Tenant shall be all residents f the leased premise as indicated by signatures belw. Mve-In A) N keys will be issued and Tenant will nt have right t pssessin unless all f the fllwing are cmplete: 1) Security depsit and first mnth s rent are paid in full. 2) All tenant signatures are n all lease and guaranty dcuments. 3) Tenant must have utility service placed in their name/s with lcal utility cmpany as f start date f lease. B) Apartment is rented in as is cnditin. N imprvements will be cmpleted unless Landlrd deems necessary r it is written in the lease. C) Landlrd agrees t clean the premises and repair any damages frm previus ccupancy. In the event that prir tenancy results in deteriratin f the cnditin f the premises, tenant hereby agrees t accept the premises, and t fully cperate with Landlrd in the facilitatin f any repairs and/r cleaning necessary. This includes allwing fr adequate times fr necessary cleaning and up t 45 days fr necessary repair. D) Landlrd des nt agree t any frm f cmpensatins fr repairs r cleaning dne by tenants unless written permissin is first given by Landlrd. Cleanliness A) Tenant agrees t maintain all interir and exterir areas f premises in a clean and sanitary cnditin, free frm physical hazards, garbage and debris. Tenant agrees t perfrm rutine cleaning thrughut the premises n a regular basis. This includes vacuuming any carpet, sweeping and washing flrs, scrubbing the bathtub/shwer, tilet, sinks, dusting, remving trash, cleaning all appliances inside/ut and dispsing f any uncvered fd. Any damage due t negligence r imprper use at the time f mve ut may result in charges t tenant. B) Tenant agrees that if carpet in unit is damaged due t negligence r imprper use they will be respnsible fr carpet cleaning r replacement cst. C) N littering the yards r cmmn areas with trash, paper, and cigarette butts, etc. D) Garbage may nt be placed in any area ther than in prvided cntainers utside. Any trash fund in cmmn areas attributable t Tenant will result in a $50.00 trash vilatin. E) Tenants agree t pay fr any City f Milwaukee fines that are a result f tenant s trash.

Maintenance A) Tenant is bligated t reprt any maintenance issues t Landlrd. B) Upn request by Tenant fr maintenance, a 24-hur advance ntice by Landlrd is nt required, unless therwise requested by Tenant. C) If maintenance persnnel must enter Tenant s unit fr emergency situatins (i.e. water leaking int unit belw) and is unable t cntact Tenant, ntice may nt be pssible, hwever Tenant will be advised f such entry. D) All maintenance will be dne n a pririty basis as determined by the Landlrd s sle discretin. E) Tenant shall replace burned ut light bulbs in their apartment at Tenant s expense. Tenant shall replace batteries in smke detectr and/r carbn mnxide detectr, thermstat at Tenants expense. Tenant must relight pilt lights n ven/stve. F) Tenant shall prvide and replace fuses n mre then 20 amp in units where necessary. G) Tenant shall keep apartment free f minr pests (i.e. muse r ant traps) at Tenant s expense. Tenant shall reprt any pest/rdent cncerns t maintenance. H) Tenant shall nt flush items ther than tilet tissue (i.e. feminine care, prducts, cndms, fd). Any drain prblems traced t negligence f Tenant will be billed t Tenant. This includes sinks, tilets, shwers, bathtubs, laundry tubs and garbage dispsals. I) Tenant must wn a plunger. Tenant must prvide and use shwer curtain. J) Any damage dne by Tenant r guest f Tenant is Tenant s financial respnsibility. Damage can be remedied by either: 1) Immediate repair by Tenant at his/her wn expense must have written cnsent frm landlrd r 2) Repair by Landlrd fr which Tenant will be billed. K) Tenant shall be respnsible fr repair cst f all appliances when damage r failure is due t negligence f Tenant. L) Any excessive abuse r neglect f premises may result in a vilatin letter. Tenant will then have five days t remedy the vilatin. If prblem still exists after five days, Landlrd will make necessary repairs and bill Tenant fr charges. M) Cst fr supplies and labr will be charged t Tenant wh caused damage t the apartment r building due t Tenant negligence. Examples are as fllws: water damage due t unclsed windws r imprper use f shwer enclsures, flring r furniture stains/burns, and frzen pipes due t lack f r inadequate heat if tenant is respnsible fr utilities. Utilities must remain n in Tenant s name/s fr term f lease. N) Tenant shall nt ffset r charge building supplies r labr frm any given rent payment unless authrized by Landlrd in writing. O) Lcks may be changed nly by Landlrd. Tenant may request t have a lck installed r changed at Tenant s expense. If lcks are changed, it will be at Landlrd s discretin wh will be respnsible fr labr and material, but billed t Tenant if necessitated by Tenant. P) If Tenant is lcked ut during business hurs, Tenant will be charged fr a service call. Q) Replacement f lst keys cst: $50.00 frnt dr key and $25.00 each additinal key (i.e. apartment dr, mail, parking)

