA National. Notify PGA Security should this problem arise. Page 8 of 12
14. Rental/Lease. Rental or Lease of the dwelling on a Lot is permitted no more than two times per year and only with prior approval of the Ironwood Board of Directors. Minimum lease term is 3 months. 15. Boats. No privately owned boats of any kind are permitted within PGA National lakes or waterways. 16. Parking/Storage. The parking or storage of automobiles and other motor vehicles except upon paved areas on the respective lots and in garages is prohibited. Maintenance or repairs of vehicles or boats is not permitted. Motorcycles, pickup trucks, habitable motor vehicles, or commercial vehicles are not permitted to be parked overnight, unless parked in the enclosed garage. Overnight is from 2:00am to 6:00am. 17. Pets. Unit owners shall be permitted to own dogs, cats and other pets, including birds, such as canaries or parakeets, and fish, such as goldfish or tropical varieties, which may be kept by the unit owner in the owner s respective unit; provided, that no such animals shall be raised for commercial purposes, and provided that they do not become a nuisance or annoyance to any neighbors. 18. Garbage. All garbage and trash containers shall be hidden from view from adjoining properties. Trash containers must not be placed out no earlier the evening prior to scheduled pick up. No occupant shall play any musical instrument or permit to be operated a stereo or radio between the hours of 11:00 p.m. and 9:00 a.m. if it causes a disturbance to any occupants of the surrounding areas. 20. Common Area Overflow Parking. Common area parking in the South end of the community is for residents and guests of residents only. This area is to be used for temporary overflow parking only. Parking cannot exceed seventy-two (72) hours in one month. Vehicles may be towed at owner s expense and liability. 21. Privacy Wall & Fence: Owners shares responsibility and maintenance, repair and/or replacement of privacy wall or fence. 22. Pool Key: Seller/owner to provide pool key to buyer/tenant. Owner may purchase pool key from the Sea Breeze office for $20.00. 23. If you are evicted from the community you may not come back onto the property or it will be considered trespassing and police may be called. 24. If the home is occupied by a non-owner without owner present, each adult (18 and older) residing at the home for a period of thirty (30) days or more is considered a tenant and is required to complete the rental application package and be approved prior to occupancy. Minimum Landscape Standard February 4, 2013 Guidance: Owner's Information Booklet with Amended and Restated Rules and Regulations for Ironwood Adopted October 15, 1997 Section 3. Maintenance of Lawns and Shrubbery on a Lot 3.1 All portions of a Lot at Ironwood not occupied by a building or other permanent structure shall be grassed and kept as a lawn. 3.2 The trees, shrubbery and other landscaping initially installed shall continue to be maintained as the minimum landscaping required and shall be replaced from time to time as needed to comply with the minimum requirement. 3.3 Each Lot Owner shall maintain, care for and replace the lawn and landscaping on their respective lots. 3.4 Maintenance and care shall include the mowing, trimming, pruning, edging, fertilizing, spraying, and replacing lawns and landscaping. 3.5 The minimum standard for maintenance and care shall be that each lawn shall be fully maintained free from unsightly bald spots or dead grass and uniform in texture and appearance with surrounding lawns in the property. 3.6 Each Lot Owner shall maintain trees, vines, hedges or other landscaping on their respective lots. Section 4. Maintenance of Dwelling and Other Improvements Constructed on a Lot 4.5 Should an owner fail to meet the required maintenance standards the Association shall have the right to mail to the property address or the last known address of the Lot owner written notice advising the lot owner of the failure to comply with the maintenance obligations. 4.6 Failure of a Lot owner to correct the violations within thirty (30) days of mailing the Notice gives the Association the right, but not the obligation, to enter the property and correct the violation. 4.7 All costs of such correction may be assessed the Lot owner and shall be added to and become a part of the regular assessment to which the Lot is subject and shall become a lien upon the Lot with the same force and effect as the liens for other assessments provided in the Declaration, the Articles of Incorporation and By-laws of the Association. If not paid, they accrue interest, legal fees and expenses of perfecting the lien and of collection, including foreclosure.
