Definitions & General Provisions: Notwithstanding the definition and General Provisions of Sections 5 and 6 hereof to the contrary, on the lands zoned R1-17, the Definitions and General Provisions in Sub-section 13.4.2 hereof shall apply. ii. Permitted Uses: Park or public use in accordance with Section 6.40. iii. iv. Zone Requirements: Lot Area (Minimum) 330 m 2 Lot Frontage (Minimum) 10.6 m Rear Yard (Minimum) 6.5 m Exterior Side Yard (Minimum) 3.5 m Interior Side Yard (Minimum) 1.2 m Except in the case where an attached garage is not provided, in which case the side yards shall be 1.2 metres one side and 3.0 metres the other side. removed from the lands in accordance with the provisions of the Planning Act, provided that the following items are satisfactorily addressed: The registration of an executed subdivision agreement(s) to the satisfaction of the Municipality of North Grenville. This agreement shall include, but not be limited to conditions addressing municipal servicing (i.e. municipal water, sanitary sewer, storm sewer infrastructure as well as capacity requirement), provision of parkland, satisfactory traffic access/egress and movement and development phasing requirements. The submission of an executed site plan agreement(s) to the satisfaction of the municipality. s) R1-18-h Reserved t) R1-19 (equinelle Subdivision) i. Definitions & General Provisions: Notwithstanding the Definition and General Provisions of Sections 5 and 6 hereof to the contrary, on the lands zoned R1-19, the Definitions and General Provisions in Sub-section 13.4.2 hereof shall apply. ii. All development shall be subject to site plan control 13.4.2 Definitions & Special Provisions for the R1-17, R1-19, R2-1, R3-1 and R3-12 Zones a) Definitions: i. "Dwelling, Apartment' shall mean a building consisting of four or more dwelling units independent of one another and shall include apartment houses and apartment hotels but not a townhouse dwelling; ii. iii. "Dwelling, Double Duplex" shall mean a building that consists of two duplexes attached to each other; "Play Space" shall mean an area intended for the protected play of children of preschool age and it may occupy any space in the rear or side yard with the exception of a parking area. b) Permitted Encroachments in Yards: [See also Section 6.47] Every part of any yard required by this By-Law shall be open and unobstructed by any structure from the ground to the sky provided, however, that those structures listed in the following table shall be permitted to project into the minimum yards indicated for the distances specified. c) Parking: Yard in Which Max Projection Projection is From Main Wall Structure Permitted Permitted Fire escapes and Rear Yard Only 1.5 m over a exterior staircases Maximum width of 3.0 m i. For every building or structure to be erected or enlarged, off street parking shall be provided and maintained in conformity with the following schedule: Type of Building Residential (other than listed separately herein) Churches, church halls, auditoria, restaurants, theatres, arenas, hall stadia, private clubs and other places of assembly Parking Required Two (2) parking spaces for each dwelling unit Where there are fixed seats, one (1) parking space for every five (5) seat, or three (3.0) metres of bench space. Where there are no fixed seats, one (1) parking space for each ten (10) square metres of floor area devoted to public use. Industrial uses and every One (1) parking space per building and structure not forty-six (46) square metres of specified above floor area ii. Where parking facilities for more than four (4) vehicles are required or permitted in this By-Law: AS ENACTED BY COUNCIL 140

The parking area shall be maintained with a stable surface that is treated to prevent the raising of dust or loose particles; The lights used for illumination of the parking lot or parking station shall be so arranged as to divert the light away from adjacent lots; and Approaches or driveways to any parking area, other than that required for a single family dwelling, street townhouse dwelling, semi-detached dwelling, or a duplex dwelling shall be defined by a curb of concrete or rolled asphalt and the limits of the parking area shall be defined by a fence, curb or other suitable obstruction designed to provide a neat appearance. In addition, the location of approaches or driveways shall be no closer than seven and onehalf (7.5) metres from the limits of the right-of-way at a street intersection. AS ENACTED BY COUNCIL 141