After Hurs Maintenance Emergency A) Calls shall be placed t emergency number prvided by Landlrd. B) This service is fr emergency purpses nly 1. Lack f heat, running water r electricity 2. Large cncentratin f water/large water leak 3. Fire alarm/sprinklers ging ff C) A $25.00 fee will be charged fr any calls placed t emergency number that are nt deemed by Landlrd an emergency situatin. D) Any emergency calls placed that result in necessary after hurs service due t tenant negligence will be charged t tenant. E) Tenant/s agrees t pay $75.00 fr any calls placed t emergency service fr tenant lckut. Cmmn Areas Subletting A) Trash shall be placed in prvided cntainers. B) Milwaukee Cunty recycling guidelines must be fllwed. C) All light bulbs in cmmn areas will be prvided and changed by Landlrd. Tenant shall ntify Landlrd when they are ut. D) D nt blck security drs frm prperly shutting. Keep areas arund security drs clean and free f debris s drs may prperly clse. E) Halls are t be kept free f bikes and ther persnal belngings (bags f trash/shes). F) Bikes shall nt in any case be lcked t fences r frnt entrances. Landlrd will cut the lck and remve the bike and bill Tenant a fee f $100.00. G) N litering in frnt/arund building. H) N smking in cmmn areas f building r utside f premises. Landlrd hlds Sublessr/Tenants depsit fr the term f the lease. E) Cpy f signed sublet agreement shall be written by all parties and signed and given t Landlrd a minimum f 15 days prir t cmmencement f sublet. All riginal tenants must sign the agreement. F) Sublet r Re-Rental Fee: If tenant lcates sublet the fee is $50.00 if Landlrd lcates new tenant charge is $150.00

Rent Cllectin Parking General A) All rents are due in Landlrds ffice n the first day f each mnth whether the first f the mnth falls n a hliday r weekend. Yu will nt receive a bill fr this. B) If any prtin f the rent is unpaid as f the fifth f each mnth yu will be assessed a $50.00 late fee as indicated in the lease. C) Landlrd will nt break dwn utstanding amunt t an individual basis this is tenant respnsibility. Please keep track f yur payments. D) A $50.00 fee will be assessed t tenant fr issuing any check with insufficient funds, accunt clsed r fr any ther factr causing the payment t be returned. In additin replacement fee must be a cashier s check r mney rder ONLY. If a secnd check is returned, Tenant agrees t make all future payment by cashier s check, mney rder fr remainder f lease term. Initial A) A parking lease must be entered int between Landlrd and Tenant befre parking is allwed n the prperty. B) Any vehicles with a valid parking lease must have a Landlrd sticker/pass visible n vehicle at all times. It is tenant s respnsibility t maintain sticker/pass. C) It is tenant s respnsibility t maintain current and valid permits/pass. D) N mpeds r vehicles are allwed n the lawn r any ther nn-designated area at any time. E) Any unauthrized vehicles n premises will be ticketed and/r twed at vehicle wner s expense. WE DO NOT PROVIDE GUEST PARKING. E) Fire regulatins prhibit charcaling n upper flr balcnies and decks. F) Guests f tenants may nt have cpied keys, r use f tenant keys r access t premises withut being accmpanied by a leasehlder. G) N dgs are allwed, including thse f guests. N visiting dgs are allwed. A per ccurrence fine f $100.00 is payable t Landlrd fr any pet n premises. In additin, a $20.00 per day fee will be added t rent fr every day pet remains. This prvisin in n way grants permissin t keep a pet r allw a pet n premises. H) Cats: Tw maximum, $100.00 depsit per cat, $50.00 mnthly cat rent. We reserve the right t terminate agreement due t negligence. Fees: nn-refundable depsit. I) Patis and balcnies are nt t be utilized as strage areas. Pati furniture may be left n prch during summer mnths nly and shuld be put away the ther mnths. Any vilatin may result in immediate evictin. Any units fund with a barrel will be assessed a $500.00 fee fr vilatin.

