National developers have taken notice and most recently Pulte Homes and the Toll Brothers have built large and successful 55 + developments in MA towns, including soon to be built and built. We will highlight various 55 plus condominium developments and what the new design trends are. They are very innovative and progressive to change with todays buyers needs. They make massive investments into these developments including 240 units at Regency at Methuen and 153 units at Quail Ridge, so they have to put out a product that sells. Pulte Homes for example, does extensive research to see what the consumer wants. This includes spending 1,100 hours with focus groups walking through prototypes of their floor plans. Here is a company video of how they do their research on condo and house designs. For a student of real estate like myself, I find this fascinating to see how much research is put into their product. DETACHED 1 LEVEL CONDO The Toll Brothers introduced a detached (also known as Stand Alone condos) 1 level townhouse with has been very popular with buyers. It is basically a modern take on the ranch home. They eliminated the attic to allow for very tall ceilings and larger windows

to bring in a lot of natural light. They are just two bedrooms, with an emphasis on a larger living room/kitchen/dining room area. The guest bedrooms are an ample size, with a walk in closet and master bathroom. The second bedroom is an average size. They have full basements so it is more than enough for your storage. Also with the possibility to complete if the unit has an egress (bulk head or walk out). The other benefit is that there are no shared walls. This prevents any chance of hearing your neighbors. This option is really the easiest transition from downsizing from a house. 1ST FLOOR MASTER BEDROOMS The 2 level floor plans all have 1st floor master bedrooms, including the townhouses, which has been the popular trend. The other trend is go large on the master bedrooms. There is a 20 x 22 master bedroom at a model in the Methuen development. That is ENORMOUS for a 2,100 SF +/- floor plan. 1st Floor Master Bedroom floor plans are in demand. They might be the 1st feature that our clients request when we start helping them with their search. We just wish there were more of them! Many towns do not have developments with this option yet, so you may have to consider other towns if this is a priority. MASSIVE GARDEN STYLE FLOOR PLANS The Pines at Reading Woods which is 15-20 minutes to Boston, offers garden style condos. Pulte put an emphasis on large square feet. The 2-bedroom floor plans start at 1,320 SF which is well above the average garden style 2 bedroom floor plan. There is even one floor plan that is 1,720 SF! That is all on one level. It is very impressive as that is the size of most 2 level townhouses. To add to that, the ceilings are very high so it creates a sense of a larger space. It includes 2 bedrooms, a den, and a formal dining area.
