DIRECTIONS Travelling north from Perth on the A9, pass the turn off for Pitlochry and continue for about 2.5 miles then turn left on the slip road signposted for Killiecrankie. At the T junction turn right onto the B8019. Continue north for about 2.7 miles. The entrance to Aspen House is on the right just before the Killiecrankie Hotel. SITUATION Aspen House is situated on the east side of the River Garry just a few miles north of the attractive highland town of Pitlochry. With Ben Vrackie to the east and beautiful woodland and riverside walks at the nearby Pass of Killiecrankie, the house has some fabulous walks on its doorstep. Less than 4 miles away the breathtaking Queen s View gives a flavour of yet more beautiful local landmarks with Schehallion and Ben Lawers as well as lochs Tummel and Tay all an easy drive westwards. Pitlochry is a vibrant town with a useful range of services including a cottage hospital, dentist, supermarket and bank. It also has numerous independent retailers. There is both primary and secondary schooling in the town. It is home to the Pitlochry Festival Theatre as well as a selection of pubs, cafés and restaurants. Neighbouring Aspen House, The Killiecrankie Hotel is widely recognised for its good food and hospitality and the House of Bruar, one of Scotland s most popular shopping experiences, is only about 7 miles north. There is a mainline railway station in Pitlochry which provides easy access to both the north and south, including a sleeper service to London. Perth, which is about 31 miles away has a more comprehensive range of high street shops and professional services. DESCRIPTION Aspen House has a lovely private situation, surrounded by its own grounds and well set back from the road. It is approached by a gated driveway which leads to a turning circle at the front of the house. The property is relatively modern having been constructed in 1987 but has lots of traditional character with its numerous timber sash and case windows, its slate roof, dormer windows, and a farmhouse style kitchen with Aga and exposed stone walls. The house has a warm and welcoming atmosphere and is also comfortable and practical in its layout. The glazed front door opens to the entrance vestibule which has a tiled floor and coat hooks. From the reception hall there is access to all the main living areas in the house as well as a secondary cloakroom / boiler room which has been fitted with a bench, shelving and coat hooks. Beside the cloakroom is a WC and door to the garage. The focal point of the sitting room is the wood burning stove which is set into an exposed stone wall with a stone hearth and a timber mantle. The two outside walls of the sitting room are almost completely glazed with attractive traditional astragal windows. There is also fitted shelving. The sitting room can be both bright and airy or warm and cosy.

At the centre of the house is a light and sociable kitchen with space for a large kitchen table, which is open to a more formal dining room. The kitchen is fitted with roof lights, has exposed timber beams and painted timber units. It has a gas fired Aga as well as a freestanding gas range cooker. Behind the dining room is a conservatory which is a peaceful place to sit and enjoy the scenery. At the rear of the house, behind the living areas, are two spacious double bedrooms. Both have tall fitted cupboards and one has an en suite shower room. There is also a separate bathroom. On the first floor there are two further double bedrooms. Aspen House has most recently been used as a holiday rental property and these rooms have proved useful as family rooms, with plenty of room for multiple beds. One of these rooms has an en suite bathroom with linen cupboard and the other has a separate shower room. A mixture of Velux and dormer windows make the first floor every bit as light as the rest of the house. Outside Aspen is set in about 1.78 acres of garden which is mainly lawn bordered by shrubs and trees. The driveway is edged with neat lawn and there is a turning circle at the front of the house.
