LLA 2018 CONFERENCE INNOVATIVE LIBRARIES: PATHS TO THE FUTURE LIFE CYCLE COST ANALYSIS FOR BUILDINGS (LCC) CONSTRUCTION COST OPERATION & MAITAINCE COST CONSTRUCTION COST OPERATION & MAINTAINCE COST SALARIES & BENEFITS COSTS Figure 1 Over 30 years, the cost of operation and maintenance for buildings is more than the initial construction cost; how much more depends on the building type and location. Over the life of a building, operation and maintenance cost more than initial construction cost. This is true both for new construction and for major replacement and improvement projects, so it makes sense to include operation and maintenance when evaluating cost effectiveness. Figure 2 Over 30 years, the costs of employee salaries and benefits dwarf both the original construction cost and the operation and maintenance cost of the office building where they work. Source: USDA Forest Service Technology and Development Center Missoula, MT Employee productivity (or people costs) could be considered the single most important factor when evaluating the long term cost effectiveness of any building design.
