There are many well regarded schools in the area including Cheam, St Gabriel s, Horris Hill, Brockhurst and Marlston House, Elstree and Downe House. Newbury offers a wide range of shops and recreational facilities including John Lewis, Waitrose, a cinema, various gyms and golf clubs and the famous Newbury Racecourse. The popular restaurant, The Woodspeen, is a short distance from the property. For Sale Freehold The Old Parsonage is a fantastic family house believed to date from the mid 19th century; it is located within the North Wessex Area of Outstanding Natural Beauty but is not Listed. The rooms are well-proportioned with good ceiling heights, good natural light and wonderful views across the garden and paddock beyond. A one bedroom annexe provides excellent staff or guest accommodation but could easily be incorporated into the house. The Old Parsonage was once the home of the famous cartoonist, H.M.Bateman, and the current owners have collected some of his work, which may be available to the purchaser as part of the sale.

Gardens and Grounds The beautiful gardens are principally laid to lawn with a variety of borders and mature trees. There are external lights and an irrigation system. There is an attractive rose garden with ornamental pond and a rhododendron garden. French windows from the orangery provide access to a sheltered terrace and outdoor heated swimming pool. To the north of the property there is an orchard area with pear, plum, apple and cherry trees and a soft fruit cage. The house is approached via a pair of gates which lead to a graveled drive and parking area. The paddock has water troughs and amounts to about 1.5 acres; the stables and tack room have power. Accommodation See floor plans. However of note is: Reception hall with oak floor. Light and airy kitchen made by Mark Wilkinson with granite worksurfaces, French limestone tiled floor, central island leading into the adjacent orangery. Double aspect drawing room with open fire and sitting room with new woodburning stove. Panelled dining room with wooden floors and minstrels gallery. Services Mains electricity and water. Private drainage. Underfloor heating in the ensuite bathrooms, kitchen and orangery. Fixtures & Fittings Only those mentioned in these sales particulars are included in the sale.
