North Ave Chicago, IL. 60647 Re: 238 N. Rockwell St Dear Alderman Proco Joe Moreno, The GGNA Zoning and Planning Committee (ZAPC) held a third meeting with the project team for 238 N. Rockwell Ave. on April 9, 208, to review their project plans and up zoning request from C- to a B2-3 zoning. The site is a triangle shaped lot. There is an alley on the north and on the southwest. To the south is an empty commercial corner lot fronting Milwaukee Avenue also zoned C- allowing a building height of 38 feet. The drawings presented are for a 4 /2 story building with four (4) condo units. The st floor is a duplex to a basement, the 2 nd through 4 th floors each have a simplex unit. There are four (4) garage parking spaces. Each simplex will include a balcony on the front and at the rear. The building height is 49-0 to 4 th (top) floor ceiling, 54-6 to the top of the parapet. There is a 5 foot by 52 foot landscaped area at ground level along Rockwell. The GGNA ZAPC recommendations that this project and the zoning change to B2-3 be approved with the following: The project will be built to the attached plans and as Type zoning. Provide the permit set of the plans for the GGNA ZPAC to have as record. If there are any changes to the plans, the project will return to another GGNA ZPAC meeting to review the changes. The property be downzoned to an RS3 after completion of the project. Maintain the Alley along the garage entrance triangle space and protect the permeable pavers in the alleyway during the construction and repair if damaged at owner s expense.
