PREPARING your Property for the Market Preparing your Property for the Market need not be a stressful part of the selling cycle. As your Agent of choice, the Meridian Agent is here to assist and guide you every step of the way. It is important for you, the Home Owner to be involved in the project wherever possible because a smooth sale is reliant on a joint effort from Day 1. The following tips will come in handy: Spring Cleaning pay a little more attention to restoring order where necessary and making sure the property is always clean and tidy because it is always easier to fall in love with a Loved Home Walls and doors that have scuff marks should be painted or washed Make sure all light bulbs are working Curtains should all be hanging correctly (hems) Lose door hinges and handles should be tightened or replaced. The garage is also another point of interest and this space needs to be free of clutter and chaos. It also pays to ensure that the garage remote is in working condition. Check that the alarm is working (Beams) The garden plays a big role in the overall presentation and most Buyers cast a keen eye on the garden when visiting a property FOR SALE. It pays great dividends for the Home Owner to spend some time tending to the garden by removing all old or dead shrubs, mowing the lawn and keeping the flower beds free of weeds. 02

PRICING your Property for the Market Over-pricing your Property will result in your home taking longer to sell and the properties which are pitched at the correct price will sell before yours. Fair Market Value is the highest price an informed Buyer is prepared to pay for a property for sale in the current market. A Seller often finds it extremely difficult to separate the personal value of their property to the current market value and often want to sell at the same price they wish to pay for a home which is usually larger and or in a plusher suburb. Buyers do their homework thoroughly and carefully compare what each property has to offer in terms of PRICE ACCOMODATION LOCATION CONDITION AND SPECIAL FEATURES. The objective is to pitch a property correctly so you avoid the springboard effect. This is when the over-priced property is used as a springboard to show true area value resulting in the correctly priced properties to sell first leaving the over-priced property on the shelf. A correctly priced property should sell within 90-100 days as this is usually when Buyers will make an offer. Worth reminding is the fact that the final objection on any property FOR SALE is always PRICE. At Meridian Realty we will do our homework and provide you with enough information through our Valuation to show you what a realistic asking price is. THE TRANSFER PROCESS behind the scenes After signing an acceptance of the Deed of Sale, your Agent will forward all documentation to the transferring attorney, who in turn will send both the purchaser and seller a copy of the Agreement together with a covering letter, (it is the sellers prerogative to nominate the transferring attorney). If you have NOT yet given notice to cancel your BOND, now is the time to do so by calling your bank and telling them you have sold your property and wish to give notice on the BOND. The transferring attorney will call for the ORIGINAL TITLE DEED. This is either with the BANK or the seller/s (it is important that you find out who is in possition of the Original Title Deed). The transferring attorneys will inform both parties when the DEPOSIT has been paid and when the BOND has been granted (if applicable). The bond application is processed and tracked by the agent and/or bond originator. The Purchaser is usually given 30 days to apply for a bond. Once the bond has been granted, the seller must obtain the BEETLE AND ELECTRICAL CLEARANCE CERTIFICATES. The agent can arrange this on the seller s behalf. The documents required for transfer to be passed are drawn up by the transferring attorney and once the BOND is approved and Guarantees are in place these documents are signed by both the seller and the purchaser at the attorneys office. Bond documentation if applicable will be lodged at the same time by the financial institution s attorney. The period from date of acceptance of an offer to registration is usually 2-3 months. However it is advisable to ensure that you establish if there are any possible delays at the DEEDS OFFICE so you have time to plan. ahead. 07