K) Each ccupant must carry their wn renter s insurance if desired, as Landlrd s insurance des nt cver ccupant s persnal belngings. Landlrd cannt guarantee abslute dryness in the basement, s d nt put items there that culd be easily damaged by misture. Landlrd strngly encurages Tenant t btain Tenant s wn insurance fr prtectin against lss r damage t persnal prperty under Tenant s cntrl. L) Landlrd reserves the right t pst rental and/r sale signs and banners n premises at Landlrd s discretin. Tenant will permit prspective tenants r buyers t enter and examine premises. M) Landlrd will nt stre persnal prperty that tenant leaves behind when tenant mves frm premise r if tenant is evicted frm premise. N) N dish can be affixed t building fr cable tv, n signs f any kind utside f building r in windws can be displayed. O) If heat/electric is included in rent yu may NOT use space heater unless prvided by landlrd. Initial: Bed Bug Infrmatin A) Tenant shall nt purchase ANY used furniture. B) Tenant must disclse any prir issue with bed bugs within the last 12 mnths. C) Tenant must acknwledge that bedbugs can be transprted t the premises thrugh guests, bedding, clthes, fabrics, r ther items mved by tenant t premise. D) If yu suspect yu have bedbugs tenant must cntact the ffice immediately. E) If bedbugs are cnfirmed tenant will be respnsible fr payment f treatment as well as cperatin t prepare fr treatment by a prfessinal appinted by Landlrd. F) If unit is fund t have bedbugs and treated tenant must purchase bedbug encasement cvers fr mattress and bx spring. G) Tenant may nt use chemicals fr treatment r hire cntractr fr service withut written permissin frm Landlrd. Initial: Ntice T Vacate ~ Mnth t Mnth Tenants Only A) Tenant agrees that a Ntice T Vacate must be in writing and received at Landlrd s ffice n later than the first day f the mnth fr which the ntice is given. Fr example, a Ntice t Vacate Oct 31 st must be received by Oct 1 st whether that day is a Saturday Sunday r hliday. B) Tenant agrees that this ntice will be nn sufficient if received after the 1 st day f any given mnth. C) Tenant agrees that if this ntice is nt received n time that they wuld becme respnsible fr rent fr the fllwing mnth r a prtin f if a new tenant is nt fund fr that unit. D) Tenant agrees t be ut f said unit n later than 12:00 p.m. n last day f the mnth E) Failure t stay a minimum f three mnths results in a service fee f $150.00 F) LAST MONTH RENT PAYMENT MUST BE PAID IN MONEY ORDER/CASHIER CHECK ONLY.

If n appintment is scheduled, Landlrd assumes tenant is waiving this right and will d checkut withut Tenant present. B) Lease terminatin date and time is f the essence. 1) Tenant acknwledges that if premise are ccupied beynd nn n date f lease terminatin, the charge is equal t the amunt f 1 mnth s rent. 2) Tenant acknwledges that any keys nt returned t Landlrd at r befre time f lease terminatin, will result in a re-key charge f $75.00. Mailbx lcks will be re-keyed at a charge f $50.00. 3) Tenant agrees t deliver the premises t landlrd in a clean, undamaged cnditin at the time f lease terminatin, nrmal wear are tear excluded. 4) It is tenant s respnsibility t remve all belngings, garbage, and furniture frm unit at mve ut. Tenant shall nt leave large furniture items in unit r in dumpster. 5) Large items (furniture) may NOT be placed in dumpster r left at curb. It is tenant s respnsibility t dispse f belngings. 6) Cleaning (unit/carpet) if it is necessary fr ur staff t clean apartments the charge is $25.00 per hur.
