WELCOME TO PORSÖGÅRDARNA You will become our tenant and we hope you will enjoy your stay here. Make sure that you have read this information carefully. If you have other questions, please feel free to contact us, but we assume that you have read this manual first. You can always find current information on www.heimstaden.com

YOU RE STAY AT PORSÖGÅRDARNA Heimstaden manages a total of about 300 homes on Porsögårdarna. Short facts - Proximity about 5 km to the centre of Luleå - Furnished - Own mailbox at the entrance - Cable TV and Internet is included - Storage room and parking for bikes Apartments in corridor Student rooms are about 21, 5 sqm and is furnished and equipped with minikitchens, fridge and toilet with shower. In the corridor is a kitchen and a living room with a seating area that is shared by the residents of the corridor. The rooms are furnished but you need to bring your own household and your own cleaning equipment. If you don t like to use the furniture in the room, you are responsible for transporting them to the stores belonging to the room and move them back when you move out. NOTE! Bulbs are you as a tenant responsible for. Tip! For faster service, we suggest that we can enter by master key may. This means that our service will remedy the problem, even if you are not home.

A few ground rules When sharing the kitchen and other common areas with other students can be great fun, but sometimes stressful. To keep order and clean up the kitchen and common areas are the residents' own responsibility. Also to empty the garbage, recycle cans, etc. Respect your neighbours and be sure to take away and clean up after yourself. We ask you to accept some basic rules: The general furniture such as sofas and kitchen chairs may not be moved from the living room or kitchen Smoking in rooms and public areas is not allowed Make sure you that you clean after yourself after using the kitchen Recycle cans and throw garbage and other, periodically It is not allowed to store things in common areas such as living room, kitchen, corridor or terrace Take good care of your room Your room will be your home for some time to come, and you are expected to take good care of it. Destroyed walls, cracked sink, etc. may result in you being liable when you move out. Internet Internet is included in the rent, Heimstaden provides 10 Mbps. You need to bring you own internet equipment. For Internet support, turn to Lunet 0920-23 61 01. Temperature The heat in the room should be 20 degrees. Element switches itself on when the temperature drops. Smoke alarm All rooms have a smoke alarm installed. Make it a habit to regularly check that the alarm is working. If the smoke alarm starts to beep at regular intervals the batteries are about to run out. Problem reporting it immediately by contacting our error report. Keys & tag It is your responsibility to ensure that you keep your keys and tag in a safe place. Always lock the door when you leave home. Loss of keys and tag If you lose your keys and tag it is possible to order new ones. You can sign for those in the office during opening hours. You as a tenant will be charged for the costs in connection with the loss. If you lose the keys and the tag during the evening or weekend you can call our support on phone number: 0771-860 860

Paying the rent The rent should be paid in advance. You can choose to pay the rent by paper-invoice or through PDF-file that comes to your e-mail. Be sure to use the correct OCR number / IBAN / BIC / SWIFT / when you make your payment. Incorrect or old number can cause your payment is delayed or not licensed at all. If for any reason you are late with your rent payment reminder fee will be sent to you. NOTE! Repeated late payment or non-payment leads to dismissal. MOVE OUT We hope you are enjoying the stay at Porsögården. Your moving-out-date is written on your contract, if you want to move out earlier, that s fine with us, but you are still paying the rent until your contract expires. How to you move out? Cleaning: The apartment needs to be cleaned and your personal belongings taken with you. See cleaning checklist in the attached file. If the apartment isn t cleaned properly when you ve left, we need to send a cleaning company to the apartment and it will be an amount of 2035 SEK, an invoice you have to pay. Keys: In the laundry room there is a black mailbox, where you leave the keys after you ve cleaned the apartment and moved out. All the keys need to be returned back to Heimstaden by 12am the last day of your contract. Inspection: After you ve cleaned the apartment and the keys are returned in the mailbox, we wish that you notify us by email lulea@heimstaden.com so we can do the cleaning inspection without you present. Checklist for cleaning of the rooms in the corridor All areas Walls - vacuum papered walls, wash painted walls Ceiling dust off Floor - cleaning baseboards and thresholds Window - disassemble the windows and wash the slides on both sides Window sills - clean with a soft sponge or cloth Radiators & ventilations - clean Lamps take down light covers and wash or wipe them Electrical outlets and switches - clean with a damp cloth. Warning! Sockets and switches can be energized by contact with water Closets, cabinets and drawers - including shelves and slopes. Clean the inside and outside Cupboard doors - clean with soft sponge or damp cloth Interior doors - clean all Kitchen Kitchen cabinet - empty your cupboard in the communal kitchen and wipe out the cabinet and wipe down the kitchen cabinet door Refrigerator and freezer - empty your shelves and trays in the refrigerator and freezer and clean them Bathroom Wall carpet - clean from soap Toilet - thoroughly clean the outside and inside, also the edges Sink - clean the outside and in the basin, including the strainer. Shower - clean the walls and floor in the shower area Bathroom cabinets and mirrors - dry from the cabinet and polish the mirror Lamps - remove loose cups and wash them Floor drain - clearing of hair, etc. The floors and walls - clean from the soap Common areas Common areas and storage - if you have put t things in common areas or in storage units do not forget to bring them.
